Home description
A bright and spacious village house with 3 double bedrooms (en suite), tastefully furnished and decorated to a high level of comfort throughout. The main living and sleeping accommodation is on two floors, with service rooms such as a garage (for up to 2 cars), a laundry room and a store room located in the basement.
The main entrance to the ground floor leads into a hall area adjoining the staircase (to the first floor and basement) and through to the drawing-dining room. This is a large, well-lit room with a sitting area facing a working corner fireplace and a dining table for 6, with access to the garden through one of 3 full-length windows. Also on the ground floor is a well-equipped kitchen with breakfast table, and a small cloakroom.
All three bedrooms, situated on the first floor, have double beds, en suite bathrooms with shower, and warm parquet flooring. Two of the rooms can also intercommunicate if desired via an external balcony.
Tenants have exclusive use of a 1,000 sq. m. garden (irrigated with water from a private well) and a partially covered patio area suited to dining in the open air. As well as the garage in the basement there is room for parking within a gated area shared with the adjoining house (owned by the same proprietors), and all external gates are operated from within the house by video entry phone.

The Umbria region
Mystical, atmospheric Umbria. This is deepest Italy, a land with a historical, spiritual and cultural heritage that can be sensed and witnessed as soon as you leave the main thoroughfares and head into the hills and mountains that dominate its territory.
Its ancient cities of art such as Assisi, Perugia and Spoleto, along with the great artists, craftsmen and saints who animated them, have to vie for attention with the beauty of the natural environment and the fascination of hidden architectural gems that reward the more individually discerning visitor.
Umbria also has plenty to offer the immediate senses, from excellent food and wines to jazz festivals, outdoor sports and activities and, more simply, the unique colour and movement of its everyday life.
Montefalco area
The house stands in the quiet village of Pietrauta, approximately 2 kilometres (1.25 miles) from the centre of the ancient town of Montefalco, surrounded by gentle hill country which is renowned for the quality of its wines (among which Montefalco Rosso DOC and Montefalco Sagrantino DOCG) and olive oil. Although a settlement dating back to pre-Roman times, Montefalco is a classic medieval walled hill town with many churches and other buildings dating from the 13th century. Among these is the Chiesa Conventuale di San Francesco, which is now a museum containing a fine collection of works by Umbrian masters including Benozzo Gozzoli and Perigino.
Being almost at the very centre of Umbria, this location is also within very easy reach of some of the region’s most important cultural and artistic centres of interest, notably Spoleto (21 km), Todi (29 km), Assisi (32 km) and Perugia (48 km). To the south, Rome can be reached by car in around 2 hours.
The village itself has a small supermarket selling main provisions, including home-made bread. At approximately 800 m. there is an open-air swimming pool open to the public for a small daily fee (€5) during the summer, and there is also a riding centre 1 kilometre away.
How to get there
The house can be reached in 45 minutes by car from Perugia Airport, which has direct flights to London Stansted.
Other available airports are Rome (Leonardo da Vinci and Ciampini), at 2 hours’ drive from the property, and Pisa at 3 hours. The Montefalco area is close to the SS3 dual carriageway linking it to Spoleto to the south and Perugia and the main motorway network to the north and west.
The nearest train station is at Foligno (12 kilometres), with journey times to Rome of 1.5 – 2 hours.
