Villa Pavone B is a welcoming apartment that covers the entire first floor of a villa surrounded by the greenery. It sleeps five people. From Villa Pavone B you will enjoy a broad view of the valley and of the surrounding countryside. Villa Pavone B is 60 square meters (645 square feet). You will be roughly 5 km (3.1 miles) from the medieval hamlet of Montone, where you will find restaurants and shops. You will reach Villa Pavone B from the main entrance of the building along an external stairway which consists of approximately 20 steps.

Villa Pavone is in the middle of a 120-hectare agricultural farm which stretches over a verdant valley at the same height of the secure medieval hamlet of Montone, a small village which is listed as one of the most beautiful hamlets in the world.

Almost the whole land of the farm is actually pasture or range, being used to breed cattle of the famous Chianina breed. Cultivations and breeding of animals are developed with organic methods. The old countryside houses have been restored to host guests in small apartments which still keep the simple warm and cozy furnishing style of country homes.

At your arrival at the villa, you will notice a group of age-old buildings in grey stones surrounded by the verdant countryside scenery. Porticos and outdoor staircases render the façades picturesque. In front of the villa, there is a large courtyard around which the outdoor spaces available to all guests are distributed: the swimming-pool, the sun-drenched area, the gazebo, the barbecue, and the playground for kids.

You will be greeted by the kind and friendly proprietors: they will soon make you plunge into the relaxing atmosphere of a simple and tranquil vacation where you will be in contact with nature and all the activities developed in the countryside.

All around you will soon notice that the animals are kept free: a couple of some splendid peacocks and several cats, just to begin with. And there also the shelters under which cows and calves are placed, kept in outdoor areas not far from the houses so that you can easily feel in the air the perfume of stables, typical of real life in the countryside and not a trait invented by tourist tales…

An extraordinary resource of the farm is the spring of mineral water which flows not far from the house: its temperature is the same all year round, which means it comes from deep underground. During summer you will find it delightful and unique to get fresh water straight from its source!

Also in the place, it is possible to purchase products from the farm, vegetables, salamis, and homemade sweets, not mentioning the opportunity to taste super-size grilled steaks taken from the Chianina breed. Breakfast and dinner is available upon booking.

The farm is located within a natural reserve area where hunting is forbidden. Mountains bikes are available for you to visit the place and surroundings. In the farm, you will also find a lake where you can go fishing and a bocce field. You may also see all the activities which are run inside the farm, especially apiculture. As guests of the farm, you will be able to attend and have a discount on a thermal bath establishment in Umbertide, only 5 km (about 3 miles) away.

In the small reception hall of the farm, you will find all the information regarding tourist activities of the region and a socket suitable for laptops and internet connections.

Swimming Pool

The swimming pool is 8 meters (26 feet) large by 16 meters (52 feet) long. The swimming pool area is equipped with tables, chairs, sun umbrellas, sun loungers and a gazebo. From the swimming pool you will enjoy a nice view of the greenery and of the surrounding countryside. You will share the pool with guests staying at another nearby villa.

Patio

The patio is shaded by a large porch. It is equipped with tables and chairs. Here you will also find a barbecue and a wood-fired pizza oven. The patio is shared with guests staying at another nearby villa.

Garden

In the garden you will find a fenced children's playgrounds. From the garden you will enjoy a broad view of the swimming pool and of the greenery. You will share the garden with guests staying at another nearby villa.

 Living Room

The living room is paved with terracotta tiles. The furnishings are cozy and comfortable. The furnishings include a sofa and a divan bed for one guest. In the living room you will also find a cooking area. The kitchenette is equipped with a four-burner gas cooker, an electric oven and a small refrigerator without freezer. The dining table can accommodate four guests. In this room you will find a television. From the living room you will be able to enter the balcony with a view of the garden and of the hills through a French door.

Bedroom 1

You will be able to enter the first bedroom from the corridor. The bedroom has a matrimonial bed (160 cm/62 inches, wider than a queen-size bed). The room has a window with a view of the countryside.

Bedroom 2

You will be able to enter the second bedroom from the corridor. The bedroom has a matrimonial bed (160 cm/62 inches, wider than a queen-size bed). The room has a small window with a view of the hill.

Bathroom

The bathroom is equipped with a washbasin, a toilet and a shower. You will be able to enter the bathroom from the bedroom.

Villa Pavone B is an apartment on the first floor of the villa, and you reach it after climbing a 20-step outdoor staircase. You will enter a living-room with a charming balcony overlooking the hills.

In the living-room you will find a couch, a single armchair bed, a table with chairs, a TV set, and a kitchenette. From the living-room, a short corridor will lead you to the two double bedrooms and to the bathroom. Both bedrooms have windows overlooking the countryside, and the bathroom features a wet room (open shower area).

The house is furnished in a simple and cozy way, following the typical country style of Umbria. The floor is in terracotta and the ceiling features wood-joists support and terracotta bricks. The kitchenette is equipped with a four-burner stove and a fridge.

The swimming-pool and outdoor spaces

Close to the villa you will find the beautiful 8x16 meter (26 x 52 feet) swimming-pool, surrounded by umbrellas and deck chairs. The swimming-pool features different depths so that even your kids can swim in it, and it is also spring-water fed.

Next to the swimming-pool you will find two areas to relax in the shade, a large gazebo furnished with tables and chairs, and a portico, which is also equipped with several tables and chairs available to all the guests. Under the portico there is a large oven used to prepare the specialty of the farm, the Chianina meat, and a bit farther, there is a large barbecue ready to be used during large cookouts when you can gather your friends under the stars. On an angle of green lawn enclosed by hedges your kids will find a slide and a seesaw where they can play.

Nearby tourist attractions

Villa Pavone is 5 km (about 3 miles) away from Umbertide, a small town which has an old historical centre where you will find several shops and typical restaurants. In Umbertide you will also have a train station and a bus stop. You will need a car during your stay at Villa Pavone, and you may even rent one at the place.

You will be in the northern area of Umbria, in a convenient position to visit all the splendid cities of art in both Umbria and Tuscany: for example, Perugia is only 30 km (about 19 miles) away, Assisi is 50 km (about 31 miles) away, and Spoleto is 70 km (about 43.5 miles) away. Moreover, Siena is 100 km (about 62 miles) away, Florence is 150 km (about 93 miles) away, and Rome is 200 km (about 124 miles) away.

The nearest airports are: Perugia (35 km or about 22 miles away), Pisa and Rome.

The Umbria region

Umbria, located in the middle of the Italian peninsula, above Latium (the region of Rome) and next to Tuscany, is the only region of Italy that does not have access to the Mediterranean. Despite this, it possesses, as you might have already heard, a "vocation for beauty".

The region is well known for its picturesque settings, the lightness and purity of the air, the presence of thermal and mineral water springs, the lakes and rivers and the spectacular waterfalls. Here life flows slowly, and people like to cling to their ancient traditions, keeping them alive through history.

Umbria is a region of mountains, hills and valleys. It is crossed by the Appenines mountains, which often slope down into gentle hills and allow for charming valleys crossed by rivers, such as the Tiber valley (the Tiber will eventually reach Rome) and the Nera valley, through which the Chiascio and Topino Rivera flow. The gourmets will also be able to feast on the black truffle of the Norcia region, exported from Umbria all over the world.

Montone

Stroll brick-paved streets and admire balconies draped with colourful flowers; discover nature, medieval art and tradition. Welcome to Montone, where nearly 880 years of history would inspire anyone: families, romantics, nature lovers and tranquillity-seekers alike.

Montone is not very popular, but you'll be surprised of this anonymity because, once arrived, it's really hard not to fall in love with it. The village is situated on top of a hill, at 482 mt above the sea level and 40km from Perugia, overlooking the confluence of the rivers Tevere and Carpina... an authentic intact medieval jewel!

Experience the heritage of "uno dei 100 borghi più belli d'Italia" - one of the most beautiful 100 hamlets in Italy - walking through narrow corridors and tortuous enchanting alleys, alternated by large flights of steps to reach the old town centre.

The village is surrounded by imposing walls, holding the stately bell towers and the magnificent Rocca di Braccio, whose remains have been ably restored (after the destruction, in 1478 at the hand of Pope Sixtus IV) and suggest the idea of its real importance.

The history of Montone followed, step by step, the ups and downs of the noble family of Fortebracci, until the XV, when the town reached its maximum splendour thanks to Braccio da Montone.

Braccio da Montone was a great commander of a group of mercenaries, famous to be a cunning strategist and unscrupulous politician, that the 28th of August 1414, transformed Montone into a county and became his earldom. Braccio da Montone was the protagonist of one of the most audacious attempts to create, within the central Italy, an independent state from the Papal States.

Luxuriant landscapes and pure fresh healthy air are the worthy frame of this unmissable hamlet: it's hard to suggest prearranged itineraries... better if you personally discover unpredictable sites, enjoy the stunning panoramic views and the vibrant, but quiet, everyday life of the local craftsman's studios and modest little houses secured within the ancient city walls.

Montone offers numerous opportunities to spend relaxing unforgettable moments in harness with pure nature. All over the year you can attend various cultural and folkloric events, like:

* the popular "Donazione della Santa Spina": that saint thorns are the extreme symbols of the Passion of Christ, sign of authentic royalty, paradoxical compared to the human ones. In a burning atmosphere, under the hot sun of August, the hearts get excited and the three wards in Montone (Borgo, Monte and Verziere) start fighting, reproducing scenes of medieval life and competing in archery competitions, in order to win the palio and the Lady of the Castle, Margherita Malatesta di Rimini, wife of Count Charles, that governed the city of Montone in the absence of her husband.
