About the home

The spacious house with wonderful views is private and restful while being within easy reach (20 min walk) of the village centre with shops, restaurants, pizzeria and coffee bars. Montecchio is an eleventh century hilltop village with charming stone architecture. Each village celebrates a number of festas during the summer months with food, wine and music available to all in the open air with a wonderful traditional and festive ambiance.

Many other magnificent towns are within driving distance including, Todi, Orvieto, Perugia, Spoletto, Assisi, Siena and Florence.

Activities including walking, cycling and horse riding are available locally.

The ground floor includes a lounge, a large dining room and the kitchen in an open floor plan. A secluded and shaded outdoor terrace adjoins the kitchen with table and six chairs and a lovely view of the wooded valley.
The lawns surrounding around the swimming pool (12 x 6 metres and 1.5 mtrs deep throughout) with terra cotta tiled area also include a grape vine shaded pergola and a stone barbecue and sink.

The grounds of the property are fenced and accessible through electronically controlled gates. Outdoor lights may also be controlled by the remote control unit.

The Montecchio / Pranzuto area

MONTECCHIO is a charming hilltop village, typical of Umbria with its central square, stone buildings and shaded park nearby. It contains all the essential traditional services, including coffee shop and bar, bank and ATM, grocery shops, post-office, minimarket, bakery, butcher shops, two restaurants, pizzeria, Catholic Church and Friday morning open-air market.

The local pale stone is evident everywhere giving the village centre its unique multi-leveled traditional character. The narrow winding streets behind the square comprise the living heart of the village, unchanged in appearance and custom for many centuries.

The property is situated on the edge of Montecchio village. The nearest airports include the main Rome airport Leonardo da Vinci in Fiumicino and the smaller airports in Ciampino and Perugia are used by Ryanair.
Montecchio is a two hour drive, mostly on the A1 autostrada going North towards Fierenze (Florence) and exiting at Attigliano.

The train can also be taken from Fiumicino airport or Rome Termini if coming from Ciampino, to Orvieto where a taxi service is available.

The summer months rate is the total rate while there is an additional charge for gas used during the other months. The house is centrally heated by gas and also by wood pellet stove. In addition there is an open log fireplace and a very cosy and efficient log stove. The house can be very comfortably heated throughout without using gas.
