About the home

A spacious fully modernised luxurious family home fitted to the highest standard, sitting in an acre of private grounds with magnificent views across the Dordogne hills. Situated in the beautiful village of Montignac, famous for the Caves of Lascaux.

The house has a large heated pool 11metres x 5 metres, beautiful gardens and a shaded terrace overlooking the pool. Facilities are excellent, including a fully fitted kitchen with a American style fridge freezer, ice dispenser, plasma 42" TV with home cinema, large games room with table football, indoor table tennis table & 36" LCD TV with DVD for the kids.

Fully equipped separate laundry room including tumble dryer, washing machine, iron, ironing board and outdoor washing line.

The house has three double bedrooms on one ground floor ,and one very large triple bedroom on the lower floor.
Ground floor includes:

* Double bedroom with patio overlooking the pool sliding wardrobes and new oak floors
* Double bedroom with sliding wardrobes and new oak floors
* Double bedroom with patio overlooking the pool with a bunk bed- single on top and double below also sliding wardrobes and new oak floor. Luxury bathroom with double sink unit , bath and walk in shower plus separate toilet

Lower floor includes:
* Triple bedroom with two king size double beds and a single bunk bed. Walk in wet room with shower and toilet en suite.

The very large games room includes an 8 person leather sofa, table football , indoor full size table tennis table and 32" LCD TV with DVD player.

All rooms except one bedroom have double French doors leading to a patio front or rear.

Ground floor includes a very spacious open plan lounge and dining room, including plasma 42" TV, CD player and internet access. Leads into an attractive fully equipped kitchen, with gas hob and electric oven, microwave, fridge freezer with ice dispenser. Patio can be accessed via double French doors.

Further details outdoors:
Large private garden with walnut trees, fruit trees and mature shrubs. Gated garden leading onto very quiet country lane.

Villa Picadis is located on the official walking and cycling route.

Rear patio

The house has been specially designed to catch the sun all day. In the morning the sun is at the rear of the villa shining onto the breakfast terrace, while at the end of the day the sun sets onto the dining terrace and pool .

The Dordogne is an area of outstanding natural beauty, hot summers with mild winters, rolling hills, pretty villages, local markets, superb restaurants and historical sites. An area famous for truffles, waltnuts and fois gras.

The ' Valley of the Caves' in which Montignac is located, is renowned for it's countless cave dwellings, prehistoric sites and the most famous Lascaux cave paintings, which will guarantee an excellent holiday for young and old alike.

This area suits families or couples across a range of needs, and is suitable for relaxing and getting away from it all, sportive active holidays and historic cultural visits.

The Montignac area

Montignac is situated on the Vezere river and hosts a variety of events across the season. The Bastille Day fireworks, the International Music festival, a regular Wednesday market and the very popular Monday barbecue by the river, for local residents and visitors alike.

Local activities include - Canoeing, golfing, fishing, cycling, tree climbing adventures and water park.

Tammies lakeside beach is just 15 mins away.
