Michaelmas Cottage was formerly two estate workers' cottages on the Batsford Estate in the picturesque village of Bourton-on-the-Hill a couple of miles from the market town of Moreton-in-Marsh.
It is our second home and has been furnished and fitted for ourselves, not as a holiday let. Built about 300 years ago it has been renovated to a high standard whilst retaining the original beams, two large inglenook fireplaces, exposed brickwork, window seats and many floorboards. A new woodburning stove has been fitted in addition to gas central heating.
The accommodation is on three floors reached by winding staircases. The main bedroom on the top floor has a luxurious 6 foot wide Adjustamatic bed with massage facility with a bright new adjacent shower room with wash basin and WC. A cosy single bedroom beyond has a built-in bed with the option of a portable cot.
The twin bedroom is on the first floor with the addition of a desk, Broadband, fax/copier and Skype phone (account required). The bathroom has an original claw foot bath, separate shower cubicle, wash basin and WC. Downstairs is a good sized sitting room with inglenook fireplace, woodburning stove, the latest widescreen TV with satellite channels, DVD, radio and CD player plus iPod docking station and an excellent supply of books, DVDs, CDs, magazines, board games and jigsaws.
The dining room also has a large inglenook fireplace and the table seats 6 plus a chair for little ones. The compact well equipped kitchen has an electric oven, gas hob, microwave, fridge/freezer, dishwasher and washing and drying machines.
Outside a smart wooden table and 4 chairs can be found under the shady boughs of the apple tree in the idyllic south facing cottage garden and there is on-site parking for one car and further parking in the village lanes for additional cars. There are stunning views of the garden to one side with far reaching views of the Batsford Estate to the other.

The Central England / Cotswolds / Cheltenham / Gloucester region
The ancient market town of Moreton-in-Marsh is situated on the Roman Fosse Way and is on the main line railway from London Paddington (1 hour 20 mins). It grew up in the thirteenth century as a market town with a wide main street, narrow burgage plots and back lanes and there still is a busy market each Tuesday.
Stow-on-the-Wold, Burford, Chipping Campden and Broadway are just a few of the beautiful nearby places to visit and Oxford, Stratford-upon-Avon, Warwick, Cirencester, Cheltenham and Evesham are all within an hour by car.
In addition to the gardens open to the public in and around Bourton-on-the-Hill there are many others nearby including Hidcote and Kiftsgate. Many hours can be enjoyed at Burford Garden Company and the fabulous Daylesford Organics is just a 20 minute drive from the cottage.
Moreton-in-Marsh / Bourton-on-the-Hill area
The beautiful village of Bourton-on-the-Hll is the home of Batsford Arboretum, Falconry and Garden Centre, Bourton House Garden and the Sezincote Estate all open to the public, Batsford throughout the year.
The Horse & Groom, the village pub at the top of the hill, provides a warm welcome with a comfortable and relaxing atmosphere – log fires in the winter and a landscaped garden with far-reaching Cotswold views in the warmer months. The food and wine is exceptional, being sourced from local suppliers and is sought after for miles around.
How to get there
The rail station at Moreton-in-Marsh is 2 miles away. The journey to Oxford takes 30 minutes and it is 90 minutes to Paddington station in London.
The nearest airport is Birmingham, a car journey of approximately 1 hour.
Although local buses stop in Bourton-on-the-Hill a car is recommended.

Terms and Conditions
1. Contract
The contract is between the Owner and the Guest and is governed by English law.
2. Payment
Payment to be made by debit or credit card only.
To secure a reservation, 50% of the final charges are required, the balance being due 8 weeks before the arrival day. Full payment is due on bookings made less than 8 weeks before the day of arrival.
Non-payment of the balance by the date due shall constitute the Guest’s cancellation of the booking and any payment made will be forfeited.
3. Period of Occupation
The contract is made when the booking is confirmed in writing. Guests wishing to extend their stay are requested to give at least 7 days notice unless otherwise agreed and subject to the property being available.
The property may be occupied between 16.00 hours on the day of arrival and 10.30 hours on the day of departure by no more than the maximum number of people stipulated in the cottage advertisement/website. The Owner or their representative has the right to refuse entry to all members of the Guest’s party if this condition is breached.
A confirmed booking for which a Guest has paid all due charges gives the Guest permission to occupy the property, in accordance with these terms and conditions, for the period for which the charges have been paid. Under no circumstances does this create a tenancy of any description.
4. Cancellation
All cancellations, for whatever reason, must be confirmed in writing immediately. There is a £50 cancellation charge. Payments made will be refunded only if and to the extent that the property can be otherwise occupied. Guests are recommended to insure against cancellation.
5. Telephone Call Charges
Telephone calls are charged at the standard BT rate and debited from the Guest’s debit or credit card upon receipt of the itemised bill.
6. Use of the Property
Guests agree that the property will be used in a proper and responsible manner. They will take all reasonable care of the property and will leave it in the same clean and tidy condition as on the day of arrival. They will not cause a nuisance and will be considerate to the occupiers of adjoining properties, not smoke or keep pets in the property apart from, by prior arrangement, one well behaved dog on the ground floor only (£10 surcharge).
7. Inspection
Guests agree to allow the Owner or representative access to the property at all reasonable times for the purpose of inspection, maintenance or repair.
8. Parking
Guests agree to park their car(s) in a responsible manner in the spaces provided and at their own risk.
9. Damage and Other Loss
The cost of replacement, repair and loss caused by the Guests’ unreasonable use of the property is their responsibility. If the property is left in an unacceptable condition, additional cleaning charges at the rate of £20 per hour will be made.
10. Keys
A charge of £50 will be made for keys not left at the property at the end of the stay.
11. Data and Internet
Complimentary broadband internet connection is provided. Whilst all reasonable efforts are made to ensure that this facility is readily available the Owner cannot accept responsibility for the inability to connect to the internet for whatever reason including problems caused by the Guest's hardware or software. The Owner is not responsible for payment of dial up charges. Guests connect to the internet at their own risk and the Owner is not responsible for any damage to a Guest's computer, its data or the security of any data transmitted over the internet. The Owner is not responsible for any viruses, loss of data or unauthorised access and Guests are responsible for ensuring that their computers have adequate protection systems.
12. Advertising/Website
The Owner has made every reasonable effort to ensure that all advertising is accurate. A guarantee that the property will be exactly as shown on an advertisement or the website cannot, however, be given. The Owner is not responsible for the data or security on any website to which the cottage website has a link.
13. Liability
Guests are responsible for their own safety and conduct and that of their children (and dog if applicable) at all times. Whilst all reasonable care is taken, the Owner cannot accept responsibility for injury, loss, damage or inconvenience, however caused. Guests are recommended to ensure that they have sufficient appropriate insurance.
14. Complaints
While it is hoped that Guests will have no cause for complaint, the Owner must be informed of any grievance immediately, to be confirmed in writing.
If a Guest is in breach of any of these terms and conditions and has been requested to leave, the right to occupy ceases automatically and no refund will be made.
