2A Hart Street is an exceptional two-bedroom, two-bathroom garden property that was completely refurbished in 2005 in a modern style that pleasingly and interestingly both contrasts with and yet complements the exterior of this fine Georgian building.

Just an easy 10 minute walk from Edinburgh’s famous Waverley Station, Princes Street, the five-star Balmoral Hotel and designer stores such as Harvey Nichols, Mulberry and Louis Vuitton, the flat could scarcely be more centrally situated. Its immediate environs of Broughton Street are both lively and individualistic. Life is lived here around the clock, but Hart Street itself is a quiet oasis.

The interior walls are mostly white, with a couple of contrasting pastel-coloured panels. The kitchen is state-of-the-art, whilst the living area has an inordinately, comfortable leather sofa and an alluring gas fire. The bedecked and remarkably light garden has a striking water feature.

The property is enhanced by a fine collection of mostly Scottish contemporary pictures, including several original works and prints of Edinburgh by Professor Richard Demarco, OBE, a seminal figure in the Scottish arts scene over the past six decades.

Running virtually the full length of the flat, the oak-floored hall has attractive overhead and floor-level lighting.

Open-plan kitchen/living room (7.85m x 3.78m - 2'9" x 12'5")

This is a superb, modern-looking, oak-floored space with double French doors facing west, giving access to the stylish, decked garden with its mesmerising rock-hewn water feature.

The living area, which focuses around a large modern, log-effect gas fire, has a big leather sofa for lounging, a number of leather/suede cubes and an expandable dining table which can seat up to six. It is equipped with flat-screen LCD TV, set-top box (giving access to all Freeview channels), DVD player/recorder, DAB Radio, Ipod Docking Station and Broadband WiFi internet connection. The subtle lighting is controlled by dimmer switches.

The cleverly-lit kitchen area has an extensive set of contrasting aluminium and white fitted units with granite and solid oak work surfaces. There is a stainless steel, six-ring professional range with oven and extractor hood, as well as a dishwasher, refrigerator and separate freezer. Accessories include microwave, Nespresso coffee machine, kettle and toaster.

Master Bedroom with en-suite shower room (4.22m x 4.16m – 13'10" x 13'8")

Remarkably light and quiet, this very spacious bedroom is furnished with a vast custom-made super king-size double bed. It is fitted with wooden Venetian blinds and heavy curtains, along with a spacious wardrobe and chest-height chest-of-drawers. It has its own en-suite shower room with a highly efficient shower, wash-hand basin and WC.

Second Bedroom (4.08m x 2.93m – 13'5" x 9'7")

Situated to the rear of the property, with its own access to the garden, this light and airy room benefits from a comfortable king-size double bed and a large walk-in wardrobe.

Bathroom (2.29m x 1.65m – 7'6" x 5'5")

The stylish L-shaped bathroom, located off the entrance corridor, has Italian grey stone tiles contrasted by a large, white, deep bathtub with newly installed electric shower above, and matching WC and wash-hand basin, as well as a good shaft of daylight through a frosted-glass window.

The garden represents this apartment’s best hidden asset. Mostly decked and therefore very low-maintenance, its unusual, soothing rock water feature is the centrepiece. This space comes into its own in the spring and summer months, since, unlike so many New Town gardens it actually gets quite a lot of sun, especially in the late afternoons and evenings. Being west-facing, with no towering buildings to block the sun’s rays, it is a rare retreat in this part of Edinburgh. Throughout the year, however, the inspired outdoor lighting makes this tranquil terrace an inspired addition to the property.

The Edinburgh region

Very centrally located at the heart of Edinburgh, within the prestigious EH1 postal district, 2A Hart Street lies at the eastern end of the City's historic Georgian New Town, a World Heritage site.

Situated within the vibrant Broughton village, with its many interesting bars and restaurants and inspiring shops, the apartment is less than 10 minutes walk from the main Waverley Station (which is served by GNER services from London and elsewhere as well as Virgin Trains and Scotrail) and the Rocco Forte-owned five-star Balmoral Hotel just above it.

The flat is just five minutes on foot away from the prestigious John Lewis, Harvey Nichols and Jenners department stores, not to mention the venerable Italian delicatessen and wine store, Valvona & Crolla. The Omni cinema and entertainment complex (including a Virgin Active Health Club) and the Playhouse Theatre are also within a five minute stroll. (Most key Festival and Fringe venues are within fairly easy reach, by the way, and taxis are generally easily hailed on Broughton Street or at the top of nearby Leith Walk, where there is a rank.) There is a new Tesco Metro supermarket in Picardy Place, under 5 mins walk from the apartment. For those wishing to rent a car, Hertz have an office in Picardy Place too.

Edinburgh's main shopping areas of Princes Street and George Street are likewise very easily accessed on foot, as are the National Gallery of Scotland, the Royal Scottish Academy, the Scottish National Portrait Gallery and the many lively contemporary commercial galleries of the Dundas Street region, which exhibit the finest works of leading modern Scottish artists.

The always-intriguing narrow streets of the Old Town can be reached in less than 10 minutes via South Bridge, or in less than 15 minutes via a bracing walk up The Mound towards Edinburgh Castle. The tranquillity of the city's famous Royal Botanic Gardens is scarcely further away (downhill) in the opposite direction.

Compared to very many streets in the New Town, the elegantly wide Hart Street is a haven. Located just off Broughton Street, to the south of Forth Street, it is covered with tarmac. (Tarmac is one of Scotland's great inventions so, unlike many roads around here, there is no rude awakening by the sound of rubber tyres – yet another great Scottish invention, by the way – rumbling over the cobbles!)

Hart Street is part of an exquisite Georgian development which was conceived and overseen by Hugh Cairncross in the early 19th Century. Robert Adam (the most celebrated of all British Georgian architects) was in fact Cairncross's mentor.

"Amazing apartment - will be back"

We couldn't be happier that we picked this apartment for our weeks stay in Edinburgh. We have been to Edinburgh a number of times before and picked this as a base for our wedding accommodation. Whilst it worked out a little more expensive for just 2 people that a hotel would have been, we needed the extra space for wedding storage and this was ideal. The rooms are lovely and the living room and kitchen and great and well stocked. The boiler played up once but was easily fixed and the sofa cushions are a bit worn. But that's being super fussy. The service we received on check in and departure was great, no issues at all and so friendly. Thanks for a great stay - will be back next time we are visiting

"Fab central apartment"

2A Hart street is a great apartment, well appointed and centrally located. Very close to lots of the City's sights and very close to Broughton street which has lots of great cafés and bars and restaurants. We had a great visit. Beds and bedding very comfortable. We were able to depart later in day as there was no one following us in, which was really appreciated. All in all a really good stay.

Central location made the cost worthwhile. Tastefully furnished and very comfortable. everything you would need was in the flat - very thoughtfully put together.

"It's like staying in your extended families special apartment. . ."

Lovely, lovely apartment! All the amenities to feel like home. Loved the garden in the rear of the apartment, which is highly unusual in this city. The apartment is in the basement, but does not feel like a basement as the rear of the apartment has doors and windows to the lovely garden. The owner and caretaker were very easy to work with. We always took a taxi to start the day, as most of our tourist activities were uphill, however we walked back each day no matter how many steps we had taken. The location was very good with a wine store & pub less than a block away. The grocery store was a hike tho. Only negative is the main bathroom had a tiny sink, and a large tub (no shower) so four of us had to trade off using the shower in the master. Really, it is all updated and beautiful. All of us would definitely stay there again.

Since this review was posted, an electric shower has been installed in the bathroom. Also, a new Tesco Metro supermarket has opened just 5 minutes' walk from the apartment.
