Within the New Forest National Park but only 1 mile form the pretty riverside town of Fordingbridge and within walking distance of all the facilities of Sandy Balls, extensive woodlands and walks along the Hampshire Avon. This is an ideal base from which to explore the National Park (see wwwthenewforest.co.uk) with beautiful walks on your doorstep and pretty forest villages only minutes away. As well as being excellent for walkers with their dogs, it is also very well located for fishermen and golfers.

The Hampshire Avon (See below) offers some of the best specimen coarse fishing in the UK and within a few miles are large gravel pits with excellent carp fishing (see www.christchurchac.org.uk).

A few miles across the forest is the oldest golf course in Hampshire, the Forest Course at Bramshaw (see www.bramshaw.co.uk) as well as other nearby excellent courses at Hampworth, Remedy Oak, Ferndown, Paultons Park and Stoneham.

The Cottage is suitable for disabled use. There is a ramp to the rear of the property and there is a shower room suitable for wheel chair access. The property is all on one level, with the exception of a step in the lounge but this does not prevent wheel chair access to the whole property.

SKY HD is installed in the Lounge with a 46' flat screen 1080 television and there is also another sky box with 26' television in Bedroom 1, so it is possible to watch different sky channels at the same time. There is also a 21' flat screen television with digibox and DVD player in Bedroom 4 and a portable television with digi box in Bedroom 3.

If the fishing options are taken, the River Avon is a fast flowing deep river and therefore children would need to be supervised by adults and no swimming or boating is permitted in the river. If you are intending to fish, all tackle, nets, boots and bait should be kept in the secure garden shed and not in the Cottage.

For an extra charge there is 110 yards of exclusive private fishing on the Hampshire Avon only a few hundred yards from the cottage. There are 5 good swims suitable for specimen coarse fishing with Barbel up to 14lb 10oz, Chub up to 7lb 1 oz, Roach up to 3lb 3 oz and carp up to 28lb.

There is also a further 1/2 mile stretch of fishing on the adjoining Sandy Balls stretch of the Hampshire Avon available at £9 per day per person.

There are many leisure facilities available at Sandy Balls including an indoor heated pool, a leisure centre and cycle hire. There are some seasonal restrictions on the use of these facilities and recommended that these are checked first if you are intending to use them.

The master bedroom has a 5' queen size bed and an en-suite bathroom room and Sky TV. The second bedroom has two single beds and an en suite shower room, the third bedroom has a double bed, the fourth bedroom has adult sized bunk beds and the fifth bedroom has a double bed and a potential en-suite shower room. There is room for a cot in the master bedroom, which can be provided.

Pets are charged at £25 per pet.

The Central Southern England region

The Sandy Balls nature reserve is a few minutes walk and the the Sandy balls leisure complex, restuarants, shops and other facilities are 15-20 minutes walk.

The Hampshire Avon offers some of the best coarse fishing in the country as does the nearby Dorset Stour. there is also excellent game fishing in the nearby Rockbourne fishery and further afield on the Itchen and Test. There is also excellent sea fishing in the Solent with boats out of Poole, Christchurch and Lymington. For the extra charges already quoted, you can have 100 yards of the Hampshire Avon to yourself. Three excellent and varied swims suitable for expert specimen coarse fishing. The Hampshire Avon offers some of the best barbel, chub and roach fishing in the country. Immediately adjoining this stretch of river, is the Sandy Balls estate, where it is possible to fish a further 1/2 mile stretch on a day ticket available from the the Sandy balls cycle hire shop, for £9 pp per day. Please note that to fish both stretches, you must have a valid rod license.

New Forest

If the New Forest National Park itself is not enough there are plenty of other attractions nearby. Salisbury Cathedral is 20 minutes drive, Beaulieu Motor Museum and Exbury gardens are only 30 minutes away and the wonderful beaches of Bournemouth and Poole are also only 25 minutes away. Paultons Park asdventure park is 20 minutes drive.

Within 15 minutes drive is the world renowned Remedy Oak (www.remedyoak.co.uk) and within 10 minutes drive is Bramshaw golf club with its Manor and Forest courses. Rounds can be arranged at both these course and the Forest Course is the oldest course in Hampshire where you literally play amongst the ponies. (See www.bramshaw.co.uk). Within 30 minutes drive are many other fine courses including, Ferndown, Stoneham, Parkstone, Broadstone, Hamptworth, Queens Park, Meyrick Park, Brockenhurst to name but a few.
