This quiet and airy 1st floor apartment with lift has been totally renovated in May 2007. It is located in a charming area and less than 7 minutes walk from the beach. You are within easy access of Place Massena, Vieux Nice and the Pedestrian Zone. The city's restaurants and shops are on your doorstep, with Nice Etoile shopping centre a minute's walk away. Located in a traditional Nicois style building the apartment has a contemporary feel whilst retaining French charm with features such as large floor to ceiling windows. The living area window looks out on the street ,with a boulangerie next door and typical French cafes at the end of the street . The two bedroom windows face out the quiet back of the property. The open livingroom (with 32" LCD screen and DVD) and dining area offers a comfortable setting for relaxing. The kitchen is partially closed off from the dining area and is fully fitted with oven, hob, fridge/freezer, dishwasher and washing machine. In both bedrooms you will find a double bed and storage cupboards. A brand new modern bathroom with large shower and tiling throughout,.There is a separate toilet beside the bedrooms. The living area is at the front of the apartment and 2 more people can be easily be accommodated on the convertible sofa-bed.

The Provence Alpes Cote d'Azur / Alpes-Maritimes region
Nice is the undisputed jewel of the Cote D'Azur, nestled between the blue water of the Mediterranean and the sheltering Alpes Maritimes on the southern coast of France. The climate here ensures that visitors enjoy a comparatively warm winter with around 5 hours sunshine a day in Winter and Summer temperatures rising to 75F (24C). It occupies a beautiful setting in the Baie des Anges with the Promenade des Anglais stretching along the beach front. There are many cafes and restaurants offering a varied and excellent standard of food. Experience the charm of the narrow streets of the Old town, visit the hill and public park of Le Chateau with it's views of the old town and the port or stroll through the colourful flower market at Cours Saleya. Nice is an excellent base from which to explore the Riviera, with bus and rail links along the coast. The beautiful hill top villages of Eze (25 minutes journey) and the artists haven of St-Paul-de-Vence ( 1 hour journey) are nearby. Cannes, Antibes and St Tropez are located to the West and to the East the exclusive resorts of Villefranche and St-Jean-Cap-Ferrat are all within easy travelling distance. Further afield, the resort of Menton, famous for the Lemon Festival and and the Italian border is just over a half hour's drive.
Nice area
Nice is a year round destination with events to suit all tastes. Nice's premier event is it's Carnival in Feb/March. The Jazz Festival takes place in May and there is a half marathon in April, to mention but a few of the year round events in Nice. Water sports are available including wind -surfing, parascending, and jet skiing. Ski resort of Isola 2000 is a 1 hour drive away. Shopping centres such as Nice Etoile and Galeries Lafayette and small boutiques offer a full range of products. There are 60 museums and galleries in the vicinity and villas, churches and palaces to visit.

Nice is situated in the heart of the French Riviera and is served by many major airlines from the UK and Ireland. Most major car hire firms operate from Nice although a car is not necessary as the aparment is centrally located

Further details indoors: The apartment, although air conditioned is traversant, with windows at the back and front of the apartment allowing air to circulate throughout the property. The interiors finish is to a very high standard with granite work surface in the kitchen and wooden flooring throughout.
Conditions
Prices may be subject to change at owner's discretion. The apartment is strictly no smoking. No pets allowed. Maximum occupancy 6 people. A 25 % deposit is required at time of booking and the balance to be paid 6 weeks prior to departure. A refundable security deposit of 200 euros is required, which shall be returned 2 weeks after departure ( subject to a satisfactory inspection).
