Ideal for a family holiday. Great base for discovering this beautiful wine region. Village amenities a short stroll away and the larger medieval walled town of Monsegur is a 10 minute drive. Tennis court just across the road.

The main ground floor living area is predominantly open plan with numerous French windows opening out onto a full width sun terrace incorporating a covered barbecue/alfresco eating area at one end. For cooler months there is a log burning stove to the snug part of the living area which also features a flat screen TV with English satellite channels , DVD player, CD player, ipod docking station and PlayStation.
There are 5 bedrooms, 2 of which have en suite bathrooms. The other 2 bathrooms are located close to the remaining bedrooms. There is 1 king sized bed and 3 of the bedrooms have single beds that can be made up as super king beds. The remaining bedroom has a bunk bed. All the bedrooms are of a good size and have quality, comfortable beds imported from the UK and superior bed linen.
At the heart of the house is a soaring double height volume with a mezzanine gallery and further French windows and balcony at first floor providing magnificent panoramic views over the valley beyond.
Furnishings and fittings throughout are new and modern. The kitchen is fully fitted with granite work surfaces, large gas range cooker, dishwasher, large fridge, microwave, coffee machine, toaster and kettle. A substantial farmhouse style table allows internal dining if desired. There are 2 sitting areas, one downstairs with TV etc. and one upstairs for quieter relaxation.
Kitchen appliances are supplemented in the garage by a further drinks fridge/freezer and a washing machine. There is an outside area for drying clothes.

Spacious sun terrace incorporating a covered barbecue area. Large cafe-style sun parasol, plenty of sun loungers and beds, two oversized hammocks and outside sun sofa.
Steps lead from the house sun terrace down to the swimming pool and surrounding garden area. The pool has Roman steps and a further sunbathing terrace. The pool is not fenced but has an alarm and good visibility from the house and terrace. We recommend that extra vigilance is taken with small children.
The landscaped gardens are fully fenced, extend to almost 1 acre and are mostly to lawn with lush bands of mature planting including olive, cherry and walnut trees. There are oversized hammocks, a toddler swing, tree swing and a climbing tower. There is a table tennis table for use in the garage.
The house is accessed by a large private drive and has off road parking areas.
Just across the road is a communal tennis court with an all weather surface, we have four tennis rackets for your use.

A small welcome pack will be at the house on your arrival.
The housekeeper also offers catering, extra cleaning and bed linen changing, if required, at your own cost.
There are 5 pool towels at the property if you require more, please bring your own.
Conditions
Refundable breakage/damage deposit of £300 required at time of booking. This will be fully refunded within two weeks of your leaving the house (subject to satisfactory property inspection).
25% of rental fee due at time of booking. Balance due six weeks before your stay commences.

The Aquitaine / Dordogne / Gironde region


The renowned Bordeaux wine region extends to 1 000 square kilometres and is the largest in the world. With excellent, quiet roads meandering their way through rolling countryside, the house is an ideal base for exploring ancient towns, chateaux and vineyards without the tourists and traffic of the ubiquitous Dordogne region. Wine tasting opportunities abound including St Emilion, Pomerol, Sauternes, Graves and Margaux.
Over 2 200 hours of sunshine a year make the Bordeaux area similar to the Mediterranean. Rain does of course fall on occasion which creates the green floral environment so attractive of the area.
The location of south west France allows ready access to Spain and the Pyrenees within a few short hours by car.
Skiing for a day is now possible with the opening of the new A64-takes 2 1/2 hours to get to La Mongie resort in Pyrenees.
The Monsegur Gironde area
Situated in the Entre Deux Mers wine region of the Gironde (department 33, also known as Aquitaine), the sleepy village of St Vivien de Monsegur sits in rolling hills approximately 40 miles south east of Bordeaux. The fertile landscape of the area is widely acknowledged as being the prettiest of the region with vineyards interspersed with pasture, orchards and woodland across rolling hills topped with sun soaked medieval villages.
The village and house itself are at the top of a valley and both share a beautiful vista across a small stream to the valley floor with sunflower fields, woods and vineyards beyond.
Within a short stroll you will find a small supermarket, bar, restaurant and ancient church.
Golf, fishing, cycling, walking, swimming, boating, bird watching, horse riding and tennis are all available

BORDEAUX AIRPORT is about a 1 hour drive to the house. There are many airlines to choose from including British Airways and easyJet. All the main car hire companies are available.
BERGERAC AIRPORT is about 45 minutes drive to the house. Ryan Air, BMI Baby, Flybe. All the main car hire companies are available.
TOULOUSE AIRPORT is about a 2 hour drive to the house, all the main car hire companies are available.
Check regional airports for airlines and routes.
Eurostar/ TGV train can stop at either Libourne (45 mins drive via taxi) or Bordeaux station ( 1 hr drive) all the main car hire companies are available. We would recomend that you change at Lille which means walking across the platform, if you change at Paris this means having to travel across the city.
There are many airlines that fly from regional airports to our 3 local airports, check with your local airports for flight operators.
By car from the UK we suggest using either Eurotunnel to Calais, or Brittany Ferries from Portsmouth to Caen.

When we first arrived, our first initial reaction was wow!! From the beds to the bath and the swimming pool to the garden - everything was perfect, comfortable, stylish and beautiful.

Rather too warm to do anything other than enjoy the local area and the garden and pool. In other words a perfect holiday. Stylishly designed yet supremely comfortable accommodation with all mod cons set in the heart of a beautiful village. Not only is the accommodation superb the setting is great within easy access of some fantastic restaurants and vineyards. I have no hesitation in recommending it as a great place to stay and enjoy a lesser known part of Bordeaux.

We’ve just got home and are already feeling withdrawal symptoms. Our two weeks in St Vivien were just perfect. As soon as we entered the house, we knew we had made a good choice. How often have I been disappointed by a few well taken photographs and well selected words…in this case, it was quite the opposite.
It’s difficult to prize yourself away from the terrace which looks across the valley and gets the sun all day long. Meanwhile the children were rarely out of the pool. When they were, they were either nipping just across the road to play in the excellent municipal tennis court or walking down to the local village shop.
