La Roque is a beautifully restored stone farmhouse in the Quercy Blanc in South-West France. Part of the Lot, it is an area of unspoilt natural beauty with limestone plateaux, wooded hills and lush valleys. La Roque is ideally placed for exploring the area’s picturesque villages and medieval bastide towns, its beautiful chateaux and the Cahors vineyards. Situated in 40 acres of garden, meadow and wooded hillside and close to three medieval villages, La Roque is perfect for those who enjoy walking and the countryside, good food and wine, or just lazing in the sun by the swimming pool. The house is approached up a no-through lane, which leads to a tiny farm hamlet. The property overlooks its own tranquil meadow and valley and is private but not isolated.
The farmhouse and adjacent barns date from the early 19th century and have been fully restored to a high standard. La Roque is full of character and charm and retains much of its period detail, with original terracotta tiles, beams and stone walls. The house is comfortably furnished in period style and has four bedrooms and four bathrooms, sleeping a maximum of 8.

The main entrance to the house leads in to a sunny hall and study/sitting room with a TV +DVD player to watch films. There are French doors leading out to a small covered terrace. The double-height beamed sitting room is light and spacious, with windows on three sides and it has a magnificent stone fireplace and comfortable seating. A door leads out to the ‘bolet’, or covered terrace, which overlooks a walled courtyard and a large Quercy barn. It is the perfect place to enjoy a lazy breakfast in the early morning sun or a shady meal later in the day. The large kitchen is well equipped with an oak table seating 8, an electric hob and oven, a dishwasher, a microwave, kettle and an extra large fridge/ freezer. A utility room is accessed from the side of the entrance steps, where the washing machine and tumble drier are to be found.
Upstairs, there are three double bedrooms and two bathrooms. The master bedroom (1) has a 6-foot bed and has wonderful views to the south and west, with French doors which open on to a balcony. The en-suite shower room (1) has twin basins and a good-sized shower and W/C. There are two further bedrooms, one with twin beds (2) and the other bedroom (3) with a large double bed, and a family bathroom (2), which has a bath with overhead shower, basin and W/C. There is an additional large shower room (3) and W/C on the ground floor. The fourth bedroom (4) is situated in the adjacent converted small barn, which is now a separate ‘maison d’amis’ with twin beds and an en-suite shower room (4).

Outside the house is surrounded by lawns and terraces planted with lavender, box hedges and flowering shrubs. There is a large fig tree and a mature grapevine, as well as numerous ornamental trees. The south-facing swimming pool, which measures 11m X 5 m, has lovely views and enjoys sun all day long. It is surrounded by a paved terrace and has both an alarm and an automatic electric cover. Above the pool is a summer kitchen with a fridge, a sink and a barbeque, ideal for preparing a cool drink or a simple lunch. It also provides a shady place to sit in the heat of the summer. The large Quercy barn is equipped with table tennis and other games. A leafy track behind the house leads to further woods and fields, where there are old vines and truffle oaks. A leisurely walk here is the perfect way to explore both the local countryside and the abundant flora and fauna.

La Roque is available for 2 week lets only..Changeover day is Friday. Please telephone us – 0033 553407113. To secure a booking a deposit of 25% of the rental cost is required. On the final invoice a Security deposit of £400.00 is included (against breakages etc. and extra cleaning if required). The security deposit is of course refundable if not used Tenants must arrange Travel, Holiday, Cancellation and personal liability insurance. Linen for Hire at £10 per person (excluding pool towels).

Payments (by cheque, cash or bank transfer) accepted in other currency are converted at the rate of exchange at the date that Kingfisher’s bank converts the payment and any currency variation plus any additional bank charges or costs will be adjusted in the security deposit returned. Prices include gas, electricity and water, the use of the property and contents, its swimming pool and grounds. Heating, (extra oil, gas, electricity and wood) will be charged extra as appropriate.
Telephones may be available and if so often on a restricted service for local outgoing, and incoming calls. You can buy or use a suitable charge card for other calls. Mobile phones are unreliable in the region. Internet & e-mail access via the telephone is not available unless possible & agreed in advance with the Owner via Kingfisher. The Midi-Pyrenees / Lot region


The Lot Valley in South West France is a popular holiday destination for couples, families and groups of friends. Set in beautiful, unspoilt rolling countryside of gentle hills and valleys, it is made up of green fields, oak forests, vineyards, farmland and historic hill-top Bastide towns.
The region benefits from a warm sunny climate, making it ideal holiday weather and perfect for relaxing by the pool, eating alfresco and taking long leisurely walks in the beautiful countryside.
There are a range of interesting activities for all ages. Leisure lakes which offer excellent sun bathing, swimming and watersports are the area's local alternative to the seaside. You can also play golf, go wine tasting at the many chateaux, explore the local bastide towns or enjoy the hustle and bustle of the French markets. It is equally an excellent place to take a family holiday with plenty of action to keep the children amused including quad biking, visiting caves and exciting theme parks
Climate and temperature - spring and Autumn in this area of SW France are usually pleasantly warm and the Summer mostly comfortably hot between 25 to 30 degrees being typical summer temperatures (though it can get very hot on occasions). Although drier than the Dordogne, we have magnificent exciting thunderstorms which clear the air after any prolonged period of humidity. For the most part, the air is clear and the evenings pleasantly warm and there is often a gentle breeze to counteract the warmth of the sun. Swimming pools should average 25/30 degrees in normal sunshine.
The Montcuq area
Nearby, (7 mins by car) is the market town of Montcuq, where there is a Tourist Office, various shops, supermarket, post office, garage, chemist, doctors and dentist surgery. The Sunday market is always a favourite venue for tourists where you can absorb the ambience from one of the café/bistros in the main square. During the summer numerous fetes and festivals take place, with live music and entertainment.

BY ROAD
The superb French Autoroute (Motorway) system makes driving here as easy as you could hope for. The main Motorways to this region are the A10 (from the north to Bordeaux), the A20 (from Paris via the A10, A71) to Toulouse and the A62 (from Toulouse to Bordeaux). The journey from Calais to Bordeaux is about 560 to 590 miles and should take around 8 hours. We are about 580 miles from Calais/Le Havre and 430 miles from St Malo. BY RAIL
Eurostar runs via the Channel Tunnel between London and Paris (Gare de Nord) in 3 hours. Paris is linked to the high speed rail network (TGV). Departures for Aquitaine are from Gare Montparnasse station. Taking the train from London to Lille avoids the need to change stations in Paris. There are TGV connections to Bordeaux and Toulouse as well as to Agen, which is the nearest station to our properties. There is a car train to Brive, which is less than 2 hours from the area.
