Recently refitted, this house is new to the rental market for 2010. It has the winning combination of outside space, with room to sunbathe, barbeque and relax in the jacuzzi, whilst being only a short walk from Nice Port, the Old Town and the Promenade des Anglaises. There is a small beach only one minute's walk away, with additional swimming spots and access to bus routes and bike hire almost on the doorstep. It also has two parking spaces, one of which is inside secure electric gates. There is a spiral staircase onto the flat roof deck which for sunlovers is a must. It gets the sun all day and the sea view is fantastic.
It has a flexible living space with an open plan sitting room, kitchen and dining areas inside and out. There are 3 bedrooms that can be adjusted to suit any guests needs, as well as a downstairs sofa bed for occasional use.
No expense has been spared on modern conveniences. It is fully air conditioned/heated throughout. There is an American style fridge with water and ice dispenser. There is a 42 inch tv with surround sound and UK channels and a stereo system with Ipod connectivity.
This house would suit guests who want to relax when they are home, but also want the convenience of not using a car or expensive taxis when they leave the house. Nice is on your doorstep, but you wouldn't know it!!

There are two double bedrooms. The master bedroom contains a bath, shower and double sinks and has access to a balcony overlooking the garden. The second double has a large window onto fruit trees. The third bedroom is a flexible space and can either be arranged as a single room, a twin room or double. There are two cots available which can fit into any of the bedrooms. All three bedrooms have very large fitted wardrobes, airconditioning and electric shutters for security and full darkness.
There are two WC's, one separate guest toilet and one within the main shower room.
Downstairs there is a comfortable lounge area alongside the fully equipped kitchen. There is also a breakfast bar plus stools for sociable cooking! The main dining table can be placed inside or out, depending on guest's preferences. There is an additional side table with two stools that can be added to the main table to seat 8 comfortably.
All windows have electric shutters and the house is extremely secure.

There are two parking spaces. One on the private "residents only" street and one within the driveway behind the electric gates. There are two ways to access the house, through the garden via a gate, or through the main driveway. Both gates have a speakerphone and can be locked.
There is a jacuzzi in the main garden area, which fits 6 people. It is heated/cooled as you like and lit at night. There is plenty of space to BBQ and the sliding doors onto the garden can be opened to create one large space. The jacuzzi has a heavy childproof cover.
The roof terrace is reached via a spiral staircase, where there are four sunloungers and a parasol.
Bookings can be flexible, less than one week is sometimes possible. To confirm the booking, 50% of the rental fee is required. The remainder is due 4 weeks before your stay. You will be greeted by the owner to check in and check out. A deposit of £200 is required to cover any breakages/extra cleaning. This is returned immediately after your stay. If you book in the winter, please note there will be an extra charge for the use of the jacuzzi. Please note the wifi/internet access will be available from May 2011 onwards.

Nice has been home to famous artists like Matisse, giving the resort a touch of cultural class. It is also home to some of the world's leading galleries and museums. Food lovers will delight in the food market in Nice, the quaint cafes, and the huge selection of restaurants.
The port of Nice is a bustling area full of restaurants and bars with a safe, yet lively feel. It has a Nicoise atmosphere, with traditional Savoy building facades, and a less touristy feel than some other parts of the city. Whilst you can easily access the Cours Saleya and Old Town, you can also escape to a peaceful sea view at any point and watch both traditional and luxury yachts coming and going.
There are plenty of shops and supermarkets within easy reach, bus stops, tram stops and a train station.

This apartment was everything we could have wished for. I stayed here with 5 colleagues as we were attending a conference in the centre of Nice. Tamsin was incredibly helpful, flexible and patient, especially during the booking process. We could not have asked for a more accommodating owner!
Here are a few particularly good points:
-Spacious communal area, with a lovely open plan lounge / kitchen / bar so you can be more sociable when cooking.
-Well equipped, with all the items/facilities we needed. We especially appreciated the iPod dock and the ice dispenser.
-Luxuries such as the jacuzzi, outdoor dining table and roof terrace made the stay extra special. The roof terrace offers lovely views of the hill on one side, and the sea on the other.
-Master bedroom balcony offered a sea view and was perfect for a romantic breakfast.
-Within walking distance from town. We had a good 25min walk to the Acropolis centre at least once a day, but the walk through the port and town is lovely.
-Variety of restaurants to suit different budgets nearby.
And a few things to watch out for:
-If you have young children or anyone with mobility problems in your group, you may have difficulty getting up to the terrace. It's a very narrow spiral staircase, and you'd definitely have to supervise children up there, because there is nothing to prevent someone falling off the edge.
-The walk to the supermarket is around 15mins (we didn't have a car), but the views on the way are lovely, and thankfully the walk back is downhill.
-The floors can get incredibly slippery when wet, because it is hard floor throughout. If you're going in the jacuzzi, I'd recommend putting a towel at the bottom of the stairs and another just inside the door to prevent falls (as well as wrapping yourself in a towel).
On the whole I would thoroughly recommend this apartment. Although it is technically an apartment, it feels like you have your own house because there is so much space. It's just a shame we had to spend so much time at the conference! But I hope to come here again...

"Lovely time, fantastic place, would definitely go back"
I spent 4 nights here with 5 girl friends, we had a brilliant time. The property is very clean and well maintained. Layout is brilliant, inside and out the photo's don't do it any justice. The accommodation is far more spacious, the air conditionining in every room is a godsent. There is no picture of the jacuzzi on the website, which we were slightly concerned about, but had no need to be as it was gorgeous strategically sunk in the deck next to the outdoor dining area. The roof terrace was also a lovely feature, getting the sun all day and having lovely views of Nice Bay.
Nice itself has plenty to offer. We paid to do the open top bus tour, which we found very informative and worthwhile.
Our experience on the buses to get from resort to resort was not so great, even though it was 1 euro to go anywhere, we found the buses unsurprisingly always full. The stop at the top of the main road has bus 100 on it, but the bus doesn't pickup here, it will only drop off. You are best going to the Port if you need to get this bus. We found the train far more reliable and comfortable. It takes approx 15 minutes from the house to walk to a smaller station by the port so you don't have to go to the main Nice Station.
I would recommend a visit to Antibes lovely place with a sandy beach. Also if you plan to go to Monte Carlo and Monaco plan what you are doing as it is vast and takes a long time to walk from place to place and is quite hilly.
Getting from airport I felt could be tricky, so we booked a transfer coach which was quite reasonable, I would not recommend getting the bus.
I would definitely recommend a stay here.
