The residence has 180 degree sea views, spacious terraces featuring a large infinity edged swimming pool with a pergola-covered outdoor dining area, huge dining table, two large built in seating areas as well as traditional island hearth oven, BBQ and comfortable sun beds. Inside is a spacious entry with a beautiful Moroccan tiled W.C., a large living room with elegant yet relaxed décor and a wood burning fireplace. The dining room is an open space that is perfect for both formal and casual meals with family and friends. The kitchen combines traditional Mykonian design with the highest quality in modern appliances.

On the completely private upper level is the master bedroom suite. Both the master bedroom and bath are beautifully decorated with exceptional attention to detail and also have outstanding sea views from two large terraces with outdoor seating. The 4 additional bedrooms and 3 bathrooms are on the lower level of the house and are both luxurious and functional. The Guest House is completely private and has a full kitchen, eating and living areas as well as two master suites with en-suite bathrooms and 2 private terraces

1. BOOKING

A deposit of 30% of the property rental must be paid. If the booking takes place 30 days prior to arrival the full accommodation amount must be paid. No contract with us will exist until we have received this amount and the booking form duly signed and have consequently confirmed your booking. Should you later cancel, cancellation charges will become payable in accordance with paragraph 3.

2. PAYMENT OF THE BALANCE

The balance of the payment must be paid at least eight 30 days

before your arrival. If the balance is not received by us by the due

date, we shall be entitled to cancel the booking without prejudice to

our claim for cancellation charges and to retain the deposit. For

bookings made within 30 days of your arrival date, you will be required

to pay the full amount of your holiday at the time of booking.

3. CANCELLATION BY GUESTS

It is agreed between us that should you wish to cancel all or any part

of your booking, or that the booking is canceled by us due to

non-payment, te shall be entitled to the following percentage of

the amount. 30 days or more before arrival = 30 % (non-refundable

deposit) 29 days before arrival = 100% (deposit & balance) All

cancellations requests must be sent to us in writing and signed by the

signatory of the booking form. Security deposit will be fully

refunded.

4. CANCELLATION OR ALTERATIONS BY OWNER

Although it is unlikely that we will have to make any changes to

confirmed arrangements, it could occasionally happen, and we will

advise you at the earliest possible date. If for any reason beyond our

control we are unable to provide you with the property you have

booked, we reserve the right to transfer you to a similar or better

property. However, if this is not possible or you do not wish to be

transferred, we will cancel the booking and refund the amount paid to

us for the property, but we will not be liable for any cancellation

charges for travel arrangements.

5. MINIMUM RENTAL PERIOD

For weekly rates, minimum stay is 3 nights. Exceptions may be allowed

depending on the property and availability. Surcharges may apply. For

daily rates, minimum stay is 3 nights unless specified otherwise.

6. NUMBER OF GUESTS

Only those persons stipulated on the booking form may use the

property. The number of guests must not exceed the maximum number

indicated in the booking form. Should the owner find that more than

the specified number of guests are occupying the property he will be

entitled to ask the clients to vacate the property immediately.

7. INSURANCE

It is a condition of booking that your party is covered by

comprehensive travel insurance including coverage against trip

cancellation and against personal injury. The appropriate coverage

should be purchased at the time of the booking. Please contact your

travel agent, travel consultant or insurance broker about this. Your

signature on the booking form confirms that you are covered by such

insurance.

8. ARRIVAL AND DEPARTURE TIME

Arrivals and departures are on Saturdays only, unless otherwise agreed

upon at the time of booking. Check-in time is 2:00 pm

Check-out time is 11:00 am. We cannot guarantee early check-ins or

late check-outs unless confirmed by us in advance.

9. SECURITY DEPOSITS

A security deposit is 2,000 Euro payable before the

beginning of the tenancy, to cover the cost of any damage to the

property or its contents during the term of rental. The deposit can be

paid with the balance of the reservation, or with cash or credit card

at the time of check-in directly to the owner. The amount less any

applicable claims will be refunded to the guest in the same way it was

paid to the owner. Cash deposits will be handed back to the guest at

the end of the rental period once the owner has had an opportunity to

assess the condition of the property.

10. PROPERTY DAMAGE

The guest who signs the booking form is responsible for the correct

and decent behavior of his party. Guests are responsible for any loss

or damage caused to the property or its contents. Guests are required

to report any damage to the owner and to bear the cost of repair or

replacement. Should guests behave disrespectfully towards the property

and its contents, the owner reserves the right to ask all guests to

vacate the property immediately.

11. ENTERTAINING AT THE PROPERTY

Parties and other functions involving a large number of invitees are

strictly prohibited unless fully approved by the owner in advance. In

the event of unauthorized use of the property in such a way, The owner

has the right to ask all guests to vacate the property immediately and

the security deposit will be fully forfeited until all applicable

claims are fully assessed.

12. GUEST INJURY DISCLAIMER

We will not be held responsible for any accident or injuries to guests or their children

during their stay under any circumstances.

13. CHILDREN

Children are welcome. Please notify us at the time of booking if there

will be any children in your party and their ages.

14. PETS

Pets are generally not accepted however if you want to bring one with

you, please check with us. If accepted, you will be asked for an

additional security deposit.

15. SWIMMING POOL

The swimming pool, will be kept clean and operational by the property

staff. Pool towels for are provided for guests use, however beach

towels are not.

16. MAID SERVICE

The property will be cleaned at the beginning of the rental period,

before arrival. However, guests should leave the property clean and in

good order at the time of their departure. If the property is not left

in acceptable condition the sum of EUR50 per bedroom will be deducted

from the security deposit. Linen change and general maid service are

provided twice weekly, for The Villas and daily for the Anassa Residence, unless a different agreement is made between the guest and owner at the time of booking.

17. WATER AND ELECTRICITY

Please note that the property is located on a small island which often

has severe problems with drought. Water is a commodity to be used

sparingly during the summer months and service may be disrupted

occasionally. Electricity may also be disrupted, normally for a short

period of time. As such we ask for your patience and cannot be held

responsible for any inconvenience created by events beyond our

control.

18. PHOTOGRAPHY

Photographs taken at the property cannot be used or sold for profit

without the written authorization of the owner.

19. VALUABLES

Valuables left at the property are at the risk of the guest. The owner

and the property staff cannot be held responsible for their loss or

misplacement.

"Perfection"

The house exceeded our expectations!! it was spacious, comfortable and luxurious. We could not have been happier with our choice. Our perfect greek island holiday would not have been the same without this accommodation. Our every need was met with a smile and the location of the villa could not have been more ideal. Seclusion and privacy were offered, whilst still be conveniently located to amazing beaches and the city centre. A must rent for anyone wanting to ultimate mykonian experience.
