Les Calprades is a lovely farmhouse standing in its own grounds of 2 acres in rolling countryside, amidst valleys strewn with sunflowers and affording stunning views and sunsets. A truly tranquil setting, yet perfectly positioned only 5 minutes drive from the Bastide of Monflanquin, designated ‘One of the most beautiful Villages in France' .
The Place des Arcades in Monflanquin itself boasts several Restaurants and is the perfect venue for many outside events including the spectacular Medieval Festival which takes place at the height of the summer and the ever popular Thursday ‘Evening Market' throughout the season which is a weekly opportunity to purchase local quality produce of the region from stalls lining the square and to dine 'al fresco' with music in the air!

The Aquitaine / Dordogne / Lot et Garonne region
The Lot et Garonne is a countryside of gentle hills and valleys, farms and villages nestling between woods, fields of corn and sunflowers. We are surrounded by other pretty, medieval villages such as Castelmoron, Monclar , or Casseneuil. Pujols stands on the hill above the market town of Villeneuve-sur-Lot.
Beyond Villeneuve is Penne d ’ Agenais, a superb village clustered below the basilica, whose silver dome can be seen shining in the sunlight for miles around. We specially recommend the Restaurant 'Mise en Place' !

GOLF There are two or three golf courses within an easy drive. Castelnaud has a championship 18-hole course with a driving range, putting green and Pro shop. Combeboeuf has a 9-hole course with a practice area and Pro shop. Both courses have golf clubs, trolleys and buggies available for hire. RAMBLING Ramblers have an endless choice of well mapped routes and local trails that go up into the hills, through villages and countryside that can take anything from an hour to a day. The shorter trails are ideal for families. EQUESTRIAN Riding is another marvellous way to explore the area and there are numerous riding stables who will cater for every level and provide accompanied treks. CYCLING Cycling routes, ideal for mountain biking, often follow the pedestrian or bridle paths. Pack a picnic lunch and travel the route through the river valley, along quiet country roads via ancient bastides and picturesque villages, tucked away off the beaten track. You can hire mountain bikes in Prayssas and bicycles locally in Monflanquin. VINEYARDS The Buzet and Duras vineyards are within an hour, the Bordeaux vineyards including Saint Emilion are a little further beyond. THE SEA! A good day out takes you to the beaches along the Atlantic coast where you can climb the highest dune in Europe. CHILDREN Will love Parc Walabi, a theme park near Agen or the prehistoric park and grotto in Fontirou, or the magic forest in Clairac where animals and gnomes will help them discover a mysterious world. Clairac also has a splendid model train museum.

The Dining area featuring a bookcase with an extensive range of books and storage below and dining table and chairs to accommodate eight guests and another window with views poolside.

At the far end of the Corridor a heavy oak door leads to the Second Bedroom with double bed (4ft 6"). There is a further Telephone/modem point. En-suite there is a Shower Room with fitted large basin inset and cupboards, tiled shower cubicle and a bidet in classic white. (This room also accommodates a new Candy Washing Machine). To the side is a separate en suite with WC and basin also in classic white. Double French Doors again lead from the bedroom out to a small patio area.
There is an extensive range of Books, DVDs and Videos on the shelves and a large Sport and Games trunk housing a wide selection of activities for youngsters of all ages!
The property has tiled floors throughout except for the wooden Mezzanine.
Outside there is ample parking in the driveway for several cars.
The owners have one bicycle available - for baguette hunting! Other bicycles for rental may be found in nearby Monflanquin.
Further details outdoors: The property commands an elevated position which provides for spectacular views. The wisteria covered spacious dining terrace serving also as an ideal venue and inspiration for creative afternoons and budding artists to survey and record the scene! The Pergolas poolside provide a second choice for shady dining.
There is ample space for outdoor activity and a 'football goal' and gravel 'boules court' for the energetic. Darts and Chess are a more gentle and popular distraction in 'Coral's Corner'

Conditions
A well behaved dog is welcome in this farming community. We do ask that you please refrain from smoking in the house. The Pool is fitted with an Alarm which conforms with French Law but is not of course a substitute for diligent parental supervision whilst any child is in the vicinity of the Pool.
25% of the rental is payable initially to secure the booking and is non-refundable. The balance of the rental together with a security deposit of 300 euros is payable eight weeks prior to arrival. In the event of cancellation the following scale is applicable to the balance of the rental: 29 - 56 days before arrival date = 50% refunded 15 - 28 days before arrival date = 25% 0 - 14 days before arrival date = 10 % The security deposit will be refunded two weeks after departure (subject to satisfactory property inspection).
