LOCATION: Some of the regions finest golf courses are off the Immokalee Road in North Naples. They range from the luxurious Olde Cypress, Quarry and Twin Eagles to the popular public-access courses at Heritage Bay and Valencia. Our beautifully appointed property is on a delightful residential gated community between Twin Eagles and Valencia. This ensures beautiful and peaceful surroundings at affordable rental rates near to the golf courses and local amenities whilst being within reach of the beaches, shops and restaurants of Naples.
POSITION: The villa is on a quiet, broad, palm-lined boulevard. It is in a prime, secluded position with a large, south-facing pool and deck inside a cage and a huge, meandering lake at the back of the property.
VIEWS: As soon as you step through the entrance you are welcomed by the stunning sight of the lanai, pool and lake. The clever layout of the property ensures that these same breathtaking views can be seen from nearly every room. From the front of the house, there are delightful views of the tropical front yard and the rows of palm trees lining the road beyond.
LAYOUT AND FURNISHINGS: The open plan layout has 2,200 sq ft under air with an entrance area, main room, den, dining area, kitchen, pantry, breakfast nook, breakfast bar, full master bedroom and bathroom with separate toilet, two additional double bedrooms, guest bathroom and a den which doubles up as the fourth double bedroom when needed. A utility room opposite the kitchen leads to a 3-car garage.
All the rooms are beautifully furnished and fully equipped. Each bedroom has its own distinctive style. The level of facilities reflects that this is our second home instead of just a rental property. Much of the furniture is to either a Mediterranean design or a Tommy Bahama style to give the house a lovely holiday theme. The linens and towels provided are to the finest hotel quality. The property also benefits from full air conditioning / heating and most of the rooms feature volume ceilings and fans.
OUTSIDE FACILITIES: A large brick-paved cage spans the full back of the house to capture all of the sun and the views whilst tropical gardens on both sides ensure that you are not overlooked. You can enjoy the peace and privacy of the spacious pool (complete with fountains and a waterfall) and take full advantage of the extensive sunbathing, BBQ and dining areas. The lanai is also generous in size and furnishings to ensure ample shade to rest in if it is preferred.
The pool measures 28 ft x 14 ft and has steps down into the shallow end and a submerged seat in the deep end. It can be heated and lit including an option for a changing color sequence.

MASTER BEDROOM
The bright twin aspect and pool view of the master bedroom is complemented by an island theme of plantation shutters, a Tommy Bahama style pillow-top bed, matching nightstands, dresser, hanging shelf, mirror and lamps plus cable TV and portable fan. The corner of the room overlooking the pool has a love-seat. The master suite also has a large double-bay walk-in closet.
SECOND BEDROOM
This bedroom has a striking black and white theme with a queen bed, wrought-iron headboard, matching side table, armchair, lamp, standard lamp, mirror, closet and ceiling fan.
THIRD BEDROOM
The design pays tribute to its pool and lake views with a decor reflecting all the fun of being on a tropical holiday making it suitable for both children and adults. It is furnished with two memory foam single twin beds plus a table, cable TV, lamp, closet and ceiling fan.
FOURTH BEDROOM / DEN
The view of the tropical front yard is a perfect foil for the Tommy Bahama styling with plantation shutters, a three seater sofa bed, a side table, a dresser, lamps and a mirror.
MASTER BATHROOM
The bathroom has a full-size glass-enclosed shower, a wide tub, a generous double vanity and a separate toilet. This toilet also has a door from the pool area for ease of access and to serve as a changing room. Built-in cupboards and a closet provide ample storage space. A hair dryer and digital scales are included.
GUEST BATHROOM
A vanity unit, a toilet and a full sized tub combined with a shower fit out the guest bathroom. Cupboards and a closet offer plenty of storage space. The guest bathroom is also equipped with a hair dryer and scales.
MAIN ROOM
The main room features high-end Italian leather sofas, glass top tables and wrought-iron lamps and screen set-off by an Indian silk rug. The sofas seat 5 and two further rattan sided armchairs are available to increase the accommodation to 7. All can enjoy the 40 inch flat screen cable TV, the DVD/CD player and the WiFi cable internet access. The den seats a further 3.
DINING AREAS
The dining areas are in a Tommy Bahama style. In the formal dining area the backrests of the chairs and legs of the table have an attractive leather weave. The chairs in the breakfast nook and the high stools at the breakfast bar have high-end roll-top rattan backrests and elegant bamboo-clump legs. A matching circular glass-top table is the central feature of the breakfast nook. It seats 4 and the breakfast bar seats a further 4 totaling 8. The circular glass-top table in the formal dining area is larger so by supplementing its 4 chairs with others from elsewhere it can accommodate 7. Outside beside the pool there is a further dining table which can seat 6 by use of 4 chairs and a bench.
KITCHEN & UTILITY ROOM
The kitchen is fully equipped with a sink, waste disposal, refrigerator / freezer / ice-maker, hob / oven, microwave, low fat grill, bread maker, waffle maker, toaster, blender, whisk, tea kettle and coffee maker. In addition, the kitchen has a walk-in larder. There is a dish washer in the kitchen and a washing machine, dryer and additional sink in the utility room.

The Naples, FL area
Naples beaches were named among the nation's best in TripAdvisor's 2011 Travelers Choice Awards. The beaches by the iconic Naples Pier draw the visitors because of their views of the pier, the landscape of the palm fringed beaches and the occasional glimpses of the multi-million dollar properties. The fine, white sand and lapping waves are great for playing and fishing from the pier is free because the city provides a blanket fishing license for all anglers. Nearby Lowdermilk Beach with its park, playground, picnic tables and restrooms is popular with families. At Vanderbilt Beach, take off your sandals, splash in the gentle waves and go for a long stroll or a relaxing sit-down. The two finest resort hotels in the region are on this beach which bears testament to its quality. Visitors and residents also flock to Delnor-Wiggins Pass State Park's mile-long stretch of sugar-white sand and bountiful shelling plus picnic spots with tables, barbecue stands and the shade of overhanging trees. At the far end of the beach there is a creak where you can watch the antics of fishermen, the comings and goings of boats and, on most days, the frolicking of dolphins. Remote islands and winding waterways can be easily reached on a rented powerboat or Waverunner. Nature tours deliver sightings of playful dolphins and manatees. Kayaks, canoes and stand-up paddle boards (the latest craze) are perfect for meandering along the Paradise Coast Blueway, a network of paddling trails that uses GPS waypoints. Get a glorious view on high on a parasailing adventure, or dive below the waves to see fish and other marine life. With nearly 90 courses in the Naples area, it ranks at or near the top of the National Golf Foundation's Golf Holes Per Capita list. Numerous public and semi-private clubs offer challenging courses that make the most of lush, tropical surroundings. Keep an eye out for osprey, herons, bald eagles and wood storks.

What a gorgeous home! We have stayed many times in Naples and this villa rates amongst the top two! Neil & Judy are thoughtful & responsive owners to any queries no matter how small. The layout of the home works well for a family with mixed ages & was adored by my youngest (8) and my eldest (17) as well as my 12 & 14 years old too. Exceptionally clean. The most comfortable beds and plenty of everything you need make this an ideal rental property. If I had one wish it would be for a set of towels to take to the beach as these are bulky to pack. We borrowed from friends so it was fine. All in all - we were very sad to leave and would thoroughly recommend this property to anyone looking for a restful, luxurious holiday home in Naples |

A 10% reduction is offered when only a couple are staying.
A fortnight earns a discount of 7.5% off all prices and 3 weeks is offered likewise at a discount of 15%.

The currency exchange rate may have changed since the above conversions. Please ask for an up-to-date quotation which will then be capped for 7 days unless the currency exchange changes in your favour.
All the rates include taxes, utilities, cable TV, internet and, in the High and Peak Seasons, pool heating.
A refundable deposit of $1000 (£645) is also required to cover breakages / damage / security but it will be refunded if appropiate once the property has been inspected and approved. This deposit reduces to $500 (£323) when there are only 2 staying.
A cleaning fee of $150 (£97) will be deducted from the above refundable deposit on exiting.
It is unlikely that pool heating will be required in the Low and Mid Seasons but it is available as an option during your rental at an extra charge of $10 (£6.45) per day (included as standard in High and Peak Seasons).
Your inquiry will result in your chosen dates being put on hold for up to 7 days if you wish whilst you decide where to stay and complete your travel arrangements.
Once we receive a booking, we will enter it into the availability calendar to block off the dates.
We will also send you a contract for your approval. We ask that you return a signed copy of the contract and pay a deposit of 20% of the rental fee to confirm the booking. The balance of 80% plus the breakage / damage / security deposit will be due 6 weeks before your travel date. On receipt of this final payment, we will mail you the key, etc and email you instructions on how to find and use the property.
You are welcome to book and pay by Pay-Pal through the Holiday Lettings Booking Service. Alternatively, book by email and make payments in US dollars wire or check, British pounds BACS or cheque, Pay-Pal (subject to Pay-Pal fees) or Credit Card through Pay-Pal (subject to Pay-Pal fees).
