Experience tranquillity, privacy and security in this luxury Thai-Balinese style single storey villa with 42 sq. metre infinity pool, set in an idyllic 1,200 sq. metre plot of tranquil tropical garden facing east over a picturesque tree-lined lagoon. A few minutes from the beautiful sandy Nai Harn beach on the Andaman Sea.
Built in 2002, the villa is part of the exclusive Nai Harn Baan-Bua gated and managed development of luxury tropical homes. Within the local area there is a wide range of dining places offering both traditional Thai and International food; many opportunities for boat and sea fishing trips, golf, snorkelling, diving and elephant rides; several banks and ATMs; and shops and markets both traditional and modern.
The sun rises in the morning and remains every day of the year until late afternoon over the lagoon, pool area and rear sandstone terrace of the villa. There is also plenty of shade in which to relax out of the sun under the outdoor verandah, Thai sala and overhanging eaves of the roof along the rear terrace. Over 30 species of tropical bird have been seen to visit at various times, the local Mynas being especially common in number.

The villa features a very spacious and airy high vaulted-ceiling open-plan lounge, dining and kitchen area; air-con in all 3 of the bedrooms and lounge; satellite TV, hi-fi with connections for i-Pod, and telephone; 3 bath/shower rooms, 2 of which are en suite; and a separate study with relaxing sofas, computer internet connection, well-stocked book library, hi-fi with connection for i-Pod, aircon and adjacent toilet/washroom.

The private pool is 1.3 metres deep throughout, and has an automated ionised non-chlorinated water cleaning system providing a clean, fresh and relaxing swimming, bathing or simply lounging experience at all times.

Covered outdoor area with table tennis table; and 2 mountain bikes also are available for the more active guests.
There is a private parking area for 2 cars on the driveway from the entrance road.

Maid cleaning is provided 3 times per week; bed linen and towels are changed weekly; swimming pool maintenance 3 times per week and gardening services twice-monthly. 24-hour security is provided by the Nai Harn Baan-Bua management within the gated development.

The Phuket region


Phuket is known as the "Pearl of the Orient" and is the premier beach holiday destination in Asia. It is a large island of stunning natural beauty with beaches that are world renowned. The nearby islands in both Phang Nga Bay and the Andaman Sea provide something for everyone.
Phuket has much more to offer than just beaches and a year-round tropical climate though. The Thai people are warm and friendly, the culture is rich and the food is great. There are many beautiful temples and opportunities for outdoor activities such as golf, scuba diving, snorkelling, water sports and elephant trekking.
The Nai Harn area
Nai Harn is located near the south-western tip of Phuket, a few minutes from the local beautiful sandy beach, the lighthouse at Phrom Thep Cape from which you can see lovely sunsets across the Andaman Sea, the Phuket Sea Shell museum at Rawai, and a wide range of great eating places serving both Thai and Western food. Boat trips to visit the surrounding islands or for scuba diving, snorkelling or sea-fishing can be arranged at the nearby Rawai beach or Chalong pier, both within 10-15 minutes' drive from the villa.
Apart from the stunning beaches and tropical scenery all along the west coast of Phuket, within 10-15 minutes' drive there are many opportunities for water sports, elephant trekking; within 30-45 minutes' drive there are 6 golf courses, the Fantasia theme park (a must for the elephant show) near Kamala, Phuket Zoo, the Butterfly Park and Aquarium, multiplex cinemas and many shopping opportunities.

There are frequent connecting flights to Phuket International Airport from Bangkok, Kuala Lumpur and Singapore, all of which are served by several well-known international airlines.
From Phuket Airport to the Villa.
Taxis for airport/villa transfer and/or car rental are available at Phuket airport and can be pre-arranged if required by contacting the villa Owner who will arrange for you to be met on arrival as you come out of the airport terminal building. The cost of a taxi from the airport to the villa at Nai Harn Baan-Bua is normally about 1,000 Thai Baht (approximately 20 GB Pounds). For car rental we would recommend David Car Rental, located close to Phuket airport.
The drive from Phuket airport takes up to 1 hour. From the airport follow the 402 road towards Phuket, then turn right onto the 402 Bypass Road towards Patong. Do not follow later signs to Patong but continue south past Tesco Lotus and Central Festival towards Chalong and Rawai. At the small roundabout at Chalong head south on the Wiset Road towards Rawai. After about 2 miles you will see signs to turn right to Ban Saiyuan and Nai Harn - turn by a 7-11 store onto the Saiyuan road. Then after another 2 miles turn left at the small 3-way junction in Ban Saiyuan village. After half a mile turn right at the German Bakery into Soi Naya (there is a signpost to Nai Harn Baan-Bua) then after a few bends turn left into Soi Naya 1 where you will see the entrance sign to the Nai Harn Baan-Bua development.
The Villa is situated in the gated development of Nai Harn Baan-Bua, the entry gate to which is on the right at the end of Soi Naya 1 (about 300 metres down).
Full instructions for key collection and gaining entry to the Nai Harn Baan-Bua development and the villa will be provided once your booking has been confirmed and requisite payments received by the villa Owner.

The house is beautiful in all aspects and the grounds are exquisite. After entering the property across the lotus pond, opening the front door is a revelation. Baan Nai Fun isn't a holiday villa; it's a home, and a fabulous one. From the fully equipped kitchen to satellite TV, Music systems, DVDs, Bikes, Games, internet access; everything is provided. Even luggage scales to ensure your return flight check-in goes smoothly! There is only one drawback! The villa is almost too comfortable. The gardens, the pool and the views over the fresh water lagoon are so beautiful and so relaxing that it's difficult to go out and explore Phuket. Sitting in the morning sun watching the lagoon area come to life is enchanting. It teems with wildlife. The flock of yellow spectacled Mynah birds trill beautifully as they sip water at the infinity edge of the pool and the fleeting glimpses of the iridescent blue back of the Kingfisher are a delight. The pool area is a perfect suntrap. The sun rises over the lagoon in time for an early breakfast in the sala and passes over the rooftop just as you're beginning to think whether to go out and eat the fabulous food in the local restaurants or stay in and cook something to eat outside as the stars come out. If you can tear yourself away, this corner of Phuket has plenty to explore and enjoy. Driving in the area is easy too. The swarm of motor scooters isn't a problem. With up to four Thais on each bike, they weave in and out around you quite carefully, almost gracefully in fact. Even in the busy areas like Patong and Chalong we never encountered an aggressive driver on two wheels or four. Even with a whole world to explore it will be difficult to resist going back to Nai Ban Fun. Phil and Shari are the perfect hosts too. Their almost instant responses to our emails with help and advice ensured we enjoyed our holiday to the full. |

If you are looking for a relaxed and peaceful stay in Phuket then Baan Nai Fun is for you. The villa is in the most beautiful setting, with its own infinity pool and views over the lagoon. The accommodation is very comfortable with good sized bedrooms and bathrooms and a wonderful living/dining area, with all the mod cons. My only regret is not having booked a 2 week stay! The owners, Shari and Phil are wonderful to deal with and made the booking process very easy. Their prompt reply to emails and additional advice on the area made all the difference. |
Guestbook for Baan Nai Fun
We started renting out this property in 2009, having owned it since 2002. We have used it ourselves with many friends and family several times over that period. Everyone who has stayed has enjoyed their time there immensely, "paradise", "tranquility" and "hate to leave" being frequently used descriptors. The name "Baan Nai Fun" translates as "House of our Dreams" and it has proved to be so.

It is spacious, extremely comfortable and furnished to a very high standard in traditional Thai style while catering for all mod cons including satellite TV, internet access and music system. We spent a large part of our holiday just relaxing around the villa because we found that it was such a perfect location. The infinity pool is clean, very warm and easily large enough to cater for a family; it overlooks a natural lagoon which attracts a range of birds, on our visit among others we saw Water Hens, Drongos and Kingfishers. We found that there was absolutely no problem from insects or mosquitoes despite the close proximity to water due to the sympathetic planting of insect repellent shrubs around the entire area. Baan Nai Fun offers the perfect location to relax in a secure and safe environment and is only a 15 minute walk to the lovely beach at Nai Harn, It is in close proximity to a large range of excellent restaurants to cater for local and western dishes. We would thoroughly recommend villa Baan Nai Fun to anyone wishing to stay in Phuket as we thoroughly enjoyed our stay in such a beautiful place.

The villa is situated in a beautiful lush garden and a lagoon and it is great to lounge in the pool and watch the wild life go about their every day living. The local village is within walking distance or only a few minutes away by bike with many cafes for breakfast and restuarants for evening dinner. There are also local shops, if the desire takes you, to buy the basics to to eat in and dine al fresco at the sala by the pool for breakfast or that evening meal. Nai Harn Beach is really great and only a few minutes away by car or bike with very good fresh sea food and of course massages. There is also Rawi which has very good restaurants and again great seafood. The villa is a beautiul place to relax, enjoy and have just a great time and we do highly recommend this as a place to stay.

We just had to explore, even though we were really tired. The next morning we realised that we had arrived in Paradise - and that was before we left the property! The sense of space is striking, but not overwhelming, and in the stunning pool, overlooking a tranquil lagoon watching a heron fish one wonders whether it is really worth going to see the rest of Phuket! All this in a peaceful and secluded private estate, but only minutes from the best beach on the island and in easy walking distance of basic shops and a wide variety of excellent bars and restaurant if one really feels the need to go out. Sitting outside in the warm with a glass of wine is my idea of heaven, and sitting on the verandah overlooking the lagoon was better still. We weren't prepared for that wonderful view, and for that view we would have happily forgiven a few shortcomings within the villa itself, but there weren't any. [Ann, 2009] I've stayed 3 times in paradise! Baan Nai Fun is a delightful Thai bungalow with very comfortable beds and furnishings in beautiful surroundings. To get up and have an early morning dip in the pool before breakfast, then deciding where to visit during the day is my idea of heaven! After a good day out enjoying the sites, it’s time for another dip and G&T’s before making yet another decision, where to eat in the evening. There are plenty of very good restaurants in the area and the Nai Harn beach is only about a mile away. I have no hesitation is recommending this delightful place for a wonderful, relaxing and enjoyable holiday.

Deposit, Payment and Cancellation Arrangements.
All payments of due amounts must be made by PayPal, electronic bank transfer or by cheque to the Owners' UK bank account, details of which will be provided at the time of booking. Confirmation of bookings will be made on receipt of cleared funds.
1) Security Deposit
A security deposit of 400 GB Pounds is required to be paid by the Tenant at least 30 days prior to occupancy. If this deposit is not received then the rental booking will be cancelled.
On the Tenant's departure a check will be made of any damage caused, items missing or unpaid service bills due, and commensurate amounts necessary for repair, replacement and/or settlement will be retained from the security deposit prior to the repayment to the tenant of any balance remaining.
2) Initial Booking Deposit
An Initial Booking Deposit of 30% of all rentals due for the Occupancy Period is required to be paid by the tenant at the time of confirmation of the booking. If this deposit is not received within 7 days then the booking will be deemed to have been cancelled.
Subsequent to payment of the Initial Booking Deposit, in the event of cancellation of the booking by the tenant :
- more than 60 days prior to the confirmed Occupancy Commencement Date, the Initial Booking Deposit will be refundable in full to the tenant.
- more than 30 days but less than 61 days prior to the confirmed Occupancy Commencement Date, 50% of the Initial Booking Deposit will be refundable to the tenant
- less than 31 days prior to the confirmed Occupancy Commencement Date, no refund of Initial Booking Deposit will be made to the tenant; in addition, no refund of the balance of the Rental payment received will be made unless the property owner is able to secure an alternative booking for the property for the same occupancy period.
The Initial Booking Deposit will otherwise reduce rental charges due for the final month or shorter period of the agreed Occupancy Period, except where the Tenant fails to make Advance Rental Payments due as set out below.
3) Rental Payments
For rental periods of up to 2 months, full payment of rental charges due for the whole occupancy period, less the Initial Booking Deposit paid, is required at least 30 days prior to the occupancy commencement date. If this Advance Rental Payment is not received then the rental booking will be cancelled and no refund of the Initial Booking Deposit will be made to the Tenant.
For rental periods in excess of 2 months :
- advance payment of rental charges due for the initial 2 months of the occupancy period is required at least 30 days prior to the Occupancy Commencement Date. If this Initial Advance Rental Payment is not received then the rental booking will be cancelled and no refund of the Initial Booking Deposit will be made to the Tenant.
- advance payment of further rental charges due is required at least 30 days prior to the start of each subsequent month or shorter agreed occupancy period beyond the initial 2 months' occupancy.
For the final month or shorter period of the agreed Occupancy Period, the Initial Booking Deposit received will reduce commensurately the Advance Rental Payment due. If any such further Advance Rental Payment due is not received then any remaining period of the rental booking will be cancelled in full and no refund of the Initial Booking Deposit will be made to the Tenant.
