Our apartment is on the 2nd floor of a typical Nicois building in Rue Francois Zanin, a quiet but wide pedestrian street just round the corner (literally!) from the Old Town’s fabulous markets, shops, bars and restaurants and less than 10 minutes walk from both the beach and the port. It is also only a couple of minutes from Nice’s main bus terminal from where there are excellent services to the airport and the many attractions in Nice and the wider area (eg Monaco, Cannes, etc).
The apartment comprises a large (5m x 4m) double-window sitting room with dining area, a modern American-style kitchen, 2 bedrooms (one with a double bed and a walk-in wardrobe, the other with two single beds) and a modern WC/shower room.

The Nice / Vieux Nice area
The Old Town of Nice is one of Euope's 'jewels' - the historic buildings and pedestrianised streets are filled with the atmosphere of the local markets, restaurants and street cafes which you can enjoy or wander through, by day or night, relaxed and secure. Don't get put off by the city's reputation as a playground for the rich - the close proximity of the beach and the bus terminal (providing services not just to local attractions but also to Monaco, Cannes, etc) and the myriad of very reasonably priced restaurants and cafes means that you can have just as much fun on a tight budget!

Many low cost airlines fly to Nice Cote d'Azur airport. It's only a 15 minute bus ride (cost about 4 euros) along the sea front (Promenade des Anglais) to the bus station from where the apartment is only a couple of minutes walk.

“Just returned from a great week in Nice and I can highly recommend this apartment. Situated in the Old Town, it is literally 2 minutes from the bus station & tram stop. The beach and market place are a leisurely 10 minute walk through the heart of the Old Town. You also have dozens of restaurants & cafes to choose from too.
“The apartment itself was very clean and comfortable. We had 4 staying and had plenty of space and never felt on top of each other, which is important for a relaxing holiday. The kitchen has everything you could want, dishwasher, cutlery, fridge/freezer etc. Also has a washing machine, and space for you to hang clothes. If you want to spend a night in, you have dvds and a comfy lounge.
“One of the best things about booking this apartment was dealing with Iain. He was always quick on email response, and returned my security deposit within 1 day of the holiday ending. He also has a guidebooks for you to use in the apartment plus an information booklet for the apartment and local area. It is a definite plus to deal with someone who knows what they are doing and has taken the time and effort to make your stay a good one.

“Wonderful stay in a great location in Old Town Nice. The apartment is very comfortable with everything needed for our stay. Worked very well for 2 adults and 2 teenage boys. The apt is well stocked with everything needed for cooking but you don't need to with many, many options for dining just steps from the apt door. “Iain was very helpful in our planning and flexible in helping us with an unexpected arrival time.”

“We are a family of five with three kids between 1 and 4 years and spent one week in Iain's cosy apartment. The location in the pedestrian Zone of the Old Town of Nice just a few minutes away from the central bus station (Gare Rotiere) is unique, the flat itself was just perfect for us.” [Note – Gare Routier demolished 2011 but buses still stop nearby]
“The property was clean and well-maintained and the very and helpful owner provided plenty of useful information beforehand via email. We can recommend the flat to families with up to three children and conference delegates - the Acropolis convention Center is just ten minutes away. You really don't need a car in Nice!

“Have just returned from a fabulous 5 night break in Nice, i would like to thank Iain for the rental of his apartment.
“I have travelled a few times to Nice before but can honestly say that the location of the aparment is excellent. it is a very short walk from the central bus station [Note – demolished 2011 but buses still stop nearby] , which is excellent to explore surrounding area for 1 euro, Cannes, Monaco and Menton were a few places we visited. “There is a large choice of restaurants within the vicinity and a great location to meander through the old town. The apatment itself was clean, modern and plenty of room for the 4 of us. It had all the facilities you would need it was home from home. We did enjoy the use of the many DVD's that were there when we had a night in.
“As for Iain the owner he was a pleasure to deal with, any enquires made were instantly responded to and on return Iain has within 1 day arranged the refund of our security deposit. The agent sam was there to meet us as arranged, we were sligthly delayed but i managed to contact her to advise and she was more than happy to arrive an hour later than planned. Overall an excellent apartment, excellent location and a owner/agent who are very easy to deal with.”

“Iain's apartment was exactly as it was described on the website. It was also lovely and quiet, when we visited in March. (Looking at the photos of the apartment now, I wish I was back there! Hope to come back soon.) Perfect holiday, made even nicer by the affability and helpfulness of the owner, nothing seemed too much trouble. The location was superb we could walk everywhere in the lovely sunshine, and sit near the splashing fountains. Even the traffic noise in Nice itself seemed muted. I would highly recommend this to anyone staying in Nice. “Location was superb - within walking distance of local markets, bus station, port, restaurants (oliviera is a restaurant not to be missed), supermarkets and beach.
