Family fun or getting away from it all. Enjoy time relaxing by the pool or soaking up the gorgeous views. This beautiful 7 bedroomed house has all the facilities for a great holiday. Bernisson is 2km from a lovely bastide town with shops and restaurants, and within easy reach of the many famous vineyards beautiful towns and villages of the region. With lots of interesting things to see and do.
The house benefits from its own private pool and adjacent games room. There is a pretty undercover dining area with table and chairs, perfect for dining outside. With three double bedrooms, three twin bedrooms( two of which can be made into 6ft kingsize bedrooms) and a bunk bedroom plus a sofa bed and space for cots, it is an ideal place for families and friends.

The Aquitaine / Dordogne / Gironde region
In Gironde, the Atlantic Ocean encounters the Garonne and Dordogne rivers.
All year long, festivities and events take place for you to discover the riches of the local heritage. In Gironde, any event is a festive occasion: gastronomy and wines of course, but also activities involving nature, sports, traditions, history...

Where the Bordeaux vineyards have been blossoming for centuries, the architecture shows signs of a prestigious past and today alternates with nature waiting to be discovered.
The way of life in the South West is a combination of festivities, tradition and gastronomy in a land of contrast and cultures.
The famous towns of St. Emilion, Bergerac and city of Bordeaux are all intriguing places to visit along with the many beautiful bastide towns dotted around this region.
Between the two great valleys of the Garonne and Dordogne Rivers, 500 km of signposted footpaths and quiet roads lead the walker all over the Haut Entre-Deux-Mers. The region is hilly, but is still quite accessible to all. Monuments and vineyards, mills and fortified towns, the network of footpaths is the best way to discover this region of history and wines.
Climate; The Gironde is split by the 45th parallel, halfway between the North Pole and the Equator, and enjoys a temperate climate all year long, similar to that of northern California. This pleasant climate is due to several factors: The Gulf Stream - a warm sea current coming from the Caribbean, The presence of the pine forest, which forms a protective screen against the Ocean winds, The two rivers - the Garonne and the Dordogne - which moderate the temperatures greatly, The Azores anticyclone which protects our region against many low pressure areas.
The proximity of the ocean and the influence of the Gulf Stream warm the coastline. The annual average temperature reaches 12.3°C, against 11.3°C in Brest. The winters are mild (5-7°C in January) and frosts are very rare - less than 50 days. In Gironde the mimosa flowers as early as mid January.
The summers with temperatures of 19-21° in July and August are very bearable, and the ocean water has the same temperature, making swimming a real pleasure. There is plenty of sunshine. Bordeaux enjoys 2063 hours of sun a year.
Monsegur Gironde area
Located 2km from the beautiful Bastide town of Monsegur which is just inside the borders of the Gironde and close to the Dordogne and the Lot et Garonne, just 15 minutes from the Auto route and an hour to Bordeaux Airport.
Monsegur itself is a charming typical French Bastide town, perfectly laid out in rectangular grid-style, many of its buildings date back from the 13th. century and many are classified as historical monuments. The pretty main square has a central covered market, which comes to life on Friday mornings and the surrounding covered arcades are home to a good selection of shops and cafês. Monsegur is an essential market town that thrives on the region's produce of plums, melons, apples, tobacco and not forgetting the local wines. The surrounding fields also grow an abundance of wheat, corn and sunflowers.
The vines immediately around Monsegur are in the Appellation of Entre Deux Mers, but very close by you will find the Appellations of; Côtes de Duras, Bergerac, Bordeaux, St. Émilion and Pomerol. Most vineyards offer tasting and tours and welcome you to stop and buy direct.
Over the summer months at Monsegur, they hold various Fêtes. The most popular is the Jazz festival in early July, which is a non-stop 24 hour concert with Jazz bands from all across Europe performing.
Other fêtes include the 'Gastronomic' fêtes, the Flower fêtes and the Craft fêtes. In the nearby towns of Pellegrue and Duras other summer fêtes, include the famous Duras wine fête in Augustandthe fête of 'Good Living' in Pellegrue.
The area has many marked trails for walking, cycling and riding. There is a local nature trail a short walk from the house, which takes you down and along the river and up to the town via the historic ramparts.
There are an abundance of attractions in the area, including canoeing on the Dordogne in Ste. Foy La Grande, wine tasting, visiting historic sites, trips to the many markets, fishing in the local rivers plus many others.

Bernisson is approx. 38 km from Bergerac (Roumaniere) Airport.

The Channel Ferry Ports served by P&O Ferries to Caen, LDLines to Le Havre, Brittany Ferries Portsmouth To Caen/Cherbourg/St.Malo etc. are from around 380 miles/610km. All have good links to the autoroutes ensuring a comfortable journey to your holiday home.
Alternatively the longer ferry journey of Portsmouth to Bilbao will result in a shorter drive of around 250m/412km. Most ferries have overnight cabins allowing a good night's sleep before your car journey South.
The TGV train service will bring you into Bordeaux or Libourne, at which point you can hire a car, for your short onward trip, which should take less than 1 hour. There are train stations in Marmande and Bergerac also.

Further details indoors: The house has high ceilings and large windows allowing the natural light to flood in, the exposed stonework and beams add lots od character. You will enjoy the benefits of two kitchens, 1 is a large dining kitchen with open fire, the other a smaller summer kitchen, both offering access onto the patio areas at the rear of the house.
The lounge has a woodburner and lovely views from the dual aspect windows, and the dining room/2nd lounge has a woodburner in a fabulous feature fireplace. The house gives very flexible accommodation and the rooms are large enough to include a cot or in the case of the very large bedroom 5, it is possible to add another bed or sofa bed.
There are 2 bathrooms and 3 shower rooms. All the double/king size bedrooms have ensuite facilities and the twin rooms and bunk bedroom have close access to shower rooms. There is the option of having a king size bed in the twin rooms.The house is set on a secluded lane with off road parking and garaging is available if needed.
Further details outdoors: There is a large covered dining area at the front of the house, which looks out over the front garden and up the hill across the fields. The rear of the house which overlooks the Valley of the Dropt, has a choice of patio areas and also the games room, with pool table, table tennis, table football, darts and board games, which offers a shaded area to enjoy a glass of wine.
The beautiful 12x6m pool has Roman steps and offers great views across the valley. There are outside tables and chair sets, BBQ's, sun loungers and deckchairs. There is a children’s play area with swings, slides, sand and water table, playhouse etc. To the front of the house beyond the front garden, there is a large grassed area, ideal for ball games. There is also plenty of off road parking for vehicles

The owners of the house will be on hand if any assistance is needed. The pool will be shared with the owners at times suitable with the holidaymakers.
There are some steps around the property and we can provide ramps if needed, please ring with your requirements and we can talk you through the areas which may cause difficulties for some.
Conditions
Strictly no smoking in the property except in the garden areas, well away from the house. Refundable breakages deposit of £350 required, to be refunded within two weeks of your departure(subject to a satisfactory property inspection).
25% of rental fee required as a deposit to secure the booking the remainder due 8 weeks before the start of your holiday. We provide towels and bed linen, but please bring pool towels.
