Home description
The studios are situated below the main house which is set in 2800 sq metres of olive trees and the villa rests on a hill above Mouans Sartoux. It is the owners permanent home and the studios are very well- equipped.
The ground floor has been divided into two studios, each with a kitchen and bathroom with separate entrances. There is an additional room with a separate bathroom and a separate entrance which opens out towards the pool. The two studios can be rented separately or together.{It is also possible to rent the additional bedroom and bathroom on the same floor, and by arrangement, the whole house.)
The first studio has a sofa-bed and two bunk-beds partitioned away from the lounge area. It is a spacious studio of 40 sq metres. It has a new kitchen and wet-room style bathroom, and a small terrace with table and chairs outside. The studio is open plan, and is equipped with TV, DVD and CD player. WIFI is available.The second studio is smaller, 30 Sq M internally with new kitchen and new bathroom, however it opens out to a covered terrace of 20 Sq M. the studio is equipped with TV, DVD and CD player. WIFI is available. The pool is 14 m x 3m and is heated to approx 28 degrees.
There is a wooden decking surrounding the pool and there are sun loungers available. Mougins village is 5 mins away by car. The house faces west and has 180 degree magnificent views fro Grasse to Mandelieu, on clear days you can catch a glimpse of the sea.It is extremely quiet and peaceful. The Cote d' Azur is blessed with a fantastic climate; it boasts over 300 days of sunshine per year. Here you can stroll the markets, relax on the beaches or visit the lakes and gorges or ski in the mountains.

The Provence Alpes Cote d'Azur / Alpes-Maritimes region
The Cote d'Azur is a small region extending from Monaco in the East to the fishing village of Theoule sur Mer in the West.
It has a fantastic micro -climate, which has little or no wind throughout the year. It boasts over 300 days of sunshine a year.
The studios are situated 5 mins from the small town of Mouans Sartoux, 5mins from Plascassier, 5 mins from Mougins, and 15mins from Cannes, and not much more to other well-known areas. In this area it is possible to have any kind of holiday or a mixture of everything.
Mougins area
The region is magnificent in its variation of choice. One can wander along the Rue d'Antibes and shop till you drop.
You can breakfast or lunch on the Croisette in Cannes and people watch to your heart's content. If you're feeling more adventurous you can roller blade the croisette or the promenade in Nice; the new tramway and centre of Nice is spectacular and the old town and market are wonderful.
There are firework displays throughout the summer, in fact if you move along the coastal towns, you can see a different display every night!
There are music festivals for everyones taste and there are many other outside events in warm balmy evenings. If you want nightlife then there are great clubs in Cannes Antibes, Nice and Juans les Pins.
Late afternoons on the beach can drift into aperos in a small bar followed by dinner in a Michelin restaurant or a local pizza or fish restaurant, the choice of restaurants is enormous and fits any budget.
There are markets and night markets.
There are sailing schools across the coast, and there are boats to charter or ferries to catch to Les Isles de Lerins or St Tropez or St Raphael.
How to get there
There are frequent flights from all over europe into Nice airport; Easyjet, BA, Jet2 to name a few. One can also take Ryanair to Toulon and then drive here on the A8 motorway approx 1hr 20mins.There are also very good bus and train services from Nice airport to Mouans sartoux.
It is possible to be on holiday here without a car, but the house is on a hill., and I would highly recommend a hire car for shopping and visiting the fabulous surrounding area of the cote d'Azur.

Further details indoors: Mouans Sartoux is a busy small town with a cinema and small local market. It has a good transport network of both train and bus to all areas of coast and mountains. The studios give one a perfect base for exploring the outstanding beauty of this region. (We have lived here for three years and I feel I will need a very long life to discover all the amazing places and things to do.) Italy is also only an hour away. St Paul de Vence and Tourettes sur Loup, Biot and Vallauris wth galleries and museums. The allure of the coast in Summer and the warm sea and glittering sands. There are many music festivals, in particular Jazz across the Cote d'Azur in the summer months. There are also weekly firework displays with international competitions alll along the coast. The studios are uniquely placed to be able to explore the hustle and bustle of the area and one can take the fabulous coastal train journey all the way along the coast to Italy, from our train station in Mouans Sartoux, ( 5mins down the hill ) through Antibes, Nice, Villefranche, Beaulieu, Eze, Monaco and Ventimiglia.

If you would like a meal prepared, the owner is happy to do this for you at a reasonable price, details of a suggested menu from Thai chcken curry to Ceasar salad, or any requests. There is a drying area in the garden above the house where you can dry towels and clothes. Changeover day is generally Saturday, please contact owner for any different day.
Conditions
Although i have stated not suitable for wheelchair users, my mum visits us regularly and uses a wheelchair though not all the time, please feel free to contact me regarding specific problems. I have also noted, not suitable for children under 5, however, again this can be discussed. All use of the trampoline and swings is at the users own risk, please ensure that you have full travel insurance. Lastly, I am completely happy for guests to smoke outside the property; in the garden.
