Beautiful North Coast Jamaican villa with private swimming pool, located just outside of Ocho Rios in the Parish of St Ann's (approximately a 1 hour drive from Montego Bay Airport). This is a spacious property with large rooms, and has a lovely view where ever you are in the property. In comparison to our competitors our property is head and shoulders above them all in 4 main areas, size, location, quality and the price for what you receiving for your money.

This is not a shoe horned holiday in a cramped environment. This is a luxury Spanish style villa sitting on one and a half acres of landscape gardens with its own swimming pool and Jacuzzi.

We are located just 5 minutes walk away from one of the best beaches on the island.

Plus we will give you an excellent after care service where we call you in Jamaica to make sure that everything is good as we want our guests to return and recommend our property to their family and friends.

The North Jamaica Coast region

The Mamme Bay Estate is a secure gated community which was established in the 1970s and where the elite villas of the rich and famous at that time, had built their villas along one of the most beautiful beaches on the island.

We are right next to the must see Dunns River Falls and Swimming with the dolphins there is also diving surfing, fishing, horse riding, jet skiing, sailing and many more water sports and other activities as parts of the beach is busy with activities. Therefore making it an ideal location for families and couples and vacation groups.

Dunn's River Falls stone's throw from Ocho Rios, one of Jamaica's fastest growing resort centres, Dunn's River Falls is unique. Described as a living and growing phenomenon, it continuously regenerates itself from deposits of travertine rock, the result of precipitation of calcium carbonate from the river, as it flows over the falls. The small dome-shaped cataracts are usually associated with thermal spring activity found in limestone caves. This, combined with its location near to the sea, gives Dunn's River the distinction of being the only one of its kind in the Caribbean, if not the world.

There are 3 bathrooms all are en-suite the master has a jacuzzi, shower and bath the next room has its own shower room and the third bathroom has a shower and bath.

The master bedroom has an en suite bathroom with jacuzzi and the rest of the villa is contemporary decorated.

The tennis court is out of commission at present.

We have a caretaker who will arrange for a cook or car hire services or any general inquiry to do with the villa,

There is an airport pick up transfer on request, Car and jet ski hire also available on request.

Although this is a home from home you will be well looked after on this vacation as we keep in contact and you are able to contact the owner at any time .

There is a service charge to be paid at £60 per week.

This is for the upkeep of the property while the guests are in residence this includes the purchase of chlorine, acid and stabiliser pills for the swimming pool and petrol and oil for the lawnmower as property sits in one and a half acres of landscaped gardens which have to be maintained constantly.

Conditions

A deposit is paid to secure the dates required usually this is approximately £100 depending on the length of stay

Full payment has to be made 10 weeks before the arrival or check in date.

Full payment is required at least four weeks in advance of the booking. The preferred payment method is through PayPal.com but we also have account details upon request whereby the customer will credit our account through an alternative banking route.

The service charge is 10% of the rental rate which will be 70 GBP per week to be paid upon arrival to the caretaker Denton Cunningham for the maintainance of the grounds and pool and villa while the guests are in residence
