NEIGHBOURHOOD
The apartment is found in West Nice, near the Fabron area. Step out your door and onto the beach, there is no where closer! There are supermarkets, small restaurants, boulangeries (baguettes & croissants) and pizzerias a few minutes walk away.

This is a great area if you are looking to have a beach holiday, while heading into the city every so often. Frequent bus services run during the day and taxis all night to take you into the mecca of shopping, pubs and the Old Town's buzzing nightlife! It takes about 5-10 minutes by taxi to the Old Town and Port areas.

Or why not take a Velo Bleu—the city-run hire bicycles? Take one down the beautiful Promenade to enjoy the morning flower and farmers market on the Cours Saleya or head West, and in about 5 minutes you can choose the local fisherman's catch of the day!

An easy 20 minute seaside walk will bring you downtown and in less than 10 minutes to the famous Negresco Hotel. The inland walk is just as lovely with the rue de France antique strip, the Massena pedestrian zone and plenty of lovely French bistros to settle down for a mid afternoon rosé.

BUILDING
Enter a gorgeous Nicoise building into a marble hallway and take the elevator up to the 5th floor. Being just one level before the top floor affords you stunning views of the whole Baie des Anges.

LIVING AREA
Facing directly South with a full sea view and plenty of windows, the living area is surprisingly spacious. Smartly furnished there is plenty of room for a comfortable 3 seater sofa, a small hanging space, and a coffee table. The flat screen TV is wall mounted, above a chest of drawers, which may be used as further storage.

Decorated in hues of grey and beige, the result is smart yet subtle, the colors accentuating the stunning turquoise blue sea. The water seems so close when you open the large French windows for spectacular sea views!

KITCHEN
The kitchen and living area are open plan. The apartment is newly refurbished offering a modern integrated kitchen. The space is highlighted with white glossy cabinets, dark faux wood counters and dark wooden floors. You will find a 2 ring ceramic hob, a full sized fridge-freezer, washing machine, and microwave/grill combination (there is no oven).

BEDROOM
Simple and modern the bedroom is decorated with a splash of bright colors by way of trendy fun canvas art. The bedroom has a double bed along with a set of bedside drawers and reading lamp. Breathe in the sea air on the Juliette style balcony facing North.

BATHROOM
The bathroom is modern and freshly tiled in cream and browns. There is a walk-in shower, a hand sink, toilet and electric towel warmer. You will also find a handy cabinet for your daily products behind the mirror, above the sink.

--Extra BATH TOWEL available for 10€, payable by cash on arrival.
--Extra MID-STAY CLEAN, 30€/45€/60€ (1 bedroom, 2 bedroom, 3 bedroom), payable by cash on arrival.

SECURITY DEPOSIT:
Required on arrival is a cash security deposit of 250 euros (or in your home currency i.e. US$250 or UK250 pounds to help you save on currency exchange fees). Please have this ready on your arrival.

CANCELLATION POLICY:
PLEASE TAKE OUT TRAVEL INSURANCE it is the surest way to gain monies back in extraordinary or unfortunate circumstances, not only for apartment rentals, but hotels, flights, and any other bookings you may make for your travels.

-- For bookings longer than 8 weeks ahead of your stay, a 25% non-refundable booking deposit is required.
-- For bookings less than 8 weeks ahead of your stay, Full Payment is required (minus a cash arrival fee to be paid during the handover of keys).

Antibes, Cannes, Monaco, Monté Carlo are all within 30 minutes by car, bus or train. Should you want to travel by bus, you can go in any of those directions for just 1 Euro!!! A bargain!!! Nice is always hosting events from the Carnival to concerts of international fame. Should you prefer daylight activities, shops, restaurants, museums or simply lying on the beach are all available to you...

Nice is both a summer resort, with seven kilometres of beach and the 'Promenade des Anglais', and a cosmopolitan city with year-round festivals and activities. From gastronomic French restaurants to the Carnival in February, there is something for everyone.

If you like skiing during the winter there is a ski resort just an hour away, which can make for a great day trip during the winter.
