This large 1 bedroom balcony apartment has very high ceilings giving good air circulation and making the apartment very comfortable all-round. The view through all of the 3 large double glazed windows is directly onto Place Massena. Place Massena is at the centre of Nice and is 70 yards from the beach and Promenade des Anglais. Place Massena has fountains, gardens, classic bronze statues, shallow lakes (completed July 2013), Italian arches with shops and restaurants. Public transport is available just a few seconds or minutes walk from the apartment with the Old Town of Nice immediately to the rear of the apartment building.

There is a balcony with table and 2 chairs overlooking Place Massena to the left of the balcony. From Place Massena, heading up avenue Jean Médecin and along the major throughfares leading from it, the streets are lined with 20th Century architectural gems. This is the heart of the modern city and paradise for shoppers.
Just to the rear of the apartment building is the Old Town with its lively markets, superb Baroque churches, narrow streets and squares that give it its special charm, Vieux-Nice retains its unique and picturesque atmosphere. This is the city's beating heart, by day and by night.
The famous Promenade des Alglais is just 70 yards from the other end of Place Massena, so your walk to the beach is counted in yards and minutes, where you can also walk to the Port of Nice which is sheltered behind the castle hill. The Port area is a treasure trove. Start with a tour of its antiques dealers, flea market, art and crafts, shops and restaurants before heading off for a beautiful waterside walk round to Coco beach, and beyond where you will reach Villefranche if you are up for a brisk walk to be rewarded by one of the most beautiful bay views you will ever see.

Guests are expected to treat the property with respect and to report any loss or damage of items or to the apartment during their stay and to report any problems within the apartment direct to the property manager only who is at hand 24 hours for emergency calls.
The Provence Alpes Cote d'Azur region
Nice is located within a special region on the Cote d'Azure which has its own micro-climate. This means that when you see a weather forecast for rain in the region, the rain referred to will often be a few weak drops of water with the real rain being experienced up in the surrounding hills and mountains. The average Summer temperature in Nice is 24°C. The Winter average drops to a mild average of 15°C. However, under the sun's direct rays, the temperature allows you to lie on the beach for most of the Winter months as there is an average of 300 days of sun per year - leaving 65 days of cloud and occasional rain.
Where else can you sun yourself on the beach and on the same day drive or take a bus up to where the snow lies like a silent white blanket over a dramatic landscape? Not many places.
The French have conserved their historic villages almost to the brick, and there are plenty of them close to Nice (Eze, Villefranche, St.Paul du Vance etc) and beyond. Monaco is a 30 minute, 1 euro, bus ride away, with Cannes being reached in the same time by fast train.
Guests always ask me to recommend restaurants. Nice itself is a small city of 1,000 restaurants of which I personally recommend - Le Boudoir on 10 rue Chauvain - great for it's set lunch/French and not normally frequented by tourists www.leboudoir.nice.fr. Also, for foodies, I recommend for a special occasion where you wish to avoid the riff-raff like me - Les Deux Canailles (www.lesdeuxcanailles.com) located on 6 rue Chauvain where the young chef and his accomplices cultivate a youthful attitude with cuisine that is delicate and cosmopolitan. Also pay a visit to the Port where "Le Local" can be tried out at ' rue Rusca where the terrace is right next to the port church and is the favourite canteen of the Niçois and is reminiscent of life in Italy. Anyhow, I cant go on and on as I am not a professional food critic although I do know rubbish when I taste it as my mother is possibly the worst cook in the World - but a great Mum for all that.

"Great apartment - shame about the administration"
This is a well furnished apartment in a great location. Ideally placed for the city centre and travel connections, yet relatively quiet considering where it is. I would have given it a better rating, except that it took nearly 3 months and several reminders to get my security deposit back
