About the home

This elegant bourgeois apartment has high ornate ceilings, large French windows and parquet/marble tiled floors. It consists of 3 main rooms, plus separate kitchen with dining table, bathroom & separate WC with hand-basin. It is extremely versatile: for a couple renting we set it up as one bedroom with the ample double livingroom, or for two couples or a family, then the french doors and curtains can be closed off dividing the living area into a 2nd bedroom (very comfortable slatted sofa-bed) with another door leading it to the hallway and bathroom, hence a totally private room, still leaving a generous livingroom area.

The owners of this flat lived there for 7 years with their daughter and own a "droguerie" shop in rue Verdi. (English/Italian wife with French husband). You are very welcome to pop in and see us should you need any local information, french translations, help with transport or whatsoever:

Delightful and versatile cosy apartment. One immediately feels at home with the exclectic mix of old and new.

The living area actually consists of two rooms, and so one half can easily be closed off with solid doors and curtains should your group need to make use of the sofa-bed. You will still therefore have a proper separate living area next to the kitchen dining area.

It really is so easy to walk to most places of interest in Nice from this address. No expensive car hire/taxi necessary (and you get fit in the process!)

The livingroom has French windows that open onto a little, typically French, wrought-iron balconette. We have recently added a little round garden table and chairs set just inside this balconnette to create an attractive "inside/outside" area for that glass of rosé wine !

1. Minimum stay of 2 nights.

2. Unless alternative arrangements have been made, normal arrival time is 2pm and departure time is before 11am.

3. The apartment has one double bedroom, one room with sofa-bed and a further living room and can accommodate upto four people.

4. Please do not smoke in the apartment.

5. Bedding and bath towels for the apartment will be provided, however, please note that beach towels will not. There is an additional one off fee of €40 for linen and towels should the sofabed need making up.

6. A charge will be levied should the apartment key be lost.

7. The apartment must be left clean and tidy as found as the rental fee does not include cleaning. Guests who prefer to book a cleaner for after their departure will need to organise this during reservation, and there will be an additional fee of €80. (Otherwise bathrooms and kitchen to be left clean, floors hoovered and mopped, beds stripped and bins emptied)

Refundable breakages deposit - a cheque orf £300 or €300 required before arrival, to be refunded within two weeks of your departure (subject to satisfactory property inspection).

The Provence Alpes Cote d'Azur / Alpes-Maritimes region

Nice is a mere 1 1/2 hr flight from London airports. It is served by a multitude of airlines, both low-cost, full-service and of course by private jets! It's one of the few major cities with an airport just 10 minutes' drive from the centre of town, making it ideal for a long week-end as there's no time wasted on long bus/taxi journeys.

The town of Nice is shaped around the huge bay in the Mediterranean along what is known as the Cote D'Azur or the "Bay des Anges".

We are lucky to have what they call a "micro-cimate" which means the surrounding hills block the clouds, and we therefore tend to have sunshine almost all year round. Many a winters day do we sit and lunch at a bistro terrace. There are often sun-bathers in bikinis on the odd day right upto mid November and starting out again in February!!!

Nice has a long and interesting history, once upon a time being owned by the Italians, and was made famous in the early 20th Century by the glamorous jet-setters of the day putting the French Riviera on the map, and not to mention Queen Victoria regularly staying in the hills of Cimiez!

There is the long, stunning beach, a wonderful mix of fabulous architecture, a wealth of restaurants to please every palette and purse, a new Casino at Palais Mediterrane, various nightclubs and a multitude of shops to entice both the bargain-hunter and the designer-label addict.

Naturally visitors are drawn to Nice for its beaches, sunshine, Jazz Festival and Carnival, but let's not forget the Monaco Grande Prix, and Cannes Film Festivals which are both just a short train ride away.

During winter months we are perfectly placed to go skiing for the day at either Auron or Isola 2000 in the snow covered Alpes. Both these ski resorts have good bus services or the other option is to hire a car for the day. Isola is about 1 1/2 hours' drive away and Auron just a little further up.

The Nice / Musicians' Quarter area

This elegant, apartment is situated in the highly regarded Musiciens' Quarter right in the centre of Nice and is a mere 5 minute walk from Nice Railway Station and 10 minute bus-ride from Nice Airport.

Whilst you are here you will be very tempted to visit the "Le Vanillier" which is just a block away, and across the road from our shop "Jolie Maison" in rue Verdi. "Le Vanillier" is renowned for its delectable cakes and handmade chocolates. Just seconds away from the apartment we are lucky to have most commerces including various bakeries (for those fabulous French baguettes and croissants!) and a very good selection of restaurants as well as a cinema down the same stretch of road (going along to the beach on rue Rivoli) which shows films in "V.O"; which stands for 'Version Origianle' - therefore very often in English to boot!

The fabulous thing is that Nice is a city to discover on foot - the pedestrian area with its chic shops bars & restaurents, the labirynth of streets and night life in the old town, the world famous flower market, the antiques market on monday, the pavement cafes with some of the best 'people watching' in the world, the Opera House, the museums and of course THE BEACH!

For art lovers the famous Matisse museum is located in Nice together with the museum of modern and contemporary art, in fact after Paris Nice has the most museums in France.

The property is centrally situated and so no need for a car.
For day trips, Nice is efficiently serviced by bus, train and sea ferries to Monte Carlo in Monaco, St Tropez, Antibes, Juan-les-Pins, Menton, and just a short distance away over the Italian border Ventimiglia and San Remo with their enticing markets!

Ferries run from the Old Port (In the centre of town) to Italy, Corsica ( A possible day trip or for a couple of nights' stay) and of course local spots along the coast.

Alternatively, you can hire a car (or a scooter!) for the day and explore the hill-top villages of Mougins, Eze and Fayence. Just behind Nice the wonderful region of Provence, with its beautiful towns like Grasse, Lorgues etc are easily accessible. Although there are buses/trains that service all these beautiful places.

The Promenade Des Anglais curves alongside the ocean for at least 5 kms with the Nicoise and visitors walking, rollerblading and cycling during the day and in the evening - especially interesting in the summer months with the street artists and performers.

Throughout the year the French Riviera hosts the Monaco Grand Prix and the Cannes Film Festival - Nice is ideally located and just a short train ride away to enjoy the fun!

Approx 30mns from Nice Airport, Domaine de Terre Blanche Golf course is a must. It is a luxurious resort located in the heart of Provence, within easy reach of the main towns of the Côte d'Azur, French Riviera and Italian Riviera. This PACA region of France features two of the most beautiful golf courses in Europe and a David Leadbetter Golf Academy.
There are also other beautiful golf courses at: Biot, Cannes-Mougins, Nice Golf Country Club, Valbonne,
Chateauneuf de Grasse, Mandelieu & MonteCarlo.

The bus services from the airport are extremely well run and inexpensive - taking you to either the promenade, or the train station (our flat is half way between the two). This journey takes approx. 10mins. We are then just a few minutes walk from the various bus stops.
Of course there are also taxis.

“We will definately return” Palais Mirafiori was a perfect apartment for four friends to stay in while celebrating a 60th Birthday. The location was superb, far enough away from the noisy parts of town, such as the promenade and near enough to reach the different areas on foot. Nice is not a place to hop in a taxi. Airport bus within walking distance. The apartment was full of charm and just as we imagined it from the photographs and description on the website. Old traditional French with all mod cons and comfortable. As we found Palais Mirafiori met our expectations and was good value for money we have decided to return to celebrate the remaining 60th birthdays! Response: Thank you for such a lovely review. “beautiful flat.we will go back again” the flat was well located near to local shops, the beach and other locations such as main squares, train and bus stations. it was decorated with great flair, we loved the antiqe bed in the bedroom. plenty of storage too. kitchen had all we needed to make breakfast as well as couple of dinners and with style too. we loved the power shower in the bathroom . we managed to use all the facilities offered, did a quick vacuum and wash our clothes too. the lighting in the flat was imaginative , i want some of that in my home, divine. this is a place we would like come back again and again, i hope we have been good guests and owners will have us back. thank you. ps. sorry about no capitals my shift key is broken.

“Fab appartment in centre of Nice - V reasonable” Stayed at Palais Mirafiori (76585) in July 2011 with husband and 2 teenage children. Great location- 5 mins walk to Prom anglaise- 5 mins walk from train station for trip to Monaco- 20 mins - Cannes 40 mins and Antibes 30 mins. Also 5 mins walk from ped area with shops and restaurants. Everything supplied- dishwasher, washing machine, beach towels -beach umbrella- spotless. would recommend to friends. Owner very helpful - phoned from airport and got perfect directions- very flexible on day of departure- We had a late flight and could use appartment until 6pm - just leave key and close door behind you!! super time. “Noisiest accommodation we have ever stayed in” We had booked this apartment for a seven week stay based on the Internet photographs and owners comments and we had expected to find a clean and smart apartment. Unfortunately what we found was a fairly grubby two star budget apartment with some disintergrating furniture. On inspection the microwave was filthy, the dishwasher dirty a cupboard under the sink filthy and piled with part used household cleaning items. The toilet needed cleaning and the toilet seat kept falling off. In the living areas the parquet floors had faded due to lack of care and the covers on the lounge pillows were dirty and stained. One of the supplied chairs was in such bad condition that springs and webbing were hanging down from the base of the chair. In the bedroom the pillows were dirty, stained and smelt of sweat. The bedroom window was dirty and the window sill filthy. Also in the bedroom the furnishings included an old mirrow glass resting against the wall with a badly hand made wooden frame leaning against it and next to this was a partially rusted metal rail. In the bathroom the supplied towels were of typically two star budget standard. This was not really what we had paid for, but as we were now commited for the next seven weeks we stayed. We spent the next three days totally cleaning the apartemt, washing all the items that needed washing and we even obtained some parquet flloor polish from the owners and polished all the parquet floors. I must admit that after three days of cleaning the apartment did look quite smart, all except for the bedroom which we found to be of 'student accommodation standard' and horrendously noisey at at all hours of the day and night. Maintenence Part way through our second week in the apartment our kitchen lights fused and even though I e-mailed the owners, left a voice mail message and even called into their shop the kitchen lights were still not working when we left five weeks later!! It appears that the owners were just too busy to assist us and it wa suggested that I should go out and buy the fused part for the kitchen lights myself !! Noise The worst feature of this apartment was the constant noise one experiences. The first source of noise was the lack of sound proofing between apartments. The noise from the apartment above commenced at around 6:15 am almost every day, and yes even on a Sunday. It started with banging and crashing and showers going, all accompanied by the tap tap of hard soled shoes on the wooden floor above. This racket usually ran from about 6:15 am to about 9 am. There was also some form of hard ball being bouncesd and rolled on the wooden floors above, an activity which we heard in great detail and which became really annoying after a while. At night the noise is equally as bad. On our third night in the apartment our neighbours above had their washing machine running at midnight, were crashing and banging around their apartment at 1 am, and a woman was screemin at someone at 3 am. Then the noise started again at 6:30 am, and quite often there was banging around above us at 2am !! I bought ear plugs from a local chemist to try and get some sleep but they did not really work. Our next noise problem was that the two lifts in the apartment block were going through major maintenance for six weeks of our stay. The lift maintenance workers would start their drilling, hammering, grinding and sawing at about 8.15 am and that would go on all day till around 6pm. Another noise source is that as the apartment has neither air conditioning nor a fan (and on hot days of over 30 centigrade, of which we had many while in Nice in June/July), one needs to leave all the windows open to attempt to cool the apartment. Of course this then allows all the extensive outside car and general street noise into the apartment, and yes the apartment does get really hot on repetitive days of 30 centigrade. This was deffinitely the noisiest accommodation we have ever stayed in and boy were we glad when it was time to moive on. On the positive side the owner, Luciia was very pleasant to deal with, the apartment is spacious for French accommodation, the two living rooms are bright and airy and more inviting, once cleaned. The apartment is also fully equiped with all that one needs for a stay in Nice and all fixtures worked well. The wifi internet connection was excellent and the apartment is well located with several supermarkets close by and the price per week was competitive. However, the constant noise that affects this apartment, the inability to obtain a decent nights sleep and the owners reluctance to undertake maintenanace when it is required will ensure that we never stay there again and we would advise friends not to stay there. Apart from the accommodation problems Nice was a great place to spend a few weeks. For things to do in Nice - the trip on the number 100 bus along the coast to Monte Carlo for only 1 euro each way is a must for any visitor. Also, Jet Skis at 90 Euros per half hour are a brilliant experience and can be hired on the beach at the airport end of the Promenade. However, one can not really refer to the NIce ocean front as a beach as the foreshore consisits of small pebbles which are painful to walk on without suitable footwear. So do not go to Nice for the beach. Response: When "Gregory46" booked the apartment I had warned them that it may not be a good idea as I was due to give birth to my 2nd child around their arrival date - I see they in fact totally forgot to mention that I was indeed in hospital when they arrived and had arranged for another person to get the flat ready for them. I had warned them it may not be up to the usual standards as I would not be around to check. I had major complications after the birth and was bed bound for many weeks afterwards, luckily I and the baby are now fine - but, that is why they seem to think we "were too busy" to help with maintenance problems! As for the "disintegrating furniture" I clearly state on my advert that it is an "eclectic mix of old and new" - for example what they describe as a "rusty rail" is actually a very expensive antique replica! The rust is protected by a clear film and does not come away on linen. We like the bits of old furniture as this adds charactor when mixed in with modern furniture. But everyone is entitled to an opinion, but they did see the photos before to book... I was truly very sorry about the light fitting blowing during their stay - it happened one night when we had a very bad thunder storm, and I was convalescing. We have since shown it to two electricians who cannot seem to work out why it doesn't work - so, once the busy turnaround this summer season ends we shall get it replaced. What the guests also forgot to mention is that the chandelier in the photo also lights up the kitchen area as too a light in the hob so they weren't left in the dark. These guests got a good deal on price for their stay. During their stay they emailed me photos and details of a "250 year old gentlemen's residence" saying I may be interested - and then complained to me about how ice would form on the inside of windows and how cold they were there - as if I would mean anything to me! - they obviously like complaining! As for the noise - yes, the lift did unfortunately have to undergo major maintenance - but that is now done and the lift complies to French laws and regulations and is totally safe, and as for the noise coming from upstairs; I have knocked to ask what that was all about and they apologised saying they had family with small children staying for a holiday with them and that now things should be much quieter. I am truly sorry that they were so unlucky with all this noise. My family and I lived in this flat for 7 years and never had all these problems. I would like to add that during their stay mr & mrs "Gregory46" broke my brand new washing machine by overloading it. They broke the bed base which has now been fixed. They forced the bathroom hand basin plug so I couldn't get it open and will have to replace that once the rush is over. They stained the inside of my hall wardrobe by piling in all the cleaning products they removed from under my sink - of course all renters will encounter partly used products - we do not provide new bottles of everything for each renter. Anyhow, these products were thrown in to this wooden wardrobe any old how with lids not properly closed, mixed in with crockery they didn't want to use, decorative items from the livingroom, picture frames, including a painting I had done myself when a teenager! Many of these items were ruined and we had to throw them away. I was very disappointed at the state they left the flat, and I had to pay a cleaner a whole day's shift to try to get rid of stains and repair things after them. We found things hidden in the most odd places and spent a lot of time putting the flat back to how it normally is! I have many reviews in my Guest Book at the flat and can happily say I have had many a happy guest!

"Truly French feel! The apartment is extremely welcoming, comfortable, elegant and at the same time cosy. There was even a bottle of beaujolais waiting for us! The neighbours we bumped into are really nice - and the guy who lives on the same landing is, believe it or not of Irish origins! We had a really fantastic stay - walked everywhere as the flat is so centrally situated. Just 10 mins walk from the main shopping areas too!! We also took the buses/trams various times to Cimiez and to Cagnes-Sur-Mer and also a train to Monaco for the day (the station being just 5mins walk away!).
