Peace and tranquility are the only words to describe this charming, simply furnished rustic farmhouse which sits within it's own private vallerl, surrounded by farmland and woodland with charming views from every corner This lovely, spacious house is down a private lane on the edge of a delightful village. It has a large 2 acre garden and 8 hectares of grounds to walk in. There is also a fabulous secure and fenced swimming pool. Sitting by the pool with a drink in hand, watching the evening sun descend is quite special and nothing will disturb your peace at night but the sounds of nature - a nocturnal chorus of owls, crickets and frogs. This is a 'get away from it all' holiday location in the heart of South West France's Sunflower region so expect to drive through acres of sunflowers on your way to market to buy provisions. The closest village 2 minutes or a walk away, is Monfort and Mauvezin has a great market and community life only 10km away. Monfort has a baker, post office, small shop for last minute buys, bar and restaurant. A car is helpful for further afield exploration..
Upstairs accommodation offers two bedrooms one with a sizeable master bedroom and double bed the other with two single beds. The very spacious landing offers additional bedroom for the travel cot or infant bed/s. There is also a light and airy rustic annexe to the house including its own shower-room and WC. This sleeps a further four people one in a double bed, the other in singles. This accommodation is offered within the rental for the main building and at no extra cost. It is comfortable yet rustic.

The Midi-Pyrenees / Gers region
The house is located between the Gers/Midi-Pyrenees regions, close to Monfort a small but delightful fortified village. It is part of the Commune of Mauvezin and it sits in the middle of one of the most famous wine making regions of SW France. Monfort is the nearest village (1km) and close to the Medieaval town of Sarrant where jousting and 15th century street festivals have created an exceptional experience.
The house lies in the Gers department of south-west France in the ancient province of Gascony. It is set in typically peaceful and beautiful Gers countryside, with a lush green landscape dotted with traditional L-shaped farms in the distinctive Gascon style. Castles pepper the horizon, and Mauvezin has one of the very best of these, so don’t forget to take a look.
The nearest market town, Mauvezin, is approximately 10km. If all you want to do is rest and relax, you can help yourself to one of the many books available at the house, sit in the sunshine, enjoy the pool and let the world pass you by. But if you want more there's plenty to do. Auch, Narbonne Plage and Collioure or the town of Toulouse itself are all within reach and the Pyrenees about an hour and half's drive away.
Weather: June to the end of August is very hot indeed and this is the time when the pool comes into its own. April and May are delightful months when the spring flowers are at their best, the landscape is bursting with new life and the weather temperature is absolutely perfect. The months of September and October also enjoy balmy weather. Towards the middle of November you might find the evenings a bit chilly and want to light the wood burning stove (there is also full central heating if you want it) but the likelihood is that you will be eating your meals and enjoying early evening drinks outside. Winter months could find you still using the garden, though the pool will have been put to bed. You'll want to wear warm clothes in the evenings and the wood burner in the living room is a cosy, welcoming feature that builds up heat in no time.
Monfort area
The world famous Sarrant Medieaval Festival takes place during the first two weeks of August. The main square is dominated by a huge marquee and music is everywhere. If watersports are more your thing, there are a number of great lakes nearby and Narbonne plage within 2 hours drive has great facilities. A trip to Auch is only half an hour away and is a fascinating experience, with it's medieaval citadel. For a slice of history, the 16th century Chateau de xxxx takes some beating.

Thriving market town Mauvezin is also a thriving rural community with an excellent general market every Monday morning. The town has a particularly spectacular market square, the Place de la Liberation, which is mediaeval in origin and has lovely arches supporting the canopy under which the market takes place.
Goose fat and Gascon garlic On certain Monday afternoons the square also hosts a garlic market, and at Easter there is a special fair held here which offers the very best of the delicious pastries and cakes which abound in France at this time of year. The Gascon heritage is strong here, and the local cuisine is simple yet delicious. Dishes made from duck and goose are the mainstay of the gastronomy, and eating is indeed close to the heart of every true Gascon.
Mauvezin's shops and restaurants Mauvezin has some great shops and restaurants where you can buy and sample these local gastronomic delights, and also take a glass or two of a local wine, or Armagnac. Most amenities are available within the town, but should you crave a big city shopping trip then Toulouse is less than an hour away.
Mauvezin Castle The castle of Mauvezin is well worth a visit, as it is one of the best restored castles in the region. Mauvezin is in Cathar country, and the sense of the tragic history of this period is all around. The castle has an intriguing legend inscribed into the heraldic flagstone, reading: ‘I ay smart ladies’… make of it what you will! It will give you something to talk about over a glass of excellent Armagnac later on, at the very least!
For wine buffs there are chateaux for tastings. Closer to home there's the local restaurant at Monfort where the set menu is the talk of the surrounding villages and has become the trademark of this terrific but unpretentious hostelry.
How to get there
FLY:
BA or Easy Jet to Toulouse where you can hire a car from Europcar using Easy Jets's discount or Hertz with BA. This airport is just 55 minutes from Monfort. NB: If you are an AA member you are entitled to an extra 10% discount though this can only be achieved when booking by 'phone.
RAIL:
TGV goes to Toulouse and from there a car can be hired for onward travel to Monfort.

Further details indoors: Further details indoors: - The living space downstairs is open plan and spacious with natural stone walls throughout. - The modern, fitted stone-walled kitchen opens onto the terrace, has a kitchen table and chairs and is adjacent to the dining area with views south through the kitchen door with a cosy solid fuel wood burner. - The open plan dining area and living room has a natural stone open fireplace and large rustic table that seats 8. Patio doors open onto the terrace, garden and the idyllic valley view. - Bedrooms 1 and 2 are upstairs. Bed 1 is a big stone-walled room - has valley and woodland views across the fields with original high vaulted ceilings and beams. Bedroom 2 offers two single beds and views to the rear garden. - Downstairs there is a big family bathroom with bath/shower and WC. - On the ground floor is bedroom 3 and 4 with vaulted, beamed ceilin and with it's own shower room/wc. These rustic rooms have their own entrance which catch the lovely afternoon sun. - Towels and bedlinen are included, but not beach towels.
Further details outdoors: Further details outdoors: There is a terrace that borders the house on two sides and this is where you can have your meals under the shade of a large white sail. The garden is about two acres and laid to lawn. The secure private pool is surrounded by an AFNOR approved fence which satisfies French law that all pools must be fenced.. The BBQ is available for guests to use as they wish. Parking for several cars is available in the ample parking area at the approach to the property. Children's Faciities include a Play house, rustic swing, some children's toys, books and dvds, There is a paddling pool which can be used in the pool area.
Children's equipment inside includes a Travel Cot with bedding, a Trip-Trap high chair, a land-rover 3 wheeler buggy for walks, a tag-along bicycle for adult and child aged 5+ and a child's bicycle without stabilisers. There is also a stairgate, basket of baby toys and some sit and ride toys.
Further details
The house and garden are managed by friends and neighbours. They will come to the house to ensure that the pool is and the lawn is mowed and make sure your stay is as relaxed and enjoyable as possible.
The house is available from Saturday at 16.00. On the day of departure please ensure you leave by 10.30am. This will give us enough time to organise the cleaning of the house, maintenance of the pool, etc. before incoming guests arrive. Your co-operation is much appreciated.
Conditions
You will be asked for a deposit when you make your booking. This will amount to 25% of the overall rental fee. The remainder must be paid one months before the date of your stay. In the event of cancellation, no fee will be applicable unless you cancel within two months of your visit. In this case the 25% deposit will be retained as a cancellation fee.
A £200 deposit is required against loss or damage to the property or its contents. This must be included with your final rental fee paid 2 months in advance of your intended stay. This payment will be returned to you within a month of your visit. In the event of loss or damage an amount equal to the value of those items that have been lost or damaged will be retained.
