This villa is elegant, serene and stylish, designed with passion and the latest in-room technology. The house has 3 stairways, with the front stairway in the pool area leading to a wide balcony living sala with adjoining dining table. The main stairs lead to the main living room, master bedroom, guest/children's bedroom and kitchen on the second floor and the back door stairs from the kitchen leads to the sports and gym area. All rooms and areas of the house are air-conditioned and all bedrooms have en-suite bathrooms. There is also a maid's quarters and laundry room.

This is a great value for money holiday home located in Nai Harn, Phuket. Please scroll down the page to check the calendar for availability.
One of the best features is the large infinity edge pool in which you can actually swim freely as it is big enough, even for small groups. There is pool dining for 8, and sundecks with a rattan swing chair which completes your blissful swim. The idea is to give all the freedom and comfort needed for your dream holiday. The house is situated within the Nai Harn area, just a 3 minute drive or a 10 minute walk to Nai Harn Beach and convenience stores. Please bear in mind that the number of persons who booked the property is a set figure, meaning that any extra guests you invite to stay could be charged extra.

This area separates itself from the general ambiance of the house as it is a showcase of total modern kitchen technology meticulously designed for convenience and luxury . Stainless steel and black granite counter top dominate the design with an built-in oven, microwave, closet, drawers and double door refrigerator. The kitchen table on the centre can also be used for quick bite snacks and has a built-in stove and grill with stainless head canopy. Adjacent to the kitchen is a soft-cushioned carpeted Japanese style dining table for an unforgettable dining experience.
There are 3 living rooms to entertain, relax or chill out. On the ground floor area, a living room with direct access to the pool and the first room upon entrance to the house. A second living room is set on the balcony of the second floor which can be accessed by a stairway on the side of the house. The main living room is on the second floor, ideal for in-house entertaining or relaxation with home theatre movies or music listening. All the 3 living rooms are equipped with extra wide soft-cushioned salas set designed for total comfort and convenience.
There are 4 bedrooms on the ground floor and the first 2 bedrooms have direct access to the pool. The two bedrooms on the second floor are the master’s room and a children’s/guest room which have access to the pool and the garden through a balcony stairway. The master bedroom has its own private patio and a walk-in closet and bathroom with bathtub and glass-separated shower & toilet. A wide glass sliding door allows you to hear the beauty of the surroundings and the chirping of the birds alongside other sounds of nature right from the comfort of your king-sized bed.
There are five bedrooms in total, all owning showers, toilets and wash basins.
Terms and Conditions 2010
A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.
We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure.
Cancellation by the guest.
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Again please ensure you have adequate travel insurance cover.
Cancellation by Thailand Holiday Homes
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance.
The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.
Please consider our non smoking guests and smoke outside the property, ash trays are provided.
Daily maid service
Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 700 per time inclusive of change of linen and towels, bookable and to be paid at reception, daily maid service is provided for cleaning. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.
Water & Electricity
All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage.
On some ‘high end’ villas services are inclusive this will be stated on your booking details.
Please do not use the air conditioning unnecessarily and switch off when going out!
A free car with full insurance will be provided on all bookings where specified on our websites and booking form, this is primarily our Jomtien and Pattaya villas.
Cars will only be provided on bookings of 7 nights or more.
The vehicle provided will normally be a 4 door crewcab but the company reserves the right to offer any make of four door car at their discretion. When a car is offered a 5000 baht insurance excess deposit is required refundable in the event of no damage to the vehicle however caused.
Punctures will be repaired and paid by the company – kerbing and damaged wheels will not.
In the event of a car not being required a THB 600.00 reduction can be made from the list price.
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.We strongly recommend our guests to take out insurance to cover this.
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.
Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.
We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs.
Problems or complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV’s appliances, pool equipment or any electronic or mechanical items.
Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.
Check in / out times.
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
Late checkouts will be charged at THB 250.00 per hour or part thereof.
Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure.
We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool.

The Phuket region

Phuket is an island, situated in southern Thailand, hugging the crystal blue waters of the Andaman Sea. Phuket is also a province with a registered population of 313,955, although the figures are believed to be near the 500,000 mark, especially during the peak tourism months of the year.
The size of Phuket is approximately 543sqkm, and is roughly the same size as the country of Singapore. This is not your normal sized island. From the northernmost entry point at Sarasin Bridge, to the southernmost tip of Rawai, it will take you roughly one hour and thirty minutes by car. Driving from east to west from Phuket Town to Surin Beach, it will take forty-five minutes by car.
