Home description

Las Rocas is a spacious, detached villa set in a mature terraced garden and situated in a well established development of privately owned houses.

The villa is in an ideal location. Within an easy walk (200 mts) of the Tabaira centre with its supermarket, shops, bars and restaurants and just over 1 km from Moraira village and the main beach. The house enjoys fine views over the valley to the Cap d’Or headland, the village and the Mediterranean.

The principal access is at the rear of the property where a wide, paved drive allows visitors to pull their car right up to the covered porch and main entrance.

The lovely 8 x 4 m, kidney shaped, swimming pool has a stainless steel ladder for access and is surrounded by a spacious terrace. Mature plants and shrubs bordering the terrace give a high degree of privacy and seclusion. Sun loungers, umbrellas and terrace table and chairs make this area ideal for all-day sun worshipping. At the side of the villa, two smaller terraces provide shaded sitting areas during the hottest months and an attractive barbecue area with brick built barbecue.

The villa is surrounded by a terraced garden that is maintained throughout the year and stocked with a variety of mature shrubs, plants and trees. The plot is walled on all sides and gated at the top and bottom. The lower garden also offers shaded parking for two vehicles.

For those seeking superior accommodation, a comfortable, quiet and secluded villa, with good views yet within easy reach of the village, restaurants and beach this would be an ideal holiday location.

The Costa Blanca / Valencia / Alicante Province region

The Costa Blanca is one of Spain's favourite holiday areas, famous for its wonderful climate, interesting towns and friendly, relaxed atmosphere.

Alicante and Valencia are the two main cities of the region and their airports provide easy and reasonably priced access to the area throughout the year.

The area offers plenty to see and do. The bustling coastal towns of Altea and Calpe to the south, Javea and Denia to the north are all are all well worth a visit and situated within a half hour's drive of the villa. A little further afield is Benidorm, by far the biggest tourist centre of the coast and approximately midway between Moraira and Alicante. Its theme parks and other attractions provide lively entertainment for all generations throughout the year.

The mountain towns and villages behind the coast are only a short distance from the major resorts but life there is a world away from the tourist hustle and bustle.


Moraira / La Sabatera area

Once a tiny fishing hamlet, situated approximately midway between the cities of Alicante and Valencia, Moraira has now grown to become one of the most prestigious holiday centres of the northern Costa Blanca.

Fishing boats still sail from the port, and there is a daily market where their catch is sold, but their numbers are now far exceeded by the number of luxury yachts and pleasure craft that today use the port facilities and marina.

Small enough to be unaffected by mass tourism, and fortunate to have retained much of its original charm and character - no high rise development has been permitted - this vibrant and cosmopolitan holiday village offers the visitor an extensive range of shops bars and restaurants, and plenty of entertainments, to suit all age groups and tastes.

Moraira is slightly more than one hour's drive from either Alicante or Valencia airports via the A-7 motorway and only 10 minutes' drive from the nearest junction at Benissa. Access to and from the area could hardly be easier.

A square entrance hall – off which is a cloakroom and W.C. - gives access to a large living / dining room, comfortably furnished to a very high standard and having open fireplace and air conditioning. The villa offers digital satellite TV (BBC, ITV, Channels 4 + 5, Sky Sports, etc) , DVD player and a radio/CD player. Wide, double sliding doors open on to a long, covered and open, sun terrace that enjoys exceptional views over the garden and pool, and across and down the valley to the sea. At one end of the terrace an arched, wrought iron, gate opens onto a flight of steps that lead down to the barbecue terrace, garden and pool area.

A wide archway separates the living room from the dining area, furnished with a glass-topped dining table and cane chairs. The kitchen is accessed via a smaller arch, partially closed by double, saloon style, swing doors and is fully equipped to cater for six, or more, people: fitted cupboards, granite work surfaces, a fridge/freezer, four-ring gas hob, electric oven and microwave. A door leads from the kitchen to the covered terrace.

An interior flight of stairs lead from the entrance hall down to the three bedrooms, all of which have exterior access. The master bedroom is air conditioned. It has large sliding patio doors opening on to a private balcony that overlooks the pool and garden and is furnished with a large, queen size, double bed. Adjacent to the bedroom is a dressing area with numerous fitted cupboards plus a large, en suite, full bathroom. There are two other bedrooms, one of which is equipped with a ceiling fan and has a shower room en-suite. Both are furnished with fitted cupboards and have double - queen size - beds. Also on this floor is a full family bathroom.
