This bright and spacious modern 2 bedroom apartment, recently renovated, has superb dual aspect of the Mediterranean sea and the Chateau of Nice. Shops and restaurants can be found at less than 50 metres away.
It is approximately 78 sq metres and comprises of a living/dining room, an open-plan kitchen, two large bedrooms, two bath/shower rooms and two balconies.
The apartment is on the 5th floor (with a lift) within a well-kept residence. It's in a great location at the corner of the Port area and within easy walking distance of many restaurants, cafes, shops, town centre, the old town and beaches. It's also ideally situated to visit neighbouring the villages of Villefranche and Beaulieu-sur-Mer as well as Cap Ferrat and Monte Carlo.
It has a maximum occupancy of 4 people (plus babies) and would be perfect for a small family or group of friends who wish to be near to the sea, and all that the city has to offer.

Living room: is bright and modern with amazing sea views over the entrance to the port of Nice. It has double doors opening to a balcony where you can sit and watch the boats go by whilst enjoying your lunch! The living room is furnished with a contemporary L-shaped sofa, dining table and four chairs. There is a SMART TV (with internet access) and DVD player.
Kitchen: is open-plan to the living room and is very contemporary with granite worktops. It is well equipped for cooking and dining and has an oven, gas hob, dishwasher, fridge, freezer, toaster, coffee machine, iron and ironing board.
Utility: in a cupboard on the rear balcony there is a washing machine.
Bedrooms: there are two large bedrooms, one with double bed (160x200cm), the other with 2 single beds (90cm wide or double of 180 when joined together). Both bedrooms have fitted wardrobes and views over the Chateau of Nice and the Alps. One of the bedrooms has double doors out to a balcony and the other bedroom has an en-suite.
Bathrooms: there is one independent bathroom which has a shower over the bath, washbasin and WC and has recently been completely renovated with a contemporary bathroom suite. There is also a stylish en-suite shower room with a large washbasin and WC.

Outside: from the living room there is a sunny balcony with a table & two chairs, which has fantastic views over the gardens, the sailing club and the sea. From the second bedroom there is another balcony with a table & two chairs, and views over the Chateau & the bay of Nice. There is no private car parking space however free parking can be found on the road outside.

Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!
Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!
Local shops can be found just 50 metres away, a boulangerie 100 metres, a supermarket 150 metres and a wonderful restaurant on the sea front just 20 metres. You also have a great selection of restaurants to choose from all around the port area and in the nearby old town of Nice. For shopping there is a great choice in the department stores, the designer shops and gift shops of Nice.
Local markets are held in Nice and in Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.
Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
Beaches can be found just 50 metres away at the Plage Nautique, and right along the front of Nice as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.
The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
Getting around from here is very easy. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop to this apartment is 20 metres away. A car is really not necessary here.

"absolutely fantastic best holiday we have had in years"
I stayed in this apartment with my wife, son and his partner, it was everything you could ask for in luxury, views and location. Near to excellent restaurants and a great little supermarket and patisserie. The views were fantastic from both balconies. Sandra was more than helpful and passed on some really useful information to us about buses and the trains to Monaco. I would recommend this apartment to everybody, fantastic.

"Fantastic stay in nice"
Good sized well equipped apartment on nice port. We loved sitting on the balcony eating breakfast, whilst watching the comings and goings of the boats. The apartment is located in close proximity of a supermarket, bars, restaurants and bakery (for the fresh croissants!); we would definitely stay here again!

"Everything that we could have asked for!"
Had a wonderful stay. Loved the apartment. It was very clean and tidy and just as described. Beds were comfortable. Had everything we needed. Had a fantastic view. Was convenient to the harbour, many fantastic restaurants and the sites we wished to see. The lease agent was exceptionally helpful. Could not have been happier. I would recommend this to anyone!

"A spacious, modern ,well appointed apartment in a stunning location"
a beautiful, spacious and well appointed apartment with a sunny balcony and wonderful views of the port with plenty of boats to watch. An great location away from the tourists. Lovely little restaurants and food shops in the surrounding streets. Within easy walking distance to Place Garibald,i Promenade des Anglais, the old town and Villefranche, by the coastal path.

"Fantastic views, didn't want to leave"
Great apartment. Easy to get to by bus from the airport - you don't need a car. No need for air conditioning, as the apartment is on the 5th floor and by the sea there is a lovely breeze flowing through if you leave some ( securely fastened) windows open. The view from the main balcony is amazing - we had huge yachts, tall sailing ships and ferries to Corsica moored in front of us. The other balcony is off the second bedroom and is less sunny but has great views over Mont Boron. Both bedrooms are large and the whole apartment fresh and clean with interesting art. We didn't want to leave! There is a small rocky beach two minutes from the apartment and only a 15 minute walk around the port to the Promenade or the old town. There is a small shop next to the apartment selling essentials and delicious croissants and it is only a 10 minute walk to the Intermarche. Bus and train links are fantastic.

"A 'wow' apartment"
This apartment, which was on the fifth floor with a lift, was extremely attractive with wonderful views from the dual-aspect balconies. Sitting out on one or other balcony gave sun almost all day and watching the cruise ships and ferries go in and out of the port was a great delight. Being so high up, we were able to play 'Rear Window' (like the film), seeing life on balconies all around. Indeed it was very hard to tear ourselves away from such a relaxing life. The apartment was very light and airy, with modern fittings and works of art. The kitchen was very well equipped and the two bedrooms and two bathrooms / shower rooms were spacious. It was all on one floor. Paul, from Joie de Vivre, the firm who market this property, was very efficient and a pleasant representative, Sandra, met us and showed us how everything worked. She also came at the end of our stay to check everything was fine. There is a small supermarket just below the building and a restaurant next door to it. There are many larger supermarkets in nearby streets and countless restaurants to choose from. Nice is a wonderful city with a great deal of interest to see. Getting around by public transport was very easy and very reasonably priced. Chateau Park is quite close to the apartment building with its shady areas, fantastic views and mosaics. We would especially recommend the walk to Villefrance for its views. It can be done partly on the Sentier Littoral, though if one does go on that path, rather than the pavement, this involves climbing up about 260 steps at one point! There are some very good coastal walks on Cap Ferrat and the Rothschild villa is extremely interesting with beautiful grounds. We were blessed with perfect, sunny weather and temperatures of between 23 and 28 degrees C. This apartment was not cheap but it was definitely worth paying more for the facilities and views.

We stayed here with two young teenage daughters in July and found this apartment to be ideal. It has a lovely spacious layout and is even nicer in real life than the photos. It had every facility we needed down to things like olive oil and washing up liquid which saved on the shopping! The views over the harbour and out to sea were amazing. I could have spent the whole holiday on the balcony. The location is great and once we got our bearings were able to get around on the busses and trains. Although it is about 20 minutes walk into town it takes you around the port and the beautiful headland with fabulous views all the way. This was our first holiday without a car but we definitely did not need it. Would definitely go back
