About the home

Santa Virginia is a beautiful, spacious villa with large infinity pool and terraces overlooking the Tuscan countryside. Air conditioned throughout, the villa is perfect for a family get-together or for a group of friends.

This superbly renovated villa enjoys one of the most spectacular positions of all the properties on the country estate of Fattoria Santo Stefano. A quite majestic and imposing property, Santa Virginia is a very classic and spacious Italian Villa. The old Tuscan ivory exterior sets off beautifully the terracotta and old stone paved entrance courtyard which leads up to a magnificent wrought iron and glass double front door and into a very special house.

Santa Virginia is located on the Fattoria Santo Stefano, a private country estate dating from the 13th century. Set amongst a sweeping landscape of gentle hills and valleys in a little known area of northern Tuscany, the Fattoria is less than an hour from the historic centres of Florence, Pisa, Lucca and Siena. The estate covers over 1000 acres of rolling countryside, lakes, woodlands, cornfields, olive groves, vineyards - even a wildlife reserve. At its centre is the hamlet of Santo Stefano with the remains of an old castle and church with its Etruscan tombs and cellars which remains in use today.

A number of the estate’s former farmhouses and agricultural buildings have been carefully restored by local craftsmen to offer holiday accommodation with all the facilities demanded by the 21st century holidaymaker, but with all the charm of a classic Tuscan estate.

A quite majestic and imposing property, Santa Virginia is a very classic Italian Villa. The old Tuscan ivory exterior sets off beautifully the terracotta and old stone paved entrance courtyard which leads up to a magnificent wrought iron and glass double front door and into a very special house.

Tinged in a relaxing pale blue with light smoky grey contours, the ground floor is airy and panoramic views on all four sides and comprises entirely of reception rooms accessible through a series of archways. The furnishings and fittings are all of excellent quality and very tastefully designed. All rooms are decorated in vibrant pastels which are beautifully luminous. Luxury Italian fabrics are coordinated throughout and the furniture is solid, yet in an elegant contemporary Tuscan style.

The entrance hall runs from one side of the house to the other, and through the façade of three south facing, full length, double glass doors you can continue onto the terracotta paved portico and directly to poolside. To the left of the hall is a spacious sitting room with a master fireplace. The sitting room too runs the full width of the house with windows on all sides, a beautifully sunny spot in all seasons. Across the entrance hall and to the right, an archway leads into a large, south and west facing formal dining area that overlooks the pool and panorama.

Off the main dining area there is a further small reception room which can be delightfully used for breakfast or lunch as it leads to the strikingly designed glass fronted kitchen. An extremely well equipped, cool beige, 'restaurant style kitchen' is in full view as its east facing full glass front, with double doors, looks over the patio and veranda terrace. A full guest cloakroom and utility/laundry room with ample storage space lie between the kitchen and small dining room.

An impressive stone staircase leads up to the 6 bedrooms, comprising 5 doubles and one twin, painted in two tone pastel colours, each with an en-suite shower room, one of which also has a bath tub. High up, with great views and large windows, the bedrooms make the best of sunrise and sunset with three of the rooms facing east and two facing southwest.

The villa has a Wifi hotspot for use by guests.

Further details outdoors:
The south facing infinity pool runs the whole length of the house and can be seen from most of the rooms. Bordered by a terracotta paved solarium, the pool lies right next to the house. Mosaic tiled roman steps lead down into the water and a spa bath sits at the west facing end. The perfect spot to sit and watch the sun go down. The pool measures 14 m x 7 m, the shallow end is 1.2m and the deep end is 2.5m and there are built-in steps at one side; the spa bath has a depth of .90m.

The south and westerly facing portico is perfect for shady relaxing poolside and informal dining. Towards the front of the house, east and west facing, the large Tuscan loggia provides a wonderful space for entertaining. Perfectly placed, not only does the loggia provide wonderful dawn and twilight views, it also overlooks the front entrance and courtyard towards the glass fronted kitchen.

* The changeover day is a Saturday and the minimum stay is 7 nights.
* The property will be available between 1700 and 2000 on your day of arrival and you will be expected to depart between 0800 and 1000 to allow for the preparation of the property for new arrivals. Please take this into account when booking flights.
* The swimming pool, weather permitting, is open from 01 May to 01 October.
* The English manager and her team are on hand to assist you to make the very best of your stay at Fattoria Santo Stefano and offer a full range of hotel style Concierge Services.
* There is daily morning fresh bread and a grocery delivery service available as required. Plus a full range of Concierge Services.
* A Children’s Club will be held at Santo Stefano in high season. The Club offers educational activities as well as periods of play including fun team games and activities where children can get to know each other and make new friends. The educational activities include learning about the estate of Santo Stefano and its history, archaeology, local nature and farm animals. Visits can be arranged to local places of interest for both children and their parents, such as old castles with wineries, olive oil mills and local museums. Please note that a small charge is made for the Children’s Club and the only other likely costs are for entrance fees to museums etc.

Conditions

BOOKING PROCEDURE: A deposit of 40% of the rental is payable at the time of booking and the balance of 60% is required nine weeks before the start of the holiday rental. Payments can be made either by bank transfer or by cheque, and also by credit or debit card in either Sterling or Euros. We reserve the right to pass on the relevant merchant charge as appropriate.

CANCELLATION CHARGES: In the case of cancellation the following charges will apply:
* Up to 60 days before the start of a rental - the charge is the 40% deposit
* Within 60 days of the start of the rental - the charge is the full amount of the rental. If the property is re-let for the period cancelled then a 10% cancellation fee will be payable.

SECURITY DEPOSIT: A refundable breakage deposit of £1000 is payable with the balance of your holiday cost and this will be returned within 15 days of the end of your rental assuming that there are no deductions for breakages. If you are paying in Euros then the breakage deposit is €1250 and it is paid locally on arrival and will be returned to you at the end of your stay assuming that there are no deductions or additional charges.

INSURANCE: It is a condition of booking that clients renting the property Santa Viginia are in possession of valid and comprehensive travel insurance which includes cancellation and third party liability cover for their stay at the property.
