About the home
La Fermette stands in the farmland called L'Aide Frechu (formerly known as L'Etre Frechu). Also at L'Aide Frechu is the original bakery (La Boulangerie) and a large granite barn (La Grange). These buildings will be converted for lettings at a future date.
A natural spring rises on the land with an original water pump and brook which runs down to a large pond. The pond is surrounded by trees and attracts wildlife - ducks, coypu and frogs.
The house is reached by a short private track which joins the main road connecting Mortain and Domfront.
The recent restoration has created quality accommodation whilst retaining original features of the farmhouse. It is privately owned. The accommodation sleeps six and comprises:
Ground floor:

First floor:

Basement:
Large basement room with access to back garden. The basement contains leisure resources for indoor and outdoor play, garden furniture and barbeque equipment. The laundry is also situated here.

The ground floor and staircase are constructed of natural wood. White decor contrasts with the granite wall surrounding the large fireplace.
The sitting room is furnished with a blend of contemporary and rustic furniture. This includes a leather suite with recliner, TV with UK channels, DVD/video player and music centre along with a library of films, games and books. The open fire creates a warm ambiance as well as being an effective source of heat. Wall heaters heat all rooms and can be individually controlled.
The fitted kitchen has natural wood units, ceramic hob, integrated oven, fridge/freezer, dishwasher and a microwave, kettle, toaster, blender and coffee machine. The dining area seats six around a large table and has views over the garden.
The bedrooms have clean, modern decor with rustic furniture and beams. Quality bedlinen and towels are supplied. There is a full white bathroom and a separate shower room to serve the first floor bedrooms.
An additional feature is the basement. This houses a range of activties includng a table tennis table, rowing machine, light exercise bike and air walker, games, garden furniture and a gas barbeque for use outside. The laundry, with washing machine and tumble dryer, is also situated here. Access is by external double glazed doors which open out onto the back garden.
All rooms have natural wood double glazing, with French windows in every major room. A smoke alarm is also installed.

The acre of land has countryside views, a brook and a natural pond.

On arrival you will be met by our site managers who will hand over the keys and give you a tour of the property along with information about the locale and its amenities. They will be your first point of contact to assist with any issues regarding the house.
Please note the following:
The stairs to the first floor are a little steeper than some staircases.
Smoking: La Fermette operates a no smoking policy for the comfort and well being of guests.
Pets: Again for the comfort of guests with animal allergies, we are unable to accept pets.
The natural pond is some way from the house but is unfenced. For their complete safety young children will need close supervision in this area of the garden. The owners cannot accept responsibility for those who do not follow this guidance.
Conditions
1. The property known as La Fermette, L'Aide Frechu ("the Property"), is offered for holiday rental subject to confirmation by Mr or Mrs Messeter ("the Owners") to the renter ("the Client").
2. To reserve the Property, the Client should request, complete and sign the booking form and return it, together with payment of the initial non-refundable deposit (25% of the total rent due). Following receipt of the booking form and deposit, the Owner will send a confirmation invoice and statement. This is the formal acceptance of the booking.
3. The balance of the rent, together with the security deposit (see Clause 5), is payable not less than 8 weeks before the start of the rental period. If payment is not received by the due date, the Owner reserves the right to give notice in writing that the reservation is cancelled. The Client will remain liable to pay the balance of the rent unless the Owner is able to re-let the Property. In this event, Clause 6 of these booking conditions will apply. Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.
4. Any chargeable expenses arising during the rental period should be settled locally with the Owner's representative before departure.
5. A security deposit of £100 for each letting is required in case of, for example, damage to the Property or its contents. However, the sum reserved by this clause shall not limit the Client's liability to the Owner. The Owner will account to the Client for the security deposit and refund the balance due within 10 weeks of the end of the rental period.
6. Subject to Clauses 2 and 3 above, in the event of a cancellation, refunds of amounts paid (except the 25% deposit) will be made only if the Owner is able to re-let the Property, and any expenses or losses incurred in so doing will be deducted from the refundable amount. The Client is strongly advised to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability, etc., since these are not covered by the Owner's insurance.
7. The rental period shall commence at 4pm on the first day and finish at 10am on the last day. The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.
8. The maximum number of people (excluding children in cots) in any booking party must not exceed 6. The keyholder will refuse entry if numbers exceed the agreement.
9. The Client agrees to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in the rental price, the Owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if the Client leaves the Property in an unacceptable condition. The Client also agrees not to act in any way that would cause disturbance to those resident in neighbouring properties.

Beautiful countryside
The Mortain / St-Jean-du-Corail area
L'Aide Frechu is in the district of St Jean du Corail. It stands near to the main D907 to Mortain, which is the closest small town, in the Department of Manche, Normandy.
Mortain has a range of shops and banks, a tourist office, doctor, post office and an open air swimming pool. It also has two supermarkets and a weekly street market. There are two waterfalls to visit, an ancient abbey, a tiny cliff-top chapel, WW2 historic sites and a karting centre.
Barenton is a small village just 4 km away and has bakeries and a small supermarket.
The market town of St Hilaire du Harcouet is only fifteen minutes away. Here there is a greater range of shops and facilities and a thriving weekly market.
Domfront, a medieval hillside town, is also just a short drive away and provides an interesting half-day visit.
To the west lies a beautiful coastline with holiday resorts such as Granville, St Malo and Dinard and the world famous Mont St Michel.
You will find a wealth of walking and cycling opportunties. (Bicycles may be hired in Mortain). The former railway line has been converted to a safe walking/cyling track and the local tourist office provides details of many touristic opportunities.
There are various cider making facilities in the area and a 'Pear Trail' to follow which is particularly beautiful in the Spring when the blossom abounds.
