The villa is built in the Istrian tradition, with Istrian stone, and typical covered balconies and comprises of 200 square metres of living space. The garden of the villa is well secured and surrounded by a wonderful hand-made dry stone wall. Interiors are tasteful and spacious, and partially exposed stone walls are very attractive. The garden and pool are private and secluded. The villa is 20 minutes from beautiful Istrian towns of Rovinj, Porec, Pula and Motovun. Beaches are also 20 minutes drive away.

Ground floor

The ground floor has an open plan arrangement; with a fully equipped kitchen, dining area and a living room. The floor is laid with pale old bricks throughout the open plan areas and softened by sumptuous rugs. In the sitting room there are comfortable plum coloured sofas, a traditional brick, wood and stone open fireplace and a flat screen satellite TV/DVD player and a music system. From the living room the open plan flows into the dining area with a table seating 6-8 people. The country style pale cream kitchen is equipped with excellent cooking utensils, glassware and plates as well as a stove, dish washer, fridge freezer, hob, oven, microwave, coffee machine, kettle, toaster and a washing machine, iron and board.

First floor

On the first floor are three spacious double bedrooms, each has an en suite shower room. The bedrooms are spacious and airy and have traditional wooden beamed ceilings and oak floors. Two bedrooms have extra-large double beds and the third bedroom has twin beds. Each bedroom has a LCD TV. Good quality mattresses, bed linen and plenty of towels are provided. Each bedroom has great views of olive groves, vineyards and surrounding woodland.

A private beautiful and secluded gated garden has a barbecue and terraces with a dining table and comfortable outdoor furniture. The pool is heated and surrounded by a paved terrace, with sun loungers and pool towels.

The Istria region

The Istrian peninsula is at the northwest end of the Croatian coastline. It is closest to Italy both culturally and geographically. Istria is a very popular tourist destination and well connected with airports at Pula and Rijeka (on the island of Krk) and within easy reach of Trieste Airport in Italy and Ljubljana in Slovenia.

The Istrian coastline is characterised by the string of beautiful small Mediterranean towns along its western coast. These include Umag, Porec, Novigrad, Vrsar and the outstandingly picturesque Rovinj with its spectacular narrow streets leading up to the church of St Euphemia in the heart of the old town. These Istrian towns were all important outposts of the Venetian Empire and still display the atmosphere and architecture of that era with their charming squares, narrow pedestrian streets and alleyways, and delightful cafes and restaurants set around busy harbours packed with local fishing boats. The port of Pula at the southern end of the peninsula, an important city from Roman times, is famous for its original 2nd century Roman amphitheatre and other Roman monuments as well as it large sheltered harbour and many beaches and resort areas with fine cuisine.

On the eastern coast of Istria are the sumptuous resorts of Opatija and Lovran which have a different feel to the Venetian towns on the west coast. Due to their mild and healthy climate these resorts were established by the Austro Hungarian elite in the 19th century and their style and character is defined by the original art deco hotels and grand villas built for the Austrian aristocracy. This area has many of the finest restaurants in Croatia. The resorts and nearby villages all have excellent beaches and swimming areas with views across the Kvarner bay to the island of Cres. Cres itself, which can be easily reached by car ferry from Brestova, is a magical place. Its has a wonderfully rugged landscape and its towns and villages such as the town of Cres, the charming harbour village of Valun and the breathtaking cliff top village of Lubenice are all quite unspoilt and special.

Central Istria is a tourist destination in its own right. Often described as the ?new Tuscany?, the area has a rolling green landscape of vineyards, olive groves and forests and is studded with preserved and charming medieval hilltop towns, offering breathtaking views across the surrounding countryside, often extending to the Adriatic coast. There are any number of places to visit but the most notable are the fortified town of Motovun with its acclaimed international summer film festival, the tiny but delightful Groznjan a designated cultural centre alive with music and art galleries and Oprtalj, with a faded medieval grandeur and wonderful peacefulness.

Istria is a great destination for lovers of good food and wine. There are first class award winning wines and well signposted wine routes to follow where you can visit famous wine growers and buy from them directly, whilst sampling some of the local food specialities. Central Istria is also one of the few areas in Europe where truffles grow naturally in the dense forests around Livade. Inland Istria has numerous excellent restaurants excelling in meat and pasta dishes using world class local truffles in generous proportions. Truffle lovers will be overwhelmed by the sheer quantity of truffle served at very reasonable prices. On the coast the restaurants will tend to focus more on freshly caught seafood and the overall culinary style is heavily influenced by Italian cuisine.

There is so much to recommend Istria to you. For a start, over 300 days of sunshine a year. Did you know that it takes only 2 hours or less to fly to Istria from the UK and most European destinations? The sea is clean, clear, warm and safe to swim in. There is a new world class golf course by the sea near Umag and several others are being built.
