This lovely 2-bedroom, 66sqm, 3rd floor apartment (with lift), located in the prestigious Carre d'Or area of Nice, has recently been renovated to a high standard. It is located very close to the pedestrian zone on rue de France, approximately 150m from the beach and from Promenade des Anglais and 300m from the famous Negresco Hotel. On entry to the apartment you have a bright lobby with a glass table and high chairs (perfect for your breakfast croissant). On your left is the main livingroom - with a dining area for up to 6 persons - and main living area with a comfortable sofa-bed, a coffee table and a large flat-screen TV and DVD. The living-room also opens up onto a very cute terrace (7sqm, with a patio table and 4 chairs), which is well set-back from the road and gets the sun up to lunch hour in summer. The master bedroom also has direct access to the terrace - the bedroom has a kingsize double-bed, a large wardrobe, a writing desk and has a sunny aspect. The 2nd bedroom has a queen-size double bed and storage cupboards and opens onto a small balcony which gets the evening sun. There is a large bathroom, with a full bath and a separate shower cubicle. The separate kitchen is also fully equipped (with oven, hob, fridge, dishwasher and washing machine). This apartment has been beautifully restored by its architect owner who has retained many of the original Art Deco features. The apartment has air-conditioning throughout (in addition to under-floor heating for winter visits), and is in a quiet and secure building, perfectly located literally metres from the beach, restaurants and nightlife. Other services such as English-language newspapers, internet cafes, wi-fi, fax/copying/printing, laundry/dry cleaning, boulangerie/patisserie, supermarket, etc., are within 150m. The 98 bus from/to the airport stops 150m from the apartment.

The Provence Alpes Cote d'Azur / Alpes-Maritimes region

Located in Southern Europe at the south-eastern corner of France, Nice nestles between the Alps, Provence, Corsica and Italy. Nice / Carre d'Or area

There is a large selection of nightlife for all styles and tastes in Nice, mainly centred around the bars and restaurants of the pedestrian zone (along rue de France – only metres from the apartment) and Vieux Nice (old Nice), a short walk away. 
 The general ambiance is a relaxed, informal environment with a large selection of restaurants, pubs and clubs, all catering for an international clientele.
Restaurants such as 11eme (in the same building, serving sophisticated French nouvelle-cuisine at reasonable prices), Valle d’Iselle in rue Massena (highly popular, Italian cuisine) and La Voglia, beside the Nice Opera House, (international cuisine in a bustling, modern environment).
Bars such as MaNolan’s (sophisticated international crowd, nightly entertainment, free Wi-Fi), Waynes (young, student, English/American crowd, live band, dancing on tables, etc.) and McMahons (Irish themed, casual style, pool tables, open till 2.30 am).
