About the home

This spacious property was completed in 2004 and is fully central heated. Parking is within a few yards of the front door. With 4 bedrooms, (1 on the ground floor), maximum occupancy is 8. Cots/Highchairs can be provided at £20 per week each, payable on arrival. We do not permit pets of any kind.

Excellent on-site facilities include a Gym, indoor & outdoor pools, tennis courts, 9 hole golf course, beauty spa, sauna, restaurants & bars, children's play area, games room, shop, laundry service, and, in peak periods, evening entertainment.

On the ground floor is a large open-plan Lounge/Dining area/Fitted Kitchen, together with one Double Bedroom and a Shower Room (inc. WC). Upstairs are two more Double Bedrooms and one Twin. The Master Bedroom includes a King Size bed and an En-suite Shower Room (inc. WC). In the main Bathroom is a jacuzzi bath and a separate shower cubicle. Outside is a patio area with table & chairs.

As well as the oven & hob the Kitchen includes a fridge freezer, dishwasher & microwave, while a DVD player & TV are in the lounge. Most items you will need for self catering are fitted, but unfortunately towels & dishcloths are not.

The location is ideal, being only 6 miles from Newquay. There are many glorious sandy beaches close by, the nearest being just 10 minutes away. Padstow, Truro and the Eden Project are all within 12 miles, and the whole of Cornwall is easily reached for day trips.

For the golfer, a dozen of Cornwall's finest courses are inside a 20 mile radius.



We would also like to sell; the price would be in the region of £155,000, to include all furnishings.

A highchair and/or cot is available, charged at £20 each per week, payable at check-in.

Conditions

Holiday weeks normally run Saturday to Saturday, but out of Season much more flexiblility is possible. Arrival time is 4pm, and check-out should be by 10am.

A Deposit of 25% is requested upon booking, with the balance no later than six weeks before the holiday commences. Cancellation insurance is advisable, as the full holiday amount is due in the event of any cancellation. However, if the accommodation can be re-let a refund will be offered, less any difference between the two bookings and a small administration charge of £25.

Longer term bookings of up to eight weeks are possible.

At any time of the year Cornwall is a beautiful place to visit, enjoying a warmer climate than most of the UK, and combining glorious scenery, picturesque villages, castles, gardens, stately homes and industrial heritage with spectacular coastline, sand, surf, secluded bays, fishing harbours & a wide variety of visitor attractions.

The Newquay, Cornwall / Indian Queens area

Newquay itself offers beaches, surfing, restaurants, bars, nightlife, golf, theatre, zoo, gardens, and many other activities and places of interest.

Bodmin Moor is within easy reach, as are National Trust/English Heritage properties such as Lanhydrock, Trerice & Restormel Castle.

The Eden Project is also just a few miles away.

Road : A30 from Exeter to junction with A39 at Indian Queens (about 12 miles past Bodmin). Exit under A30 towards Newquay, and after half a mile take A392 left at roundabout. Atlantic Reach is on the right a few hundred yards later.

A new dual carriageway section of the A30 from just west of Bodmin to Indian Queens is open, removing a serious bottleneck.

Rail : The Plymouth, Bristol & London main line runs through Bodmin, Par, St Austell & Truro, with a local service to Newquay from Par. Some through trains run in Summer. St Columb Road is the nearest Station, less than a mile away. However, Bodmin Parkway is significantly shorter in time, (about 20min), if you arrange car hire, or to be met, as the railway journey on from Bodmin Parkway is very much the long way round.

Air : Flights to Newquay airport, (6 miles away), from many regional airports.

Bus : There is a bus service to Newquay.
