Rural situation to the rear of a charming 300 year old cottage, bordering horsefields on the outskirts of the centuries old village of Old Costessey.
10 minutes drive to easy parking in fabulous historic Norwich city centre for shopping, castle, museums, cathedral and theatres.
Perfect for a romantic getaway or family holiday for walking, cycling, the broads.
Sleeps a comfortable 4 up to a very cosy 6 with sofa bed.
Great location for countryside, access to dramatic beaches all around the Norfolk/Suffolk coast. Just a 5 minutes or less walk from quiet fishing lakes so you can enjoy a lovely morning fishing.
There is access to the well known cycle route Marriott's Way which at 26 miles is one of the longest traffic-free routes in the country and can be followed for a walking/cycling trip to Norwich.

The East Anglia / Norfolk region


You can relax and enjoy yourselves in Norfolk.
Norfolk is the safest place in the country, with the lowest crime rate in England, according to Home Office figures (Source: 2009 iQuanta rankings).
The Norfolk Broads - an area of outstanding natural beauty is one of the main attractions of East Anglia.
There is something for everyone to enjoy in the area - from boating, fishing, sailing, walking, cycling, birdwatching.
Wroxham is only 5 miles away and there you can hire a dayboat all year round and there are many restaurants overlooking the broads there.
The Norwich / Old Costessey area
Beech Barn is only 4 miles from Norwich town centre so ideal for what is possibly the best shopping area in the country, (officially rated in the top 10) with 2 large Malls and many small and totally unique shops located in ancient streets.
The Norman Cathedral is one of the finest in England, with its magnificent Cloisters and Cathedral Close.
Norwich Castle a wonderful Norman 900 year old castle, constructed to impress the locals once used as a prison, now a museum, houses several outstanding collections of art, natural history, archeology and historical artifacts, lots for family holidays.
Norwich also has good night life (clubs, bars, pubs etc). Norwich was once famous for having a church for every week in the year and a pub for every day. It had the highest number of pubs per square mile in the UK.
There is always something special on at the theatres (Theatre Royal, The Playhouse, Maddermarket Theatre, The Garage Theatre) and sometimes in the summer there are outside performances.
Fishing lakes are less than 5 minutes walk. There are several golf clubs within 10 mins drive including Costessey Park golf course set in 100 acres of picturesque parkland less than one mile away.

Beech Barn is located 3.5 miles to the north west of Norwich. Norwich is connected via the A11/M11 to London and from the Midlands/ North via the A47.
Norwich Airport and Railway station are only 4 miles from the property.
There is a bus stop 150 yards away on the road on which the property sits, buses stop at the train station.
Bus Numbers 19 and 20 take about 15-20 minutes journey every 15 minutes.

This was a wonderful place to stay for three weeks. I stayed with my boyfriend so it was wonderfully spacious for us two, and it would be very comfortable for a family. There is a bus stop about a minutes walk away, and as we traveled without a car it was very convenient. There were also taxi services available that weren't too expensive. I flew in to Norwich from the States so staying in an unknown place for three weeks was a bit daunting, but Tom and Rita made it very comfortable and even put a Christmas tree up for us! All the necessities are there waiting for you even coffee, tea and milk. There is a computer with an internet connection, that I could hook into my laptop, and the TV is very nice. The entire place was very clean upon arrival and we were very pleased. The Beech Barn is in a very nice, safe, suburban area that is very quiet and surrounded by horse pastures. I would easily recommend this place to anyone, its absolutely ideal. I would be very happy to stay here again in the future! It was an absolutely wonderful place to stay and very affordable, especially if you are traveling for an extended time in a foreign country, it was much better than a hotel because you had all the comforts of home! We enjoyed our stay with our dog and were pleased to see the lovely accomadation which was a great Base for The Broads or just to chill out and relax if the weather is not so good , great location with large Sainsburys and Asda within 3 miles, we will definately return when we can, Thankyou. |

Easy to find. Well placed just of main roads. Perfect for family of 4 with young children. Mine are 5 and 8 and loved the table tennis, and the table football. Television great for the wet evenings.... more |

Thanks to Tom and Rita for providing a very spacious studio with all the facilities you need for when you are away from home, plus a few more, large TV and Broadband PC for example.
The quiet location was perfect for visiting both Norwich and the Broads. I took advantage of the nearby park and ride facility (£2 return) to visit Norwich without the hassle of driving and parking in an unfamiliar city.
The local amenities just 2 minutes away by car for the CO-OP supermarket, pub, chemist, fish & chips and other shops were ideal for not having to bring everything with you or for the odd things you forgot to bring.
For the fishermen the lakes at Shallowbrook fisheries http://www.shallowbrook.co.uk/ just five minutes walk away are fully stocked with Roach, Perch, Rudd, Tench, Bream, Pike and specimen Carp up to 40lbs.
Day tickets at £6 per day are available on the bank. The fishery also has a hot and cold snack bar plus portaloo toilets. Its nice also to be able to park directly at your fishing spot. The nearest tackle shop is just down the road by the CO-OP where you can get everything you need including advice at no extra cost.
