Les Aubes is a provencal farmhouse which has been beautifully restored and furnished to a high standard. Each of the five bedrooms are spacious and benefit from en-suite bathrooms. There is a well equipped kitchen with a central island and a walk in pantry. The large dining room boasts a table which comfortably seats ten people and opens on to a spectacular lounge area with a huge open fire and a wide staircase leading to a mezzanine lounge area and the upstairs bedrooms.
The property is set in well maintained gardens in the heart of the open countryside with far reaching views of the colourful fields of the Drome valley and the mountains. The private outdoor swimming pool is created with children and those with limited mobility in mind. It can be entered by walking in on a gentle slope and opens out around the outdoor jacuzzi to a larger deeper area suitable for swimming. The poolside area is equipped with ten sunloungers and the adjacent pool house offers a comfortable lounge seating area, a kitchen/barbecue area equipped with a barbecue, sink, fridge and dishwasher, a poolside dining area seating ten and a wc and shower facilities.

The Rhone / French Alps / Drome region
Les Aubes is in the northern part of Provence called Drome Provencale. It is a region where The Pre-Alps to the north East descend and run into the carpet of the Southern Rhone Valley. It is a peaceful area where farming and wine growing are important and where history and culture abound. The climate is provencal tempered by the regions proximity to the peaks of the Vercor Mountains. In Spring the fields abound with wild flowers such as poppies. In Summer there is a profusion of Lavender, Sunflowers and wheat fields and of course grapes maturing under the summer sunshine. In autumn the forests display a thousand shades of gold and russet while in the vineyards the harvest is taking place.
Montelimar / Roynac area
Roynac is a typical old French village complete with communal laundry basin and 16 th century church. It is surrounded by hills and forest. The nearest village of any size is Cleon D’Andran about one mile distance from Les Aubes. It has all the essential commerce needed. There are banks, a post office, chemist, supermarket, tobacconist, three restaurants and bars, an excellent butchers, a garage, a doctor, a dentist. The village also boasts a communal tennis court that can be reserved. Some fifteen minutes drive away at Montboucher, is a renowned 18 hole golf course with a club house, bar and gourmet restaurant.
Heading out eastwards there are several places along the river Drome that offer canoeing and kayaking for hire. Continue along the route to Die (pronounced Dee) and you will drive into Majestic Vercor's national park with its high mountains forests, caves, and in winter ski resorts.

Conditions
A refundable breakage deposit cheque of £400 when final balance is payable. This cheque will only be cashed if a deduction is necessary otherwise it will be returned unpresented.
In compliance with legislation smoking is not permitted inside the main house but in the outside areas including the pool house area it is permitted.
