High ceilings and original wooden floors throughout the house give a feeling of space and warmth. The house dates from 18C but was extensively remodelled in 19C in the Directoire style. The ground floor comprises a 40ft salon with wood panelling, chandeliers, big sofas, two log fireplaces and at the far end an antique dining table with plenty of space for 12 people. The large and airy kitchen has a huge table and is well equipped, including a Lacanche Cluny double oven cooker . A second salon off the hallway has another two big sofas, a flatscreen TV with Sky and DVD.
On the first floor there is a main bedroom with en suite bathroom, two further bedrooms with double beds, marble fireplaces and antique mirrors, another room with twin beds, a large children's bedroom with bunk beds and children's toys. The large family bathroom has a power shower (water pressure is good across the whole house and the hot water is plentiful). On the second floor there is a very pretty attic double bedroom and another newly built large bathroom. In the main courtyard there is a "gardener's" wc with basin.
There are 2 acres of walled gardens and orchards with 15 acres of woods and pasture beyond. The house is set between two sheltered and private courtyards, the main one containing the original stables and a circular driveway. The garden and courtyards are accessed from two rear doors on different sides of the house.

The house has a new central heating system which is powerful and efficient. , The original antique radiators are retained on the ground floor. The washroom is entered from the main courtyard and contains a washing machine and dryer as well as an additional fridge-freezer.
The rear courtyard, which is accessed from the main hall. It is particularly well sheltered, with many flowering plants, and has a outdoor glass-topped tabled with seating for 12.
The house is very comfortable and quietly situated.

The courtyards lead onto a beautiful two acre garden with many flowering shrubs and fruit trees. The tennis court has a hard surface and was resurfaced in 2004. There are several large lawns and a boules pitch. Beyond the garden lies pasture with hedgerows and many mature trees. A BBQ and sun lounger chairs are kept for the use of our guests.
Conditions
A 25% deposit is payable at time of booking (non-refundable on cancellation). Following receipt of the deposit we will send a booking confirmation. Payment in full is due 6 weeks before arrival. All payments should be made by cheque or transfer (no credit cards).
We ask for a £200 deposit for breakages and damages, payable when you pay the full balance, and refundable within 2 weeks of your departure from the property.
In the unfortunate event that you have to cancel and you have paid in full, we will refund you 75% of the total cost if we are able to re-let the property. If we are unable to re-let the property we will only be able to refund you 50%.

This part of France, which is so close to England, is famous for its beaches and golf. However very few know of the enchanting towns and stunning Picardy countryside that is to be found just a short distance inland. The Manoir is less than an hour's drive from Calais, fifteen minutes from the beaches of Le Touquet and two and a half hours from Paris.
The Montreuil-sur-Mer / Montreuil area
The house lies one mile outside Montreuil, on the edge of a very small village with the village green in front and the Mairie opposite. Montreuil is an ancient fortified town contained within enormous walls. The ramparts form a wonderful walk with tremendous views. The town has hardly been touched for two centuries and was famously Victor Hugo's inspiration for "Les Miserables". Small shops, cafes, bars and restaurants are plentiful and there is an excellent market on Saturday mornings in the main square. In the 1920's and 1930's Le Touquet was one of the most glamorous holiday destinations in Europe, frequented by royalty, the rich and famous. Today this is reflected in the grand hotels, casino, championship golf courses and innumerable restaurants. In the bustling town centre you can find many high quality clothes shops and mouth watering patisseries, traiteurs, poissoneries and bucheries - a delight for any gastronome. The huge sandy beaches provide a welcome tranquility. Aside from golf, the visitor can be entertained at the sailing centre, two equestrian centres and even a sand-yachting school. Beyond Montreuil lies the beautiful folding countryside of the 'Seven Valleys' region with its charming small villages and bustling market towns. There are many walks and the rivers provide for fishing as well as some exciting canoeing. For the adventurous, Paris is close enough for a day trip.

The Manoir is under one hour's drive from Calais, less from the Eurotunnel and only 30 minutes from Boulogne.
Take the A16 motorway south, in the direction of Boulogne, come off at the LE TOUQUET exit and take the road signposted to Montreuil. Drive through the cobbled streets of Montreuil and straight over the small roundabout as you come out of the town. Fork right after 100m onto the road to Campigneulles-les-Petites. After one mile you will come to the crossroads by the village church, turn left and then right so that you cross the village green. The Manoir is the white house behind the large, white iron gates.
The Eurostar train stops at Calais four times a day and a car can be arranged to pick you up from the station. Alternatively there is a daily scheduled flight from Kent to Le Touquet.
