A very pretty cottage set in one acre of woodland in a small hamlet of six house / farmhouses only 2.5 ks from the bustling medieval village of Montcuq

The cottage has recently been renovated and has all new kitchen / bathroom fittings and furniture, beds and bedding etc.

Downstairs is the lounge / kitchen with dining table and wood burning fire, the toilet, separate bathroom (shower) and a laundry area are also downstairs.

the fully fitted kitchen has fridge, microwave, electric oven and hob, toaster, kettle etc

satellite tv and WIFI is also included

Upstairs there is a landing with a double bed settee ( ideal for an extra adult or two children) and a doorway that opens onto a teqrrace, there is a bedroom with double bed and a bedroom with two single beds.

Outside there is a large undercover porch.

The garden has a large gravelled area with garden seating and ample parking space, there are two large lawned areas.

Behind the house there is an area of natural bush then an acre of woodlands up a gradual slope and a terrific view of the valley from the top.

The village of Montcuq has 5 pub / restaurants and a very busy Sunday market.

The area is a magnet for hikers and walkers.

There is a large swimming lake about 5 minutes drive away and there are all the normal facilities on hand in the area ie kayaking, bike riding, horse riding etc,

The medieval bastides of Lauzerte, Penne d'Agenais, Tournon d'Agenais are all a short drive away.

Moissac and Agen are easily reached inside an hour.

There are local markets in a village nearby everyday within half hours drive

Location is approximately 20 minutes drive to Cahors and just over an hours drive to Bergerac or Toulouse airports

Montcuq is a popular stopping point on the pilgrim route of Santiago de Compostella, there is a steady flow of hikers making their way down to Spain

The area is full of endless vineyards with wine tasting in abundance

The region is rich in history from the Middle Ages from the Crusades to the French Revolution and more

The area is a vast array of fields, woodlands and valleys that border the meandering Lot river that winds it's way from the historical city of Cahors with the famous Ponte Valentre

The very famous St Cirq Lapopie and Rocamadour are just over an hours drive away

Bordeaux and the Dordogne valley are about 1.5 hours drive through the beautiful vineyards

Montcuq has a variety of bars and restaurants, the Rocking Horse being a popular watering hole with expats

"Perfect in every way"

"Beautiful location"

My husband and I travelled through the South of France for two weeks staying in hotels and B&B's throughout the region. This charming cottage was recommended by friends as a location to really relax and enjoy this beautiful area and it's many historical sights and we weren't disappointed. On arrival we were met by owners Barry and Jane Harfield who were wonderful hosts, the fridge was stocked with a few beers, wine, cheese and fresh baguettes such a wonderful welcome. The cottage was totally self contained so although we didn't cook during our stay we certainly could have, the restaurants in the nearby village were just to good. We would definitely return, highly recommended.

"Charming house in a great location"

We travelled from Australia and stayed here with two UK friends and had the best time ! House was perfect for four with all we needed for our weeks' stay. Location is central to many beautiful villages , chateaus and sights( the owner Barry had left details of suggested places including all the nearby markets) . Highlights were the swimming lake nearby, the countryside, chateaus and just chilling out on the patio with cheap wine and good French food.
Since we stayed there have been additional works done so no doubt it's even better! We hope to return for a longer stay soon. Highly recommended.
