House | 3 bedrooms | sleeps 7
The beautiful modern Irish cottage sits on the border of County Clare and Tipperary, with stunning views across Lough Derg. Surrounded by rolling farmland, this is a place to enjoy the peaceful rural life, within easy distance of more lively villages and towns, and just 30 minutes away from Limerick city, 2.5 hours from Dublin and Galway. Just 40 minutes drive from the famous Thomond Park - home to Munster rugby!
Very close to the walking routes of 'Lough Derg Way' and 'Clare Way', you can also enjoy a walk or short drive to the pretty lakeside towns of Killaloe and Garry Kennedy. The area is a centre for Irish music and literary events. For those who like the water, you'll find a wide range of activities available locally, with a yacht club and water sports centre nearby - you can cycle or walk round the lake, row or cruise across it, or get on your water skis.
This modern Irish cottage has a bright, open-plan living area with a 20m high ceiling up to a mezzanine double bedroom upstairs. There are wooden floors throughout, two double beds downstairs and a large fenced garden all around. There are two toilets - one ensuite upstairs, and the downstairs one with bath and shower. There is plenty of room to park one or two cars/trailer next to the house, off the track.
All the bedrooms and the living room have views across the lake.
Spend your evenings sipping a glass of wine at the outside table as you watch the sun set over the lake, or inside in front of a roaring fire in the wood-burning stove.

The Province of Munster region
The cottage sits on the edge of Co. Tipperary and looks across Lough Derg to Co. Clare. The local town of Ballina-Killaloe spans the River Shannon at its narrowest and brings together the two counties. The lovely little town has lots of cafes, pubs and small independent shops to browse around, as well as a supermarket and places to hire boats, bicycles and arrange horse riding. You can also find the local tennis club, and a great adventure playground. The golf courses and water sports are also accessible from here.
The region is famous for its traditional music, farming and natural wild beauty. And of course, for Munster Rugby whose famous stadium, Thomond Park, is just 30 minutes drive away.

A lot of effort has been put into this cottage to make it the home away from home. The cottage was bright, clean, spacious and well equipped. The view of Lough Derg from the cottage is spectacular! Th… More
