The house sleeps 12 in comfort with 5 large double bedrooms (all air conditioned) and a bedroom/playroom with new double sofa bed. The ground floor consists of a spacious open plan/kitchen/dining/living area. The well equipped kitchen is all new and comprises a large oven with halogen hob,marble topped surfaces and central island with dishwasher and sink, American style fridge/freezer,microwave etc. The adjoining dining area has 2 large tables which easily seat 12 guests.The living area has ample furniture and a large fireplace with wood burning stove.The living area looks up past the galleried landing to the exposed beams in the roof. The sixth bedroom/playroom is off the living area and has a flat screen TV,DVD player and Sony X Box. Also in the downstairs area there is a toilet, separate shower area, cupboard space and access to the garage.
Upstairs on the first floor there are 4 bedrooms, one with en suite facilities.There is a shower room with toilet,another separate toilet and a bathroom. There is also a utility room with washing machine.
The second floor consists of one large loft room with twin beds.
Outside there are large newly laid lawns, a large terrace and a new salt water swimming pool.

Large patio doors lead from the house onto a spacious terrace. There are ample garden tables and chairs for large parties to eat together outdoors - it is the perfect spot to barbeque and there is one available for your use which is stored in the garage.
Sun loungers and a large sun parasol are provided next to the pool and there are normally various pool toys in the pool house. There is a badminton net and raquets, a boules set and other garden games to enjoy.

The Midi-Pyrenees / Tarn-et-Garonne region


If you want to get away from it all, the Midi-Pyréenés is the largest official region of France, offering stunning vistas, good summer weather and a unique landscape. The ski resorts on the Spanish border offer an economical alternative to those of the French Alps, and this area is dotted with thermal resorts.
The Moissac / Montesquieu area
Moissac is world famous for the artistic heritage handed down by the ancient Saint Peter's Abbey which forms part of the pilgramage route of Santiago de Compostela. There are watersports such as canoeing and pedelloes on the beautiful River Tarn which flows through the town. A full range of cafes, bars and restaurants in Moissac and dotted around the surrounding countryside make eating and drinking a delight.
Montesquieu itself has a local bar which serves an excellent, traditional lunch most days at a very good price and also another restaurant open most evenings. The village 'Fete' is in September and there are regular markets in all the surrounding towns and villages - shopping for dinner could not be easier!

We stayed in Patoc in June 2011, with our young daughter and friends with a young son and found the house perfect for a shared family holiday. The pictures on the website don't really do the house full justice, particularly in terms of space. Bedrooms are really spacious, as are the living areas and the family/games room was brilliant for the children to play in. The kitchen is really well furnished with pretty much anything you might want, even an oyster shucker, although that didn't stop me stabbing myself. Even in June the swimming pool was warm enough to swim in and not want to get out after 2 minutes, and there's plenty of garden games to keep you amused. Overall we had a great time and definitely hope to go again. |

We stayed at Patoc for a week of R&R. I can't think of a better place and we have already made plans to return. The house is set in a wonderful location with views over a valley to the village beyond and surrounded by fields, peace and quiet. The facilities are amazing, everything you, your family or friends could need. Very well equipped and large kitchen, and a spectacular and comfortable lounge dining area. A dedicated games room/T.V lounge for the children or teenagers, ample space in bedrooms and bathrooms for a family or two. The weather was amazing, the beautiful out door pool was well used every day and the choice of places to visit exhausted us. We loved it, can you tell? |

The house looks to be getting quite a problem with rising damp and the doors are very poor quality/don't lock well. I spent quite a few hours cleaning the day after we arrived - the fridge, the cutlery drawers. Real shame because the house is very nice and the location is good - the cleaner is letting the rental down! Response: So sorry this renter arrived to a less than 100% sparking house, we will certainly look into this issue,however feel it must have been a one-off as all other guests have been delighted with every aspect of the property's presentation. The couple of signs of 'damp' are from 3 years ago when originally converting the 300+ year old property- all dried out and sorted now happily! |
