About the home

This luxury villa, located in Pedramala, was constructed in 2001, has been finished to an excellent standard and is tastefully furnished and presented with superb attention to detail.
The accommodation is spacious and on one level. Lounge with fireplace and open fire, dining area and open plan fitted kitchen complete with appliances. French doors from the lounge lead to a 2nd sitting room/4th bedroom, which has a king sized bed and AirCon unit.
Also french doors from the lounge lead on to the covered naya overlooking the private 10m x 5m pool and garden, a perfect chill area to spend relaxing days in total privacy and in the evening enjoying the breathtaking sunsets over the mountains.
All bedrooms are large, 2 of which have en suite bathrooms plus a family shower room.
Set on a 20,000m2 plot, the immediate garden area surrounding the villa is flat and totally fenced in. Entrance is via electric gates and there is parking for 5 cars with level access from the road.
The villa is offered all through the year, there is underfloor gas heating for the winter periods and AirCon during the summer.

2nd Sitting Room/4th Bedroom: French Doors lead from the lounge into the 2nd sitting room/4th bedroom. This 'L' shaped room has a King sized bed and AirCon Unit.

Kitchen: Open plan fully fitted kitchen complete with appliances and include oven, hob, extractor, fridge freezer, dishwasher, microwave, coffee maker, kettle, toaster. American Washing machine and Tumble drier in a separate room.

Bedrooms (all ground floor level): Master Bedroom : Super King bed, free standing wardrobe, en suite shower room. Bedroom 2 : King sized, AirCon unit, en suite bathroom. Bedroom 3: 2 single beds, fitted wardrobe. King Sized Bed in 2nd lounge for 2 additional guests.

Bathrooms: En suite Bathroom with corner bath and shower over, wash hand basin, bidet and toilet. En suite Shower Room to Master Bedroom. Family Shower Room with shower, toilet and wash hand basin.

Beautiful private 10m x 5m pool with Roman Steps and slide, outside shower, sun loungers, Pergola and dining table with seating for upto 10 people. Gas Barbecue/oven. Basket Ball. The villa is set on 20,000m2 plot so there is plenty of open space around the property. Wonderful mountain views and sunsets.

Smoking is not permitted inside the villa. There is a Supermarket and highly recommended Restaurant, both within a 5 minute drive.

The accommodation is all one one level and the parking area has direct access to the villa. There are approx. 4 steps from the naya to the lovely pool area and flat garden.

Conditions

A 20% deposit is required to confirm a booking with the balance due 8 weeks prior to the start date. A refundable security deposit of €300 is required and will be reimbursed providing no damage is found or excessive cleaning is required.

Changeover days are flexible but it is requested the villa is vacated by 10.00am and access on arrival is available from 4 pm.

Also the lovely El Portet beach, a smaller beach with shallow waters, safe bathing and beachside cafe bars is a 15 minute stroll from Moraira. Both Calpe and Moraira have an abundance of cafe bars and good quality restaurants. Javea Golf Club is a 30 min drive, Ifach Golf Club in Moraira approx. 15 minutes and there are other Golf complexes such as La Sella Golf Complex near Denia, Oliva Nova Golf and Benidorm, all an approx. 30 minute drive. Car hire is essential. There are many other interesting places to visit all within a 30 minute drive. The popular beach resorts of Javea, Altea, Calpe, Denia and Benidorm are all within easy driving distance along the coast and the beautiful Jalon Valley is just a 20 minute drive inland from Pedramala.

Alicante airport is 90 km to the south, (approx. 1 hour drive)and Valencia airport is 130km to the north. The A7 motorway is from Alicante, take exit 63 for Benissa and Teulada, and the property is in the direction of Benimarco, just a 12 minute drive from the Tolls.
