Both of these rooms have sliding glass doors opening onto the terrace and the private garden with grass. On the first floor, the large balcony has a table and chairs perfect for dining in front of the beautiful view of Nice, the sea, the hills, Saint Jean Cap Ferrat and the beautiful park on this privileged location previously called "Jardin des Tropiques"which offers a light-filled atmosphere and profound feeling of well-being.

Just ten minutes away from the hustle and bustle of the coast, yet near enough to enjoy it when you want.
The magnificent overflow swimming pool with an especially welcoming Pool House is very welcome in the morning and after a day "travelling" with a fabulous looking out over the deep blue of the Mediterranean for horizon.

Nice has the advantage of an exceptionnal micro-climate which has contributed to its worldwide renown for almost 200 years. Although the city opens onto the sea, Nice is protected from the wind by the surrounding hills and the Estérel mountains to the west, and the north-western barrier of the Mercantour Alps. The sea breezes give a mild climate in winter and reduce the heat in the summer.
It is not unusual to lunch outdoors in the Cours Saleya in a T-shirt in February, while the rest of France is shivering in the cold !
Within a few minutes drive you have on your doorstep everything that the Côte d'Azur has to offer.
Many different small towns and villages are close by, each with it's own story to tell. Whether you like pottery, glasswear, perfume, art or sports, you will never be lost for things to do and all within a short distance from this property: Biot, Eze, St Paul de Vence, Menton, Monaco, Cannes, St Jean Cap Ferrat....
Also nearby, approx 1 hour's drive away are the mountains with mountain biking, via Ferrata climbing, tree walking and horse trekking.
During the winter months you are near to various ski resorts (Valberg-Auron-Isola 2000 at only 1 hour 30 drive away)
The Nice / Fabron area
Cannes just 30 mn drive from Nice by A8 highway or 35 mn by train (about 6 euros per pers).
Jazz in Juan les Pins et Cimiez
Only a 10 mn drive from the Old Town of Nice and it's daily market on Cours Saleya (marché aux fleurs)

We thoroughly enjoyed our stay in your new apartment which was very comfortable, well equipped and suited our needs perfectly. The two floors worked well with teenagers, and together with the garden and balconies the apartment provides plenty of space for 5 people.
We did not have a car because of perceived parking, traffic problems in August, but the buses are frequent and excellent value and we went to Eze, Beaulieu, Villefranche as well as Cannes by train.
The pool is very welcome in the morning and evening after a day 'travelling' with a fabulous panoramic view of Nice.
We would certainly recommend it and use it again.

"Un séjour de rêve"
Nous avons passé une semaine dans ce duplex, l'appartement est très confortable, bien situé, très spacieux ainsi que très bien équipé. Les prestations sont excellentes à tous points de vue. Nous étions un couple avec un bébé en bas âge. Vraiment idéal pour une famille ! L'appartement donne sur la baie, la vue est magnifique, nous avons profité du soleil au maximum sur la terrasse du 1er et également en bas dans le jardin aussi très agréable, nous avons même fait un barbecue. Enfin, et c'est très important, la propriétaire est particulièrement accueillante, aux petits soins pour ses hôtes. Elle nous a conseillé pour les visites et nous a raccompagnés à la gare !

« A memorable stay in Nice »
The appartment was great, modern, and clean, with everything we needed to make our stay enjoyable. There is a beautiful view of Nice and the morning sunrise from the balcony, and the infinity pool is great to cool off on the sunny days. Transport to the town is easy, with the bus stop just outside (no 22) and the fare only one euro. For the fit and healthy an early morning jog to the Promenade Anglais and on to the port, with a dip in the sea before runninhg back to the appartment is exhiliarating. We would recommend this to anyone wanting a beautiful appartment not too far from the centre of town but far enough away from the hustle and bustle to be relaxing. The owner is lovely and very helpful. We would love to go back anytime soon....

"I very much thank Marie, the owner, for this nice and comfortable apartment that is equipped with all the necessary stuff (tableware, washing liquids, stew pans etc.) so that guests do not have to run to the shop for buying dishwashing liquid or frying pan as soon as they arrive. And this is indeed very-very helpful (I already experienced renting an apartment where tableware was a problem)! I really felt the apartment is organized in a way that guests can enjoy an unconcerned and comfortable stay! I enjoyed using TV and DVD - they are sometimes necessary in the evening (though we managed to see just one movie during the whole week - we were so tired that could watch only 15 minutes of the movie in the evening:). There is a useful file in the apartment with the information about the city, emergency telephone numbers, places of interest, bus schedule etc. And, of course, it is very kind and caring of Marie to leave food (and wine!) for those guests who arrive on Sunday and are not in time to drop in the shop. It means a lot! So, there is no doubt that our stay was very-very pleasant, relaxing and, I should say, informative! I went to Monte Carlo, Monaco, Antibes, Cannes, Villa Ephrussi de Rothschild. The latter is indeed marvelous!!! And it was Marie who recommended this to me. The apartment is located in a quiet place so that when you are here after vising some tourist places you can enjoy the calmness. "

"L’appartement était vraiment spacieux, très confortable, bien décoré et bien sécurisé. Dans la cuisine, nous avons également trouvé tout ce qui faut.
Les enfants ont bien apprécié la piscine avec la vue panoramique sur la mer.
En plus, l’appartement est vraiment bien situé, dans un domaine résidentiel et calme et quand même tout près de la ville.
Suite à votre conseil, nous sommes également allés à la plage de Eze, ce qui nous a plu beaucoup !

Die Wohnung hat alle Erwartungen und Ansprüche unserer 3 Personen Familie erfüllt und übertroffen. Die Vermieterin ist sehr hilfsbereit und freundlich, die Anlage ist sehr gepflegt und die Wohnung ist hell und sauber. Eine ausführlichere und sehr treffende Beschreibung findet sich in englisch unter . Die beiden Schlafzimmer haben eigene Zugänge zur unteren Terrasse mit kleinem Rasenstück. Die Sonne bleibt dort im Oktober bis 3 oder 4 Uhr, am ruhigen und wenig frequentiertem Pool kann man sie bis Sonnenuntergang geniessen. Für die Lage mitten in der Stadt ist es recht ruhig. Einzelne Stadttypische Geräusche und Flugzeuge sind nur gedämpft zu hören. Die obere Etage ist sehr grosszügig und ebenfalls hell mit breiten Zugängen zum Balkon. Die schöne Aussicht geht über den ruhigen "Jardin des Tropiques" auf Nizza, das Meer und den Leuchtturm von Saint Jean Cap Ferrat. Eine weitere positive Überraschung war der Weber Elektrogrill. Endlich eine Ferienwohnung mit grossem Kühlschrank, grossem Gefrierschrank und komplett ausgestatteter Küche.
Den Trubel von Nizza erreicht man am einfachsten mit dem Bus (Linie 22, ein Euro). Tagsüber und morgens ist es mit dem Auto auch ok, nur im Feierabendverkehr wird es um diese Jahreszeit in der Stadt etwas zäher. Für kurze Besuche in der Stadt oder auf dem täglichen Markt sind Parkhäuser bis zu 2 Stunden kostenlos, alle Infos dazu finden sich in der sehr umfangreichen Info-Mappe in der Wohnung.
Wir kommen auf jeden fall wieder.

We've rented properties before, but this property in Nice was by far the best. The property owner was the perfect hostess as she made booking the property easy and then graciously welcomed us to her property. The property is reported to be 6 years old, but it still looks brand new. The feel of the apartment is bright, airy, and very refreshing. The two story set-up made it easy for us to put our son to bed early downstairs, and then relax upstairs without disturbing him. The kitchen was convenient and very well supplied with all the utensils for us to prepare and serve breakfast to our family each morning and dinner in the evenings. We rented a car and the underground private garage made it easy and secure for us to come directly from the car up to the apartment. The views of the Nice Harbor from the apartment and the pool were breathtaking. And, we enjoyed sunrises from the terrace in the morning and watching the harbor lights in the evening.
