This comfortable ground floor apartment is situated in a private and tranquil gated domain. The domain consists of 11 acres with beautiful grounds, mature shrubs, olive and eucalyptus trees. The apartment has its own private garden with a lovely oleander hedge on one side . It it is south west facing so catches the sun most of the day.
A small supermarket and bakery are just outside the gates. Several good restaurants, a larger bakery and coffee shop and pharmacy are within walking distance. The stunning village of old Mougins with its superb restaurants is a few minutes drive away as is Tournamy the commercial centre of Mougins.
Further inland there are pretty hills with perched villages against a backdrop of the Alps. Plenty of country parks for picnics and long walks. 10 minutes drive from Cannes. There is a regular bus to Cannes about 2-3 minutes away. In July and August there is a free bus to Mougins old village from outside the bakery in St Basile.

The living/dining room opens on to a terrace and private garden, which has a large table and 8 chairs and an electric awning. There are four bedrooms sleeping a total of seven adults and one child. The principal bedroom has a double bed and en suite bathroom, with a full bath, a shower attachment, washbasin and a WC.
Both the second and third bedrooms each have two single beds; the second bed in each bedroom is stored under the top bed and can be joined together to make a double.
The fourth bedroom also has two single beds and the second bed is suitable for a child. One of the bedrooms has French windows leading onto its own small terrace. The second, third and fourth bedroom have fitted wardrobes.
There are two separate shower rooms one with a WC and there is a separate WC, making there in all.
The kitchen is open- plan and adjoins the living/dining room. It is fully equipped with a dishwasher, washing machine, two fridges and a small freezer. There is a TV/DVD player and a radio/CD player. The dining table has 6 chairs. There are two comfortable sofas in the living room and two armchairs.

In the grounds there is a 25 meter shared pool - (with security railings), and there are two tennis courts, a games room with table- tennis and also a boules area. The parkland is planted with Mediterranean flowers, shrubs and mature trees including, olives, acacias, Eucalyptus, pines, oleanders, lavender and rosemary. There are extensive grassy areas with shady trees, particularly near the pool. There are full time gardeners and a resident caretaker who ensure that this gated domain is beautifully maintained all year round.
The Provence Alpes Cote d'Azur / Alpes-Maritimes region
Mougins is well situated. Cannes is 7km to the south, with its glamorous beaches, restaurants and shops. Grasse, to the north, is the centre of the French perfume industry. The area is surrounded by forests, such as the Valmasque full of pines, olives, and Cyprus trees, and picturesque historic villages.
Mougins is an ideal base from which to explore and enjoy all that this rich and varied region has to offer. Only 40 minutes drive will take you to Monaco, Menton; a little further will take you to Ventimiglia and the elegant towns of Bordighera and San Remo, with their beautiful architecture, Italian fashions and bustling markets on Tuesdays, Thursdays and Saturdays.
Closer to home you can enjoy the historic ramparts and old port of Antibes, and Juans les Pins is famous for its vibrant night life.
The Mougins / St Basile area
The apartment is very well situated. It is a short drive to the motorway or to the penetrante to Grasse. For golfers there are several courses within a 10 minute drive. For art and culture the area is rich with museums and art galleries such as the Leger, Renoir, Chagall, Matisse and Picasso musuems.
There are interesting towns to explore such as Nice, Menton, the principality of Monaco and to the west is St Tropez. and Port Grimaud. Pretty and historic villages such as Valbonne, Biot, St Paul de Vence, Vence, Tourettes sur Loup and Grasse the perfume capital of the world.

There are several alternatives. The easiest and quickest is to fly direct to Nice airport. There is a choice of airlines from BA to Easyjet and hire a car from one of the international car hire firms. Drive out of the airport and turn left following the signs to the A8 auto route and head west towards Aix-en-Provence. 25 minutes drive from Nice airport.
By French Motorail: Arrive at Nice station. Drive onto the Promenade des Anglais. Follow the road past the airport on your left and then follow the signs for the A8 auto route heading west to Aix-enProvence.

Reservations are confirmed upon receipt of a signed booking form, together with a deposit of 25% of the rental cost. The balance must be paid eight weeks prior to arrival.
A security deposit of £800 is payable two weeks before arrival and refunded within 2 weeks of departure before arrival, which will be returned less any charges for utilities such as electricity or telephone if used. Final cleaning is £100.
