very light and inviting, and is comfortably furnished with style and good
taste throughout.
Ground floor: A spacious living room with comfortable seating, an attractive
fireplace and dining area with large table, opening onto a covered terrace
for outdoor dining. Above the living room is a gallery sitting area with
books, satellite television, DVD and CD player. Kitchen is modern and well
equipped with 4-ring hob, oven, microwave, dishwasher, washing machine,
toaster and electric kettle. Double (180cm which may be separated into twins)

There is a very attractive south-facing covered terrace with bbq and garden
furniture for outdoor dining and from here the superb views extend over the
garden towards the hilltop village of Mougins and on to the sea. The garden
is a delight: beautifully landscaped with palm trees, Mediterranean plants
and lawns. Large free-form private swimming pool (12 x 6m) is gated for
security, wide steps for easy access into the water and loungers for relaxing
by the pool. Property is fully enclosed with parking for three cars.

The Provence Alpes Cote d'Azur / Alpes-Maritimes region
The property is situated on an exclusive private domaine of luxury villas just a few minutes' drive from the picturesque village of Mougins world famous for its gastronomy. In fact there are four excellent restaurants and a boulangerie within walking distance. Nearest supermarket and other food shops are a 5 mins' drive, and several golf courses within 10 – 20 mins' drive. Mougins is in the heart of the Côte d'Azur and the villa is conveniently situated with easy access to sophisticated resorts such as Antibes, Juan-les-Pins and Cannes. Nearest beach is at Cannes about 7k away. From Cannes there are boat trips (15 mins) to the beautiful Iles de Lérins. Nice airport is about 25 mins' drive. It is an easy drive to Saint Tropez, Monaco and into Italy but the coast can easily be explored by train.
