Bright, spacious and comfortable, this self catering 1Bedroom (King) apartment is only 5 minutes to the beach & Promenade. It is close to the city centre, train station & all amenities with a choice of 4 supermarkets nearby. Its just the perfect location! This homely holiday apartment is a real gem and is situated on the 3rd floor of a 1920's Art Deco building in the highly regarded, centrally situated, residential Fleurs district where you can live like a local. It is light, bright, recently renovated and feels extremely spacious as the ceilings are 12 feet high. It manages to strike the perfect balance of being contemporary while still retaining old style Provencal influences and having buckets of French charm! All rooms open out from the entrance area with its terrazzo floor which flows through into the Kitchen and Bathroom. There are parquet floors in the Living room and the Bedroom and both of these rooms have French doors (with shutters) opening onto Juliette balconies overlooking mature gardens. There is just so much charm and French chic about this apartment, yet it retains the cosy feel of home. It is a home from home on the French Riviera! The Living area has comfortable seating and a new LED Flat screen TV with English news channels. The bistro table is strategically placed in front of the French doors and Juliette balcony to enjoy the view of the mature palm tree gardens below. Looking out onto a garden view in the city centre is a luxury and indeed a rarity in Nice! A varied selection of books, DVD's and CD's are also at your disposal! Free Wi-Fi is also available in the apartment.The spacious Bedroom has a King size bed which on balmy days really benefits from having double exposure (French doors at the front and a window at the back of the room) to allow a cooling breeze to flow through it. There is a small Balcon outside the French doors in the Bedroom and it's just blissful to wake up to the view of palm trees first thing in the morning. Good storage space in the Bedroom provides plenty room to house your holiday wardrobe during your visit. The Kitchen is extremely well equipped with plenty pots, delf, cutlery, glassware and utensils so it is no problem at all to cook a gastronomical delight should you wish to take a break from all the fabulous restaurants that Nice has to offer. The Bathroom is large and spacious (unusual in a lot of Nice apartments) and boasts to having the luxury of a bath as well as a shower, a bidet, toilet, sink and mirror area. There is also a wall mounted cabinet and shelves to hold your toiletries and necessities during your stay.All rooms have frontage on the building with either full length French doors (Living area and Bedroom) or large windows (Kitchen, Bathroom and Bedroom) so this is an extremely bright living space.If you close the shutters and leave the full length windows open when you leave, on your return, after a hard day at the beach or sight seeing, the apartment will be cooler and more tranquil. There is also a powerful and silent fan which provides a current of cool air should the temperature really rise.This apartment is just the ideal central location to base your holiday from. Its close to everything but still manages to be out of the late night revelry and hustle and bustle of the bars, cafes and nightclubs so it is quieter in the evening / night time than apartments in the Pedestrianised Zone or the Old Town. Please be aware that this is a city centre apartment and there will inevitably be some traffic / city noise. We like to try think of everything to ensure a comfortable and enjoyable stay, so for those guests who are not used to traffic / city noise, ear plugs are provided!Unfortunately, the apartment is not suitable for people with restricted mobility as it is on the third floor and the building (like a lot of buildings in Nice) has no lift.

The apartment is very close to all amenities with a supermarket, boulangerie, pharmacy, medical centre, dry cleaners, laundrette, pizza van, Post Office and bus stop all on the street! It is in a very popular living district for the locals so has plenty of amenities nearby.
The La Buffa covered market, selling top quality fresh produce and a wide range of local specialities is just a stone's throw away. The very popular Massena pedestrian district is just a few minutes walk away and has an abundance of open air restaurants and bars, chic shops and street entertainment. The apartment is also on the bus route from the airport and on most routes around the city and is within walking distance to the train station so a car is certainly not required. But if a car is a necessity for you there is public parking available on the street. (Free between 8pm to 8am and also all day on Sundays).
Importantly, the beach and the Promenade are less that a 5minute walk, with a choice of Public or Private beaches at your disposal.

The French Riviera - Cote d'Azur region
In the Cote d'Azur region the temperature in summer, is usually between 25 and 35 degrees centigrade, with clear blue skies and plenty to do on the beaches or just simply, relax. On average, there are over 300 days of sunshine annually in the Nice area. The Mediterranean climate makes it generally quite mild in the winter months with very moderate rainfalls. At night, its never that cold. In the short winter it is usually around 10 degrees but can go as low as zero though snow in Nice is rare. Just over an hour away by car are several ski resorts.
Geographically, Nice is sandwiched between Cannes and Monte Carlo and has excellent bus and train connections to both. It is one of the few European cities to have such a well connected airport within ten minutes of the city centre.
To the West. Take the Bus 94 or 400 to St Paul de Vence, (takes 40 mins) Take the train to Biot, Antibes and complete the journey to Cannes which is about 25 minutes from Nice and just an hour from St Tropez.
To the East, Monte Carlo is a 20minute train journey away. It is only around 65 minutes to the Val D'Isere ski resort on the Italian border. The journey to Italy takes you through Villefranche, Eze, Menton and Monaco and is definitely worth while visiting.
The apartment is a 5 minute walk from the Promenade des Anglais were you can relax and soak up the sun on the popular private "Hi" Beach, or public "Forum" Beach, which has a lifeguard station and supervised bathing during the summer months. You can have a leisurely breakfast or lunch at one of the many seaside restaurants or if you are feeling more energetic, maybe try some of the water sports available during the summer months. The apartment is also just a short walk to the train station (12mins away). It is therefore in an ideal location for going on day trips to neighbouring Monaco, Antibes and Cannes.
Avenue Jean Medecin is the main shopping street and is just a 15 minute walk away from the apartment. There is a choice of high street fashion to designer boutiques and of course more cafes. Nice also offers a huge array of retail delights ranging from traditional olive oil shops in the Old Town to streets of designer boutiques such as Rue Paradis which is home to Chanel, Louis Vuitton and many other haute couture names.
The Old Town is less than 20 minutes away. Here you will find restaurants and bars in abundance as well as a large selection of shops providing hand crafted jewellery, clothes, gifts and local art. A visit to the famous 'Cours Saleya' market is a must.
If you are not the walking type, there is a bus stop on the street and this is serviced by routes which go to the main shopping area, the Old Town, the Port and the Airport. Don't bother with car hire, transport in Nice is cheap and efficient with a choice of tram, bus or train. Buses and trams are 1euro fifty per person and with a bus stop on the street, your options are limitless!
For those of you whose interests lie particularly in culture, explore the many museums and art galleries in town including the Matisse Museum, Chagall Museum and the renowned Museum of Contemporary Art . There are also numerous historical buildings and beautiful places of worship that are well worth a visit. The opera, casinos, museums, pubs, restaurants and shopping on offer can certainly keep you busy! Nice is a vibrant and diverse city that has something to offer and appeal to everyone. There are plenty of historical sites to visit such as the Chateau at the heart of Vieux Nice and the roman ruins in Cimiez.
This apartment is very popular with holidaying couples who want a very central location close to where all the action takes place, but away from what can be, the very noisy late night hustle & bustle of the pedestrianised streets and the Old Town. All in all, this apartment is perfect for a romantic getaway, a break with friends, a birthday / anniversary celebration or simply a home away from home. "Thank You Just Lovely"
The apartment is in a excellent location to access everything you would wish to do in Nice. 5 minutes walk to the sea front via Rue St Phillip. On this Rue is an excellent Inter-March and there is a small Lidl on Rue Dante and just up the road a Casino supermarket . The apartment has everything you could wish for, It is quite spacious and light and airy . It overlooks a small private park, but it can be, if you are a light sleeper, a bit noisy with traffic in the early morning as with most places in central and old town Nice. However, do not let that put you off. It was very clean and everything worked as it should. From the apartment, it is about a 20 minute walk to the "old" town and market. An hours walk along the front would take you to the Port. The train station is a 15 minute walk away, but the bus for the station stops near to the apartment entrance. There is plenty of storage space for your clothes etc, and plenty of electric points. Claire the "meet & greet" was waiting for us and explained everything that we should know, and left us with her contact details "just in case" The only small draw back would be the four flights of stairs you need to climb to get to the apartment, but if you have walked to the port and the old town, this should not be a problem. If, you do have a car though, parking in Nice is a nightmare, and it it amusing watching the locals parking in the smallest of places. We would recommend this apartment and when we return to Nice, we would have no hesitation in coming here again> The owner Jemma is so very helpful and kept in contact with us through the internet as and when was necessary.

Fantastic property and conveniently a short walk from the beach, promenade and 15-20 min walk to old nice. Owner is exceptionally friendly and helpful in providing advice on whatever you need! Apartment is well stocked with kitchen basics and located close to grocery stores and bakery. Having breakfast next to the Juliet balcony every morning was an outstanding way to start the day. Quite roomy for two people!! Very charming and would absolutely recommend to family and friends.

"Ideal holiday rental"
Location was perfect. Apartment comfortable and well equipped. It can be very noisy at night but Jemma had left ear plugs which helped considerably. Plenty of information and tips to hand.

"This is a great apartment 3 blocks from the beach, near a bus stop, and a short walk to the main tourist area."
The location is great. It's in a local neighborhood, no tourists, and close to at least 2 supermarkets. We didn't get a chance to try any local cafes, but they looked inviting. The beach is a short walk and there is public access at the end. There is a bus stop East of the apartment, and also down near the beach near where the main street meets it. The apartment has one dedicated bed which is in a spacious bedroom and has a lot of natural light, with windows on both sides of the room. The living room is also large and set up with a small eating table for 2 and a couch with a TV/stereo. Again it has a lot of light from the large window facing north. The bathroom has a shower/bath combo that have controls that take a little getting used to, and is also very spacious for a bathroom. The kitchen is well equipped and not cramped at all, with plenty of counter space opposite the refrigerator and stove side. The kitchen was great to cook in, the living room was great to eat and drink in, and the bedroom was very comfortable to sleep in with plenty of space for us to lay out our clothes. The washer in the kitchen is not a dryer as well, and clothes need to be hung out on the wire racks outside the bedroom window. Not a huge deal to do, but with the high humidity we had and the limited sunlight that area of the building gets, as it is the courtyard, clothes took longer than expected to dry. Also, the windows are all extremely large with wooden shutters that can be left open or shut and is a great feature of the apartment. I know it is typical in France, but in the USA it is different since we also have way more bugs to worry about getting inside. It is great to open all of the large windows, leaving the shutters closed, to really get a lot of fresh air through the apartment while keeping privacy. The only downside to this is that France seems to have trash/recycling collection every day of the week and the trucks do their pickups on the side of the street that all but one of the windows face. The bus line also runs down that street as well. I can sleep through this noise, but light sleepers will want to close up before going to sleep. I HIGHLY recommend this apartment for 2 people, maybe 3 or 4 since I saw there was a small fold out bed and the couch as well. But with more than 2, I can imagine laundry and bathroom time to be slight bottle-necks.

"Home away from Home"
Firstly , thank you for renting your appartment to me- it was difficult to leave. > I enjoyed myself and it is up to the tenant to be independent and resourceful > The positives > Comprehensive information file- especially liked the doctors telephone number. > Great decor and spacious > Good location to shops and not far from the beach > A firm mattress! > Availability of a fan if hot > Personable managers > Exercise on the stairs-only 4 flights:) > Things to consider: > A microwave for the lazy chefs > A calendar on the wall so people remember when they have to leave > People have to get used to the street noise - I know the rubbish truck comes around midnight and a man sprays water down the road about 5- it's about getting used to different sounds. > In general I was happy and did activities in and outside of Nice but when one is alone it is a little difficult to enjoy the night life. > Thank you again and good luck in the future- I hope to be able to book again and I will let my colleagues know about your appartment. > Kind regards

"Gem of a place"
Stayed at this gorgeous apartment for four nights with my daughter. On arrival we were surprised at how spacious the place was . It really had the wow factor. It was clean and comfortable and had everything we could possibly need. Fantastic comfy bed too! .It was ideally located for shops, beach , restaurants ,train station and the airport . Jemma, the owner, had given us information on directions, timetables and local amenities and this was really helpfull during our stay. Nice is a wonderful place we really enjoyed everything about it and this apartment made it extra special. I would highly recommend this gem of a place to anyone wishing to visit Nice . Thankyou to Jemma for sharing this lovely place .

"Comfortable appartment, well furnished & decorated, fab location in Nice"
We stayed in Jemma's apartment for our honeymoon. It was the perfect location as you are 4minutes walk from the beach and promenade and can also easily navigate your way to the old town, marina and other interesting places. It's also a great location for the train station which we used to visit Eze, and for bus stops (we visited Monaco on the number 100 bus). The apartment itself was spotlessly clean, a good sie, bright and airy. Despite visiting in the height of summer, the apartment stayed cool as there are lots of windows and the sun isn't always shining directly on it. The apartment has good facilities: we made good use of the Wifi and DVD. We would recommend staying in Jemma's apartment and the apartment managers, Christophe and Claire we friendly and welcoming too.

I booked this flat as a base while over for the Monaco Grand Prix and wasn't disappointed. Great location - handy for the beach, old town and train station, good size and wifi etc included was a bonus. Jemma's pre-visit communications were excellent and provided lots of ideas of things to do in Nice. I was also able to meet Clare and check in early as the previous guests had left first thing. All in all I would definitely recommend this apartment and hope to stay there again at some point in the future.

""Fabulous apartment in Nice""
The apartment is ideally located close to the beach and only a few meters initially the shops and restaurants. It is well furnished, very clean, it feels like home. The information booth before the trip was very thorough, Jemma has provided us with all the interesting facts. Welcome by Claire & Christophe was excellent. We can not really think of any negatives. If you want to visit Nice, this is ideal.

"Comfortable very well located,very clean"
We had no problems at all. The building is very quiet and clean. The apartment was warm (we were here in February). The living room and bedroom were good-sized. There is no elevator which was not a problem for us, but might be for people with mobility problems. About six buses all heading downtown, are nearby. The apartment is located three short blocks from Promenade Anglais. Downtown is an easy 15 minute pleasant walk away. There are many grocery stores nearby.
