Lou Boutchin is detached and is located over two floors with the living areas and one bedroom on the top floor, leading out onto a terrace area. The remaining three bedrooms are on the ground floor, leading out onto a large patio area. From the patio area, it's down to the main attraction: the gorgeous pool and outside bar area. Your holiday starts here! The outside area is fully equipped for dining, relaxing and sunbathing and offer both sun and shade with the large palm trees.

The extensive grounds are full of pretty mature shrubs and trees and afford stunning views of Nice.

Families with small children should note that because the pool area and bar is on a lower level than the villa, there is a sloped pathway to navigate when walking between the villa and the pool.

The advertised nightly price is based on a week stay. You will pay more than the nightly rate for a stay of less than seven days. The longer you stay with us, the better the rate.

The open plan living area has two large black leather sofa and a glass coffee table. For entertainment there is a 42" flat-screen TV with English cable TV and a DVD player. There is also a large working fireplace for cosy nights in winter. In the dining area there is a large dining table and chairs for four people. There are also bar stools along the breakfast bar. Dining can also take place on the terrace area, and of course by the pool where there is a large patio set.

In this villa, four bedrooms means four bathrooms too. All are fully tiled. There is a main bathroom near the master bedroom on the top level, along with a separate WC, and then three smaller bathrooms on the ground level. There is a large kitchen with white units where you can find a built in oven, dishwasher, fridge freezer, four ring hob and extractor fan.

The villa can be found a few minutes drive from Riquier station in a residential area. There are plenty of shops within a few minutes drive or a twenty minute walk. The large hypermarket Carrefour is a five minute car ride away. Whilst we would recommend a car, you can survive without one if you are happy to rely on the decent public transport or are quite fit and do not mind walking up a hill to reach the villa.

The villa is in its own grounds and is secure and peaceful with parking for several cars. It also enjoys stunning views of the city both day and night.

The villa is very near to Nice's landmark, the Observatory, where you can take a guided tour (sadly only in French) and look at the skies with the state of the art telescope. It is also a popular area for walking.

"Spacious villa with views to die for!"

We stayed here for 6 days in April and had a lovely time. The villa is spacious with nicely presented gardens and swimming pool. It is in residential locality and far enough away from the main road to be quite quiet. The views from the lounge and terrace are wonderful. From it's elevated position you can see right across the bay with the airport in the distance. The bedrooms and bathrooms are both modern and spacious. The kitchen and cooking facilities are more than adequate,
Perhaps more importantly, the villa is very conveniently situated for visiting all the surrounding Riviera highlights. Other facilities, restaurants, bars, pizza places etc., are nearby at the bottom of the hill.
All in all a lovely place to stay.

"Avoid using this property if you want to enjoy your vacation"

The place turned out to be a disaster. It did not have enough electricity capacity to heat 4 rooms. We lost power 7-8 times every night. There is a fireplace but you are not allowed to use it. The poo… More

It is true that the property has no microwave and no heated pool, and this is as advertised on the particulars.

The temperature in March 2013 in Nice was lower than it has been for 30 years and we had snow. As such, the pool wasn't useable and therefore leaves were not removed from the top of it. In Nice most properties are allowed a certain output of electricity by law. The only way for a bigger output is to ask permission from the electricity board, which in the case of Lou Boutchin would likely be refused as it is already higher than most. This generally causes no issues, but if guests turn all heating on full as well as running other appliances then it will trip. If guests wear suitable clothing for cold weather and keep heating to a sensible level then all will be fine. The fireplace is decorative.

It is true that the bathroom doors did not lock at this property. The bathrooms are en-suite to bedrooms and as no other guest has ever had a problem with this we have previously been unconcerned by this small issue. However, we can see it isn't ideal and therefore we have arranged for locks on all bathroom doors. The dishwasher was not broken, simply a trolley wheel has broken off and therefore a little more care needs to be shown when pulling the drawer in and out. The cable had failed in the apartment due to the weather and a cable man came to fix this on the first day of the guests stay.

This guest expected a high level of compensation for his stay, which until his demands were refused he has said was overall good. He told us our compensation was not as good as those he had got from previous companies when he has complained. We felt this guest was a guest who arrived and would have complained at the end of his stay regardless to see what could be achieved. We were also threatened with a negative review should we not give into his demands. We never give into demands like this.

We do not feel that we are ever unresponsive to guests and indeed three members of our team were in contact with this guest throughout his stay and afterwards. We'd ask future guests to put this review in context with all other reviews about us and also our PRESS page where we have won several awards for our service including “Best Worldwide Accommodation Category” by the Telegraph Newspaper in February 2013.
