About the home

Dating from the 13th century, the private country estate of Santo Stefano is set amongst a sweeping landscape of gentle hills and valleys in a little known area of northern Tuscany, yet less than an hour from the historic centres of Florence, Pisa, Lucca and Siena. The estate covers over 1000 acres of rolling countryside, lakes, woodlands, cornfields, olive groves, vineyards - even a wildlife reserve. At its centre is the tiny hamlet of Santo Stefano with the remains of an old castle and church with its Etruscan tombs and cellars which remain in use today.

A number of the estate’s former farmhouses and agricultural buildings have been carefully restored by local craftsmen to offer high quality holiday accommodation with all the facilities demanded by the 21st century holidaymaker, but with all the charm of a classic Tuscan estate.

Podere La Casa comprises 12 air-conditioned apartment suites located in a cluster of three farmhouses, a Borgo, grouped around cobbled courtyards surrounded by lawns and garden areas of roses, various other flower beds and cypress trees. La Casa has an enormous swimming pool surrounded by an open loggia, and a separate Jacuzzi pool set amongst the lawns. Set in an elevated position to the south of the estate on the way to Montaione, there are far reaching views over the surrounding rolling countryside.

2012 marks the 10th anniversary of the opening of Podere La Casa and for early bookings we are offering some exceptional prices.

Podere La Casa Quattro apartment suites sleep up to four and are ideal for a small family or two couples. It is also possible to rent larger apartment suites at Podere La Casa sleeping five or six guests, see property reference 29407 or a smaller apartment suites just for three, but still with two bedrooms or for just two guests.

Podere La Casa apartment suites are furnished and decorated in a local Tuscan style with pastel coloured walls and country furniture.

The apartment suites are fully air-conditioned and comprise an open-plan living room with separate sitting and dining areas, with satellite television, which leads to the corner kitchen, equipped with hob and oven, fridge/freezer and dishwasher and grey marble work surfaces.

There are two double bedrooms each with king size beds. Both bedrooms have good storage and there are two full shower rooms. Please note that one of the double bedrooms can be made up as a twin if required.

Apartment suites are either ground or first floor, and one has been designed for wheelchair access.

Each of the apartment suites at La Casa opens onto a different area of the cobbled courtyards, which are dotted with colourful pots of flowers and tables and chairs for dining al fresco. There is a fountain water feature in the front courtyard.

Steps and cobbled walk ways lead down through the gardens to the shared swimming pool, 25 x 6 m, which has a pietra serena surround. The pool is set amongst lawns and bordered on two sides by a large shady loggia, furnished for sitting, dining or just relaxing. To the other side of the pool there is a large area of lawn with more colourful pots of geraniums and a separate hexagonal Jacuzzi.

There is a Wifi hotspot and a communal laundry for use by guests with washing machines and ironing facilities.

Further details

* The changeover day is a Saturday.
* The property will be available between 1700 and 2000 on your day of arrival and you will be expected to depart between 0800 and 1000 to allow for the preparation of the property for new arrivals. Please take this into account when booking flights.
* The swimming pool, weather permitting, is open from the end May to the end September.
* The English manager and her team are on hand to assist you to make the very best of your stay at Fattoria Santo Stefano.
* There is daily morning fresh bread and a grocery delivery service available as required.
* A Children’s Club will be held at Santo Stefano in peak season. The Club offers educational activities as well as periods of play including fun team games and activities where children can get to know each other and make new friends. The educational activities include learning about the estate of Santo Stefano and its history, archaeology, local nature and farm animals. Visits can be arranged to local places of interest for both children and their parents, such as old castles with wineries, olive oil mills and local museums. Please note that the Children’s Club has a small charge and the only other likely costs are for entrance fees to museums etc.

Conditions

BOOKING PROCEDURE: A deposit of 30% of the rental is payable at the time of booking and the balance of 70% is required nine weeks before the start of the holiday rental. Payments can be made either by bank transfer or by cheque in either Sterling or Euros, or by credit card in Sterling only. We reserve the right to pass on the relevant merchant charge as appropriate.

CANCELLATION CHARGES: In the case of cancellation the following charges will apply:
* Up to 60 days before the start of a rental - the charge is the 30% deposit
* Within 60 days of the start of the rental - the charge is the full amount of the rental. If the property is re-let for the period cancelled then a 10% cancellation charge only will be payable.

SECURITY DEPOSIT: A refundable breakage deposit of £200 is payable with the balance of your rental cost and this will be returned within 15 days of the end of your rental assuming that there are no deductions for breakages. If you are paying in Euros then the breakage deposit is €250 which is paid locally on arrival and will be returned to you at the end of your stay assuming that there are no deductions or additional charges.

INSURANCE: It is a condition of booking that clients renting a property at Podere La Casa are in possession of valid and comprehensive travel insurance for their stay at the property.

In arranging rentals at Podere La Casa we are acting as an agent of the managers of the Fattoria Santo Stefano, Santo Stefano Dream srl.who act as principal in the contract for the rental. Full details of their rental conditions of booking are available on request.
