Charming spacious two bedroom apartment, close station and beach, air-conditioning, multi-channel cable TV & internet. Sleeps five / six. The apartment has been reviewed so many times that it was one of the finalists in the UK competition for the most reviewed property. The apartment is under 10 minutes walk to the tram or for direct trains to Monaco or Cannes station. The beach, Negresco Hotel and the Promenade des Anglais are also less than 10 minutes walk. Restaurants, shops and markets are only a few minutes away. The apartment has air-conditioning, cable TV, Internet access and land line phone. It is spacious & the total area is over 80 square meters. The apartment is on the fifth floor, with elevator. Two English residents of Nice look after the apartment & help if needed. The price includes sheets, towels, water, & also includes up to two hours cleaning at the end of your stay. We have also tried to provide most of the things you need on holiday & there is a hair-dryer, iron, table fans, sun loungers on the balcony.

There are two double bedrooms & the apartment can sleep a family of to six people. The apartment has a large open lounge with two sets of French doors leading onto the balcony, ideal for eating out. The balcony gets plenty of afternoon sun.

Local facilities: Around the corner from the apartment (corner of Rue Rossini and Rue Gambetta) the restaurant L'Occitanie served great food at reasonable prices. It's increasingly popular so be sure to reserve your table. The Old Town market is a must - the flower market is open every day except Mondays when an antiques market takes over.
Conditions
Fifth floor with lift access. Children are welcome but the flat may not be suitable for active young children as there are French windows in the main rooms.

One of the best ways to see the Riviera is by train. Visit Monaco, Antibes or Villefranche or the Friday morning market in Ventimillia just across the border into Italy. You could also hop on the train to the lemon festival in nearby Menton in February or the Cannes film festival and Monaco Grand Prix in May.
The nearest ski resort is 60 km from Nice at GREOLIERES (1400 to 1800 m)
The Nice / Central Nice area
Restaurants, shops and markets are five minutes walk. If you know the Negresco, one of the world’'s most famous hotels, then your walk to the beach takes you past this landmark.
The apartment is in the heart of Musiciens, a part of central Nice with street names such as Rossini, Verdi and Mozart. This part of Nice was built in the thirties and the apartment is in one of many art deco buildings sprinkled around this district. The apartment is close to the beautiful Alsace-Lorraine Square, with its statues, wonderful trees and great facilities for kids.
The nearby Rialto Cinema (Rue Rivoli) shows films in English - the cheap night is every Monday. For museum lovers, admission is free on the first Sunday of each month. Three or four day passes are also available for seven of the city's largest museums.
Local activities include fishing, wind-surfing, mountain biking, diving, surfing, swimming, tennis, walking, sailing, cycling, golf, water skiing, roller blading on the Promenade des Anglais.

'This has been one of our best experiences staying in a holiday let. Nicola has been incredibly helpful in making sure all was as smooth as could be and in providing information and assistance. The apartment itself is in a great location for a wide range of uses, from using the beach to exploring the city centre and the old town. The apartment works; by this I mean it is well equipped, furnished well and comfortably, is spacious and easily managed, even with young children; this straightforwardness allows one to get on with the important business of being on holiday. Rates are for two people. Add £30 per week per person or per child, if more than two people stay. There may be an additional changeover charge for stays of less than 7 days.

DEPOSIT: 25% on booking. Full payment six weeks in advance of holiday. Additional deposit of £250 for breakages, lost keys etc., which will be returned after your stay. The deposit includes a charge of £20, should extra cleaning be needed. Arrival time 4 pm Check out time - 10 am
