Full of character and with exposed beams throughout, the house has all the modern conveniences and comfort you could wish for.
Situated only 200m from the boulangerie (bread shop), mini market, bistro bar and restaurant, you can immerse yourself in village life yet still enjoy the privacy of your own garden and pool.
The house has three floors, with the front entrance and cellar at street level, and the garden and living accommodation at first and second floor levels.
On the first floor the large living area with air conditioning comprises a well equipped modern kitchen; a dining area which opens onto the terrace and has a country style dresser, table and chairs; and a spacious living area with comfortable sofas and armchair, coffee table and TV.
On this floor is a charming bedroom with king-size iron bedstead and French windows with a small balcony overlooking the narrow village streets.
There is also a shower room with walk in shower, wc and washing machine.
Upstairs are two further bedrooms with character sloping ceilings, and a bathroom with walk in shower, bath and wc.
One bedroom has air conditioning, a king-size sleigh bed and views onto the garden and hills beyond.
The other has two pretty 3ft beds and looks out onto the narrow streets.
All beds have memory foam mattresses.
Patio doors lead from the kitchen onto a wide sunny terrace equipped with table, chairs and sun umbrella. The terrace has an open view of trees and hills and overlooks the pretty gated garden with its gorgeous kidney bean shaped swimming pool.
Only 30 minutes away are Mediterranean sandy beaches and pretty fishing villages with their many seafood restaurants.
Neffies itself, with its lively festivals and fetes, has a bistro bar "L'Escampette" and a restaurant "La Very'table" both of which serve quality food and host live music events.

• The large enclosed garden has pretty flower borders, a small lawn and wide area of stone terracing around the pool, plenty of room to sunbathe and play!
• There is a stone built barbeque next to the arbour where you can dine al fresco in the shade of the midday sun or by lamplight at night.
• The delightful pool has tiled Roman steps, perfect for sitting on to cool off! It is 1.2m deep all round and 2m deep in the centre, ideal for diving in!
• There is secure private parking for two cars in the gated garden.

The Languedoc-Roussillon region

The medieval village of Neffiès, built within the old castle ramparts is located on the edge of the Parc Naturel régional du Haut-Languedoc, which offers walking and sight seeing amidst spectacular scenery.
Neffiès sits among the rolling foothills of the Black Mountains looking out over the Mediterranean coastal plain, and yet is close to beautiful historic cities, with Béziers just 25 km to the south, Montpellier 40km to the south east and Narbonne 50km to the south west.
Family friendly Mediterranean beaches are just 30 minutes drive from Neffies.
The village is surrounded by vines and wine domaines abound. The quality of Neffiès vineyards is undisputed, the sun drenched sloping hillsides that surround the village providing the perfect conditions for award-winning wine production.
A 10 minute drive will take you to the hill village of Vailhan and the Lac des Olivettes where you can swim, fish or just chill surrounded by breathtaking mountain scenery.
A little further is Lac de Salagou with numerous water sport activities.
There is river swimming and kayaking in the Orb river at Reals (25 mins) and Roquebrun (40 mins).
The gorges of the Hérault (45 mins) offer canoe hire and rafting.
Pézenas (15 mins), a beautiful town with period architecture, artisan shops, winding streets, wonderful lively Saturday market. Concerts and summer festivals..
Beziers (25 mins) for classic architecture, cathederal, hypermarkets, further restaurants and bars, shopping, markets (don't miss the fabulous flower market on a Friday, said to be the best in the south of France)
Cap d'Agde (35 mins) for nightclubs, casino, harbourside restaurants, beaches, water sports, boat trips, golf and Aqualand, a super waterpark with slides, rides and pools.
The nearby sandy beaches between Cap d'Agde and Valras Plage, and Sète with its bizarre summer water-jousting tournement offer sea-side fun!
Bouzigues, famous for moules and huitres (mussles and oysters) has a fabulous selection of seafood restaurants.
There is golf at Cap d'Agde, Beziers and Lamalou-les-Bains
The Cathar village of Minèrve (40 mins), perched on high cliffs on the promontory between two rivers has a history of attacks and seiges.
As do the spectacular castles of Cathar country such as Quéribus, Peyreperteuse, Puilaurens and, most notable, Montségur. All offer an exciting day out.
And of course, you're not far from Spain with Barcelona about 2.5 hrs drive.

"The perfect getaway"
I found this property on Tripadvisor, and the rave reviews were all justified. The house and garden are gorgeous, and the town very pretty. The house is very well equipped, with plenty of crockery even when the dishwasher is full. There are plenty of good trips nearby within an hour or two, but you might be tempted to just lie by the pool. The local shop is good, but there's a big supermarket and a chemist at nearby Roujan. The owners were delightful to deal with. We would love to go back one day.

"One of the Best"
We have just returned from France and wish to express how much we enjoyed the house. It is by far the best house we have rented for some time in France. The proximity to the centre of the village was a great asset, yet it was remarkably quiet. Unfortunately the boulanger was on holiday for most of our stay but the alimentation sold bread. The only shortcoming was the absence of a WiFi connection. My daughter was with us for a week but needed to be in contact with her London office daily. It was OK for her to go to L'Escampette daily but it would have been more convenient to have a connection in the house. Just a thought! We would love to return in the future.

"Beautiful house in an amazing location"
We had a fantastic holiday. We have visited Languedoc for the last 3 years and this has been our best holiday yet. The house was spacious, bright and contained everything we needed. It was beautifully decorated but still managed to make us all feel at home. The kids ( four of them aged 5 to 11) loved their rooms upstairs and spent time in the pool every day. We ate outside every day, enjoying the warmth and the lovely views over the vineyards and the neighbouring villages. The location of the house in the village is ideal - two minutes to the boulangerie in the morning and only 8 minutes to the supermarket in Roujan. We will definitely be back.

"We couldn't have asked for a better place!"
We went there with our two children (13 and 9 years old). The house was very comfortable and well equipped. We even used the bikes one day after a quick check. We couldn't use the pool as it was too early in the year, but I can imagine it would have been great. The house is perfectly located (a small but great quality bakery 1 minute walk away + a small grocery store). The village is surrounded by vineyards and is very quiet. It gave us a great base for all our trips to the seaside, surrounding villages, activities such as Acrobranche and sea kayaking, which the children absolutely loved. The owners were very helpful, quick to reply to any questions and we really felt welcome. Our only regret was that we only stayed for a week. We will have to go back!

"An exceptional house, fantastic pool and great location to explore the region."
We have just spent a fantastic two weeks at Chez Morgan (July 2013) and would recommend the property. The house is spacious and light and very well equipped. The modern kitchen had ample storage space and a large fridge/freezer. The air conditioning in the dining area and main bedroom was a bonus. The outside area provided plenty of space for relaxing, dining and playing. The pool was great - an ideal size and very clean. The local shop provides all the basics you may need with a new Super U only a ten minute drive away in Roujan.

"Fantastic location with all the comforts of home & more"
We spent two idyllic weeks in the property this July. A great base for sightseeing & family days out- most things were 5 -45 minutes away. If staying put is your thing the village itself had all tge essentials. Beautifully decorated & well equipped it exceeded our expectations from the pictures on site. The bedroom ceiling in one of the top floor rooms were rather low - perfect for younger children but taller teenagers may struggle with that. The beds were super comfortable. This was our 4th time renting a property & our favourite thus far . We hope to return .

"Excellent holiday house"
It is a lovely house in a lovely area. The outside (pool, BBQ and sunbathing area) is great, as is the inside. The kitchen was very well equipped if you did eat in. Nice facilities in the village such as a bar and a shop. Can't reccomend enough overall - we would happily go back in the future.

"This place had everything, a beautiful location, all mod-cons and a pool; in a medieval village surrounded by vineyards"
My partner and I travelled to England from Australia earlier this year to celebrate our sixtieth birthdays. The weather was so atrocious in the UK we decided at the last minute to escape to the South of France. We came across Chez Morgan in Neffies by chance. What a find! The house was in the most beautiful quaint old medieval village in a very picturesque part of the Languedoc oozing with history. The house looked out onto a narrow street towards the centre of the village with its old church, a bar, a patisserie and a restaurant - that's it! Perfection. The house was all new inside with a great kitchen, a fantastic pool and even had English TV. This was one of the nicest places we have ever stayed - we were there a week but wished we could have booked longer. Back in Australia now dreaming of Neffies and saving up to go again.
