About the home

Il Cerretello was formerly a hunting lodge and sits on a gentle hill top within its own private grounds and gardens. The property borders on to woodland, olive groves, vineyards and the private wildlife reserve of the Fattoria Santo Stefano. Il Cerretello offers 10 air-conditioned bedrooms, each with en-suite shower or bathrooms and can generously accommodate up to 20 guests.

The villa is spacious and is ideal for family reunions, gatherings or groups of friends. Whilst enjoying together the atmosphere of this beautiful Tuscan villa, whether it is poolside or around the superb main dining table for long Italian evening dinners, all guests can enjoy the highest degree of personal space and privacy in this extremely well appointed property.

Il Cerretello is located on the Fattoria Santo Stefano, a private country estate dating from the 13th century. Set amongst a sweeping landscape of gentle hills and valleys in a little known area of northern Tuscany, the Fattoria is less than an hour from the historic centres of Florence, Pisa, Lucca and Siena. The estate covers over 1000 acres of rolling countryside, lakes, woodlands, cornfields, olive groves, vineyards - even a wildlife reserve. At its centre is the hamlet of Santo Stefano with the remains of an old castle and church with its Etruscan tombs and cellars which remains in use today.

A number of the estate’s former farmhouses and agricultural buildings have been carefully restored by local craftsmen to offer holiday accommodation with all the facilities demanded by the 21st century holidaymaker, but with all the charm of a classic Tuscan estate.

The fixtures and fittings at Il Cerretello are of the highest quality with exposed beam ceilings, old Tuscan terracotta floors, specially aged parquet flooring in all bedrooms, grès and terracotta tiled bathrooms with marble and antique wood fittings. The furnishings are in an elegant Tuscan country style with a select number of restored antique pieces.

The ground floor offers two extremely spacious lounge areas, one with an impressive fireplace and both with comfortable sofas and armchairs, and a magnificent dining area - the main table opens up to seat 20 guests easily. The large country kitchen is fully equipped to cater for groups of family and friends. Also on the ground floor are three air-conditioned bedrooms, two doubles and a twin, each with an en-suite or adjacent shower room with direct access to the exterior terraces.

Upstairs on the first floor there are a further six air-conditioned bedrooms, four doubles and two twins, arranged in three private apartment suites and each with an en-suite or adjacent shower room, one of which has a full bath. Each of the apartment suites is self contained and has an independent exterior entrance. The tenth bedroom is separate from the main villa and is located in an air-conditioned cottage beside the swimming pool and comprises a separate double room with en-suite shower room and doors to a private sun terrace and to the swimming pool.

The villa has a Wifi hotspot for use by guests.

The villa has a most beautiful pool loggia which is built in an open style. Tastefully furnished, the loggia, with its teak furniture and terracotta flooring, is perfect for relaxing and outside al fresco dining. Steps lead down from the villa and the loggia to the pool and terrace on one side and onto a lawn area on the other. Adjacent to the loggia is a large open barbecue and grill, with roasting spit, large stone washbasin and preparation area. From the pool the views are of a sweeping Tuscan panorama.

The swimming pool measures 15m x 7.5m with the deep end 2.5m and the shallow end 1.2m. The pool is surrounded by terraces and further lawns and there is a pool shower. The views from the pool are panoramic across the estate and the surrounding countryside.

Il Cerretello boasts 360° views and overlooks the Fattoria Santo Stefano while the neighbouring hill towns of Montaione and Gambassi can be seen on the horizon. The pool enjoys superb exposure to the sun, literally from sunrise to sunset.

The beautifully landscaped garden offers extensive Mediterranean shrub and herbaceous borders, rose and lavender gardens, olive groves and a lawn area which is ideal for children. Both the pool and gardens are lit at night.

* The changeover day is a Saturday and the minimum stay is 7 nights.
* The property will be available between 1700 and 2000 on your day of arrival and you will be expected to depart between 0800 and 1000 to allow for the preparation of the property for new arrivals. Please take this into account when booking flights.
* The swimming pool, weather permitting, is open from 01 May to 01 October.
* The English manager and her team are on hand to assist you to make the very best of your stay at Fattoria Santo Stefano.
* There is daily morning fresh bread and a grocery delivery service available as required. Plus a full range of Concierge Services.
* A Children’s Club will be held at Santo Stefano in peak season. The Club offers educational activities as well as periods of play including fun team games and activities where children can get to know each other and make new friends. The educational activities include learning about the estate of Santo Stefano and its history, archaeology, local nature and farm animals. Visits can be arranged to local places of interest for both children and their parents, such as old castles with wineries, olive oil mills and local museums. Please note that there is a small charge for the Children’s Club and the only other likely costs are for entrance fees to museums etc.

Conditions

BOOKING PROCEDURE: A deposit of 40% of the rental is payable at the time of booking and the balance of 60% is required nine weeks before the start of the holiday rental. Payments can be made either by bank transfer or by cheque, and also by credit or debit card in either Sterling or Euros. We reserve the right to pass on the relevant merchant charge as appropriate.

CANCELLATION CHARGES: In the case of cancellation the following charges will apply:
* Up to 60 days before the start of a rental - the charge is the 40% deposit
* Within 60 days of the start of the rental - the charge is the full amount of the rental. If the property is re-let for the period cancelled then a 10% cancellation fee will be payable.

SECURITY DEPOSIT: A refundable breakage deposit of £1000 is payable with the balance of your holiday cost and this will be returned within 15 days of the end of your rental assuming that there are no deductions for breakages. If you are paying in Euros then the breakage deposit is €1250 and it is paid locally on arrival and will be returned to you at the end of your stay assuming that there are no deductions or additional charges.

INSURANCE: It is a condition of booking that clients renting a property at Il Cerretello are in possession of valid and comprehensive travel insurance which includes cancellation and third party liability cover for their stay at the property.

Thank you so much for all your help in the organisation of our holiday, everything went like clockwork, and it was brillant to have all the team at reception to guide us. All the reccommendations were great and we especially enjoyed casi masi, it was excellent.
The trips to olive mills, truffle dig and winery were terrific. Needless to say we had very heavy baggage on our return trip as we kept purchasing our tastings!!
A fabulous family holiday which we all equally enjoyed with papa in the middle of it all giving directions!!
Once again, sincere thanks for all your help. I feel it was the first of many trips to come, as we all totally fell in love with Tuscany.
