SUNDOWNERS new luxury 3 bed/2 wet room, self-caterng Villa is a fabulous, peaceful Country Retreat with breezy, livable galleries + hammocks; gym units; comfortable furniture. Bbq + tools & 8 seater table on patio. Perfect for family or friends, to totally relax, enjoy the 1/2 acre of fully fenced, tropical flowering & fruit garden with flower archways & crazy golf course. Dine 'al fresco' at our second garden, secluded 8 seater/palm frond table. We take care of you from arrival, getting your local driving licence(s), shopping at the supermarket & a fine welcome at the villa. Sundowners is well equipped, cool, quiet & so in tune with nature you will feel the ambience as you reach the galleries. Our starter packs help with the first few days with a real home-from-home comfort surrounding you.

'MONTY' our SUV is FREE with a Sundowners holiday, a valuable offer for our guests pleasure, convenience, economic advantage & ease for exploring Antigua's highspots, restaurants, sports, sea-going adventures & especially visiting some truly wonderful beaches.

This lovely Villa is open-plan, spacious for 2-6 people, fully furnished, very well equipped kitchen with breakfast bar & seating with an elegant dining area opening to the front gallery. There is WiFi throughout the Villa & galleries with a music centre in the lounge including HiFi; Cable TV & DVD. Tony welcomes our guests at the airport and the calming character of SUNDOWNERS with a second greeting from Jenny with gallery flowers & drinks will soon relax you.

Our boat 'Dozy Girl', as pictured, is a further offer we can make to our guests for a happy 'day out' to one of the islands, it is however, subject to sea conditions & serviceability. Our guests only need to provide the food & drinks for the day.

The Villa is set in sugar-cane country along a quiet stony lane, off Jonas Road. You will see the Villa & shutters as Tony brings you in around a slight bend in the lane & also two coconut palms with a variety of tropical flowering border plants & fruit trees.

This country retreat is perfect for relaxing with the birds singing & cooling trade winds ruffling you & the palm fronds. Sundowners is ideal for a family or friends, especially at the LOW rate of GBP 85.00 per night, the cool spacious Villa & galleries are fitted with most facilities & new equipment for your Self-Catering Holiday.

An excellent, well equipped kitchen which has a breakfast bar, bench + storage, 4 cushions & 2 stools. 110v with a 220v supply available for your favourite appliances. Facilities include large Gas cooker with 4 hobs/ oven & grill; large Fridge & Freezer; Microwave; Blender; Toaster; Coffee-maker + good range of Saucepans; Frying Pans; oven-ware, most cooking aids & equipment; serving & picnic dishes & containers.

The Lounge accommodates a Music Centre with TV + Cable, DVD, Radio & Hi-Fi unit for CDs/ tape cassettes & a local telephone. There are 2 comfortably upholstered, 3 seater Sofa's plus a double-seater stool, a long coffee table & rattan table with lamp. Wi-fi is available in & around the Villa, galleries or garden so you will be covered if you bring your laptop.

Sundowners is a new, strongly built 3 bedroom, 2 Wetroom Villa with open plan lounge,dining & kitchen with breakfast bar & bench - all opening out to the wonderful breezy side & front galleries that have jalousied shutters to keep off the rain & direct sun but allow the trade winds to blow round & right through the Villa.

The galleries are a fantastic open-air extension to the villa & are equipped with coffee tables, easy chairs & hammocks so that watching the feathery wild life, keeping cool, peaceful, relaxed & comfortable is assured. Our 2 gym units on the side gallery are a Monark bike & Body by Jake - AB Scissor Ultra.

With the 3 bedrooms & 2 wetrooms, which are all fitted with shutters & all windows are fitted with screens you can be sure of staying cool. The normal wind direction blows right through these rooms to keep them, the villa & galleries cool day & night. No smoking is allowed inside the Villa but along the galleries & gardens, with care, would be acceptable.

Fans are provided in all 3 bedrooms + ceiling fans/lights are fitted in the lounge & dining area. Both wetrooms are bright & cheerful with good, efficient shower units & massage heads, both fully tiled + a glass wall separator to the wc, sink & large cabinet/ mirror with shelves. Sundowners has white marbled ceramic floor tiling throughout making the Villa easy to keep clean, fresh & cool , especially for the feet.

The teak table & 6 tapestry chairs in the dining area look out to the gardens & give an ambience of quiet luxury for dining. The kitchen & breakfast bar/bench seating allow for leisurely cooking & eating with everything to hand. Whether you are a honeymooon couple, a family of 6 or a group of friends - you will find Sundowners welcoming, spacious & the ambience is totally relaxing, with us in the background ready to offer any help or advice via phone or a visit if requested.
We have always been happpy to help our guests with their particular interests & hobbies by finding out about diving; model aircraft flying etc. Currently we have a very happy couple who are avid Radio Hams & with an extention to the Hobie Cat mast they have been able to erect several aerials around the gardens. They have found our location to be perfect & the reception has been great.

All BBQ tools are provided with the BBQ grill for the patio. A large cooler & covered containers are included for use on picnic days out along with 2 folding beach chairs. 'Monty'' is a special addition for your holiday and is provided FREE for your careful use.

Further details outdoors:
With your FREE use of 'Monty' - nowhere is far in Antigua. The Sir Vivian Richards Cricket Stadium is less than a 5 minute drive away from Sundowners. A leisurely drive will get you to Jolly Harbour Marina & shops, Darkwood beach & on through the Rain Forest and Fig Tree Drive, with lots to see on the way to Falmouth & English Harbour.

We are set in half an acre of well fenced, padlockable gated, tropical gardens including a variety of fruit trees, coconut & many other beautiful palms, tropical flowering plants shrubs & bushes in abundance. This is a young garden but the fenced area is gradually emerging with growing border ficus, a variety of coleus bushes, gardenia,bouganvillea, coral, oleander, cactus & silver button bushes with the sunset gardens surrounding the galleries full of hibiscus, yellow bells, morning glory purples, yellow flowering bushes, gardenia, a white rose, coral, fern & lilac flowering bushes. We now have in separate inner beds - frangipani in pink and white, oleander, hibiscus,a pommegranite, grand white bouganvillea, 3rd Mango tree & yellow iris. A vegetable plot & herb garden are planned around the banana grove, close to the mango, lime & orange fruit trees.

We have enjoyed living here for over 30 years, although we visit our home in the Isle of Wight annually. Celebrating our 40th Wedding Anniversary at Sundowners, with many of our friends here was a really special, wonderful experience.
You can be sure Tony will give you a warm 'Caribbean' welcome at the Airport, help you with an Antiguan driver's licence, show you some landmarks, visit the new Epicurean s/market for you to stock up, before taking you on to Sundowners, where Jenny will greet you from the galleries with a drink, fresh vases of flowers + starter pack. We help settle you in by showing you all aspects of the Villa, go over your Welcome letter, co-sign the Agreement & Refundable Deposit, which we hold until departure .

We will take you through all safety & security features & familiarize you with everything to ease you into your holiday as seemlessly as possible. Don't forget to bring your Drivers licence. There is a BBQ area on the patio, to the side of Sundowners, with our new rustic 8 seater garden table & palm front top. We also have a second 8 seater garden table along the pathway near the front gallery steps. With 'Monty' FREE for your use, we provide a large cooler & assorted cold boxes for you to take to the beach, or whatever adventure it is you have in mind for the day. Holidaying @ Sundowners Villa + Monty gives you a really sweet deal here & we work hard to ensure everything is fresh, clean & well maintained so that you can totally relax, enjoy the natural setting with our feathered friends & have a memorable holiday.

Sundowners is a peaceful country retreat ideally situated in the centre of the Island to start your daily adventure in any direction, with luxuriously cool galleries offering easy living, you can hear the sounds of nature, enjoy spotting the humming birds amongst the sunset gardens from the galleries & watch the robins & bananaquits enjoying their plunge baths along the gallery ledges. We often enjoy watching the elegant Egrets stalking the ficus bushes & the lower lawns on many dew filled early mornings. You will be able to totally relax & benefit from the tradewinds through the bedrooms & particularly along both galleries. Conditions

Sundowners Security Booking Deposit is 25% of Total GBP Holiday Rental quoted rates, non refundable, via Intnl. Bank Wire Transfer, once received, will guarantee 'Sundowners' in your name for your holiday dates. Balance of Rental, via International Wire Transfer, to be sent 7 weeks prior to arrival date. Both payments will be immediately acknowledged. Mimimum stay 7 days. Maximum guests 6.

Sundowners Villa & SUV Protection Policies are in place to cover any & all Damage, Negligence, Breakages or Accident. The Sundowners Villa Refundable Deposit is GBP 150.00 & 'Monty' SUV Rufundable Deposit is GBP 500.00, as the Comprehensive Insurance Excess for any Claim is GBP 500. We are happy to add here that our Holiday Lettings Guests have all been sufficiently caring & responsible, so that when we check the Villa & SUV prior to Departure we find everything is in good order, which enables us to Refund their Deposits. This also helps us to prepare for the next arrival of guests. Our Welcome Letter & Agreement fully outlines all aspects of safety, easy living at Sundowners + safe driving & daily checks for 'Monty' our SUV.

Sundowners Front Gallery, Hammock & Shutters

The Antigua region

If you take an average of 28*C it doesn't vary more than 5*C above , or below that at anytime. Marvellous cooling winds with mainly bright days of sunshine for 12 hours.

We have a history here of Horatio Nelson with his base in English Harbour with spectacular Lookout @ Shirley Heights, including a Museum there, which was in fact his house. A drive in 'Monty' our SUV (still on offer FREE for your stay) through the Rain Forest with Adventure Course & Cable Cars overt he tree tops is exhilarating as well as visiting many wonderful beaches, travelling by boat to nearby Islands, particularly Bird & Green Islands or Barbuda.

The Mount Joy area

Mount Joy is situated in the Country, being centrally located means that it is not far from any destination you may have in mind for your da so in 15 minutes with 'Monty', you can be on a fabulous beach, at the 18 hole Cedar Valley Golf Course, in English Harbour, or in St Johns.

Activity & entertainment in Antigua is diverse, from gambling in casino's to courses in underwater diving. We have International Cricket and World Class Yachting, the Antigua Race Week & the preceeding week - 'Classic' week are all based in English Harbour. I am sure there are other important fixtures in the Tennis, Golf, Windsurfing, Kiting & other sports, I'm not aware of.

Antigua is very much like the IOW in so far as it has really exciting pockets of interest dotted around the Island, that you just have to explore yourself to find those that interest you & the beach you find for yourself alone. 'Monty' will take you there complete with cooler for your picnic & rum punch, or pina colada. Come take it easy at Sundowners & enjoy nature with many humming birds along the galleries sampling the many flowers with banana-quits & robins enjoying their pots of water to drink or bathe in.

“excellent accomodation” Our family had an excellent holiday. The house is comfortable, well equipped and in a quiet spot. It was wonderful to be able to see all the wild life, from humming birds to geckos and moths. Tony and Jen ware perfect hosts and supply all the information you need to have a really good holiday. The house is also perfectly situated to make visiting any part of the island easy. I think we tried almost every beach. Our ages ranged from 63 down to 16 and we all enjoyed ourselves.

“Wonderful holiday in peacefull private villa, exploring like locals in Monty” Tony and Jen have a wonderful villa away from the tourists but within short distance to all parts of this lovely island. We went out in Monty their big SUV every day and felt just like locals exploring beaches, restaurants, shops and all the wonderful scenic attractions of the island. Hours spent relaxing on the galleries watching and filming humming birds and banana quits. Even planted some new bushes in the garden. The day out on 'Dozy Girl' to the paradise of Bird Island was brilliant. Can't fault the hospitality and facilities and we've kept in touch with them both by Skype ever since. Fantastic experience, superb value for money holiday.

Hire costs for similar SUV are US$ 70 daily so this continued package offer is a dream of a deal here in the Caribbean. Payment Policy - Safe 'Sundowners' International Bank Wire Transfer. Initial Security Booking Deposit 25% of Total Holiday Rental, non refundable. Once received by us, will Guarantee the Villa in your name for the dates you require & will be immediately acknowledged.

The Balance of Rental, via Intl.Bank Wire Transfer, to be received 6 weeks prior to arrival date, will be immediatly acknowledged. Sundowners Villa/SUV Agreement - covers 2 Refundable Deposits. GBP 150.00 is levied towards any Villa Damage, Negligence or Breakage costs that may be incurred. We accept suitable replacement of any small broken item(s) which will assist us with our next guest arrival.

We allow FREE use for your stay of 'Monty' our Montero SUV, which is Comprehensively Insured for experienced driver(s), with an Insurance Excess of GBP 500.00 against any Accident/damage or Negligence. This is a Refundable Deposit providing our SUV is returned in the same state as on arrival. Any & all damage would be fairly assessed with regards to using Both Deposits, if this proves necessary. Agreement covers 'care of Monty' with daily checks for Engine oil & Coolant to ensure smooth running under your use.

Both Refundable Deposits can be via Cash or Traveller's cheques which will be signed for & held by us on arrival with Sundowners Villa & SUV fairly assessed prior to Departure. In the happy event 'Monty' is returned to us in the same condition as given & the Villa, with no damage/breakages & as found on arrival, the two refundable deposits can be returned & signed for on departure. Minimum booking is 7 nights.
