This peaceful ground floor, 2 bedroom apartment boasts some of the best sea views this coastline has to offer. Only 5 minutes drive or 20 minutes walk into the town centre, Bay View is located on arguably the most prestigious road in North Berwick. It offers the tranquillity of being just out of the centre but benefits from all the facilities this bustling coastal harbour town has to offer.

An idyllic coastal retreat, this home has a decadent blend of sleek modern interiors set in the stunning facade of a Victorian mansion of what used to be the summer home of Colonel Astor prior to World War 1. But what really sets this property apart are the awe-inspiring views out over the 6th tee of North Berwick's West Course and beyond to the stunning sandy beach of Broad Sands bay.

A communal entrance leads you into a grand and impressive hallway with rear access to the gardens to the back of the property. Light floods through the curving bay windows of Bay View accentuating the glorious frontline sea views which can be savoured from the living room, front bedroom and study.

Location, location, location! Sit back and relax in one of the wing back chairs in front of the 7 windowed bay of the living room and you'll be hard pushed to move. While away the hours watching the golfers approach the famous “Pit Hole” with its sunken green behind a wall. Marvel at the gannets dive-bombing over “The Lamb”, the island Uri Geller bought in 2009 believing it housed hidden treasure! The living room does have a TV but I bet it rarely gets used. This is a large and tranquil room stocked with a small library of books and a set of binoculars. No gadgets required, this is nature at its very best. However for those who insist on connecting to the outside world, a small study/reading room down the hallway provides the perfect environment to escape back to reality should you feel compelled.

Each of the two bedrooms offers something quite special. The front twin bedded room has the wonderful panoramic vista and coastline views. Furnished with understated White Company bed linen this room has access to a stunning white walk-in shower room just off the main hallway. The second bedroom is a king with fabulous views through triple windows over the back garden and private patio. Gorgeous eau-de-nil furnishings from Laura Ashley provide clean and calming colour palettes and the under floor heating offers that extra level of decadent luxury. There is a huge en-suite bathroom to this room complete with over bath shower. With its white suite and tiling, and fluffy white Egyptian cotton towels, the bathroom is a sleek and elegant haven for a spot of relaxation and pampering.

The kitchen has the best of both worlds. Patio doors leading straight out onto the private patio to the rear and side windows with views to die for stretching along the sandy coastline of Broad Sands. This is an ultra modern kitchen with clean white units, a central island and all the mod cons; a quooker boiling water tap for those instant espressos, a pop-up extractor hood and integrated Siemens appliances throughout. The bay window and patio doors even have curved glass for that extra dimension of vision and style! Perch at the coffee bar with your Sunday papers, relax with a glass of wine on the patio or dine in style at the kitchen table for six, the choice is entirely yours.

The Lothians region

East Lothian is one of Scotland's best kept secrets. With its 40 miles of curving coastline dotted with beautiful bays, golden sand, and picturesque harbours, East Lothian seems a million miles away from city life and yet lies only 30 minutes south of Edinburgh. You really can enjoy the best of both worlds, experiencing the highlife of the capital city and then escaping to relax in this idyllic coastal retreat. What's more, East Lothian is reputed to have its own microclimate enjoying more annual sunshine hours than any other part of Scotland.

There are a number of picturesque villages to visit, from the market town of Haddington, Musselburgh for its race course and famous Lucca's ice cream shop, through to the coastal harbour towns of Dunbar and North Berwick with their fishing and sailing fraternities. Further along, the upmarket village of Gullane homes no less than 5 golf courses in as many miles, including the famous Muirfield Green which will once again play host to the 2013 Golf Open Championship in July of this year. In fact, East Lothian is renowned to be one of the best regions for golf in Scotland boasting 22 courses within a 20 mile radius, including some of the oldest and most admired links courses in the world. The 360-degree panoramic view from the 7th tee on Gullane's No.1 course has been described as the finest in golf, and recently featured in the PGA.com's list of the 9 most picturesque golf spots.

North Berwick

Other activities on offer in East Lothian include extensive cycle and walking routes following the 73 kms of the John Muir Way, horse riding, surfing, wake boarding and kite surfing to name but a few. The coastline has even been crowned as one of the UK's top kite-surfing spots. Inland, as well as a choice of riverside and woodland walks, and ancient through-ways in the rolling Lammermuir Hills, there are plenty of opportunities for angling, cycling and equestrian. For bird and wildlife enthusiasts, a boat trip to the Bass Rock is a must, where you can see the awesome sight of 150,000 strong gannet colony nesting on this spectacular rock formation, described by Sir David Attenborough as 'one of the 12 Wildlife Wonders of the World.'

For foodies, it's hard to miss the fact that this is an area where good food is paramount. East Lothian has more than its share of AA rosettes and fine dining establishments but also embraces local produce with its abundance of farmers markets, delicatessens, fishmongers, and farm shops.

Add in stately homes, historic castles like Tantallon, Dirleton and Hailes, the Museum of Flight which is home to Concorde and the plethora of festivals and yachting events held here in the summer months and you can't fail to find East Lothian a seductive base for all manner of holiday experiences.

But shhh, don't tell anyone. This is best kept a secret!

"Excellent Location, great views, beautiful flat"

Everything was just perfect from the day we arrived until the day we left. Sarah of Lettings of Distinction was a great host and extremely helpful. The flat was beautifully decorated with all amenities for a more than comfortable stay. It was a home away from home ! Plenty of books and games for both the children and adults. The fantastic views from the great big bay windows where we had an apéritif everything evening was something we just had to do ! A nice glass of champagne watching the sunset, golfeurs, the beach and sea was total bliss ! The Berwick golf course across the road and the beach for after dinner walks made it an extremely enjoyable holiday for both adults and our children. We loved it so much that we've booked our holiday for the same time next year ! I highly recommend Bayview.
