A very pretty cottage set in one acre of woodland in a small hamlet of six house / farmhouses only 2.5 ks from the bustling medieval village of Montcuq

Downstairs is the lounge / kitchen with dining table and wood burning fire, the toilet, separate bathroom (shower) and a laundry area are also downstairs.

Upstairs there is a landing with a double bed settee ( ideal for an extra adult or two children) and a doorway that opens onto a teqrrace, there is a bedroom with double bed and a bedroom with two single beds.

The garden has a large gravelled area with garden seating and ample parking space, there are two large lawned areas.
Behind the house there is an area of natural bush then an acre of woodlands up a gradual slope and a terrific view of the valley from the top.
The village of Montcuq has 5 pub / restaurants and a very busy Sunday market.
The area is a magnet for hikers and walkers.
There is a large swimming lake about 5 minutes drive away and there are all the normal facilities on hand in the area ie kayaking, bike riding, horse riding etc,
The medieval bastides of Lauzerte, Penne d'Agenais, Tournon d'Agenais are all a short drive away.
Moissac and Agen are easily reached inside an hour.
There are local markets in a village nearby everyday within half hours drive
Location is approximately 20 minutes drive to Cahors and just over an hours drive to Bergerac or Toulouse airports
