Our 200 years old typical Sicilian stonehouse is located at 2km from Modica (UNESCO Patrimony of the Humanity) in the Sicily’s historic south-east district, best known for the Baroque architecture. It is currently being renovated and it will start receiving guests in July. It is the ideal place for discovering the enchantment of Modica, the charm of Noto, the suggestion of Sicily, as well as the wonderful Mediterranean sea.
The property is in an area of enchanting scenery, where hills stretch to the sea as far as the eyes can see and century-old carrubo trees dominate the landscape. We offer a warm welcome to our guests and our friends and the villa provides a family environment. The whole property is set in 2 hectares of grounds. From the swimming-pool you may enjoy a view of the Mediterranean sea which is 10km away. During the summer you can dine in the garden in your private area. From the pool set you may enjoy a fascinating view on the Mediterranean sea.

Modica area
If you’re looking for a quiet getaway Modica may be the place for you, with its small population and secluded, clean beaches it could be the perfect getaway. Modica is simply jaw-droppingly beautiful. Having been destroyed by a huge earthquake in 1693, the whole town was rebuilt in a Baroque style, giving it a unique, unified style. The town clings to the side of a gorge, with houses, churches and palaces seemingly built on top of each other in a shambolic yet truly appealing style. Modica is off the beaten track in Sicily, which is a huge surprise, yet a real advantage for those who do travel to a Modica villa as the culture is completely untainted. Walking through the town upon your arrival is a real treat. The whole region has been placed on the UNESCO World Heritage area, with 18 specific buildings placed under protection by them. You will certainly be inspired by the brilliance and beauty of the town, especially when you discover the Duomo di San Giorgio and San Pietro, the Castello della Contea and the astonishing Barocco buildings
The beaches that surround Modica are beautifully empty all year round. The lack of tourist crowds mean that the beaches are clean and secluded, perfect for lazy days in the sun. Tourist facilities are thin on the beaches, but if you want to go sailing or scuba diving, there are ample opportunities.
The secluded nature of the town has meant that the culture is quite unique to Modica. The dialect can be hard for even Italians to understand, and the dishes served in the restaurants, including panatigghie, a pastry filled with meat, cinnamon and cocoa, cannot be found anywhere else. If you will stay in Timparuci holiday farmhouse, a tour of local restaurants will be a fantastic experience, and if you are feeling adventurous, there are plenty of opportunities to take a recipe and re-create Modica cuisine in your own, self catering accommodation.

TIMPARUCI is a three bedrooms apartment wich shares garden and pool with two studio apartments. Each apartment has its own private terrace and a private entrance and they can also be rented together for larger groups.
TIMPARUCI (6/9 sleeps) is composed by: 2 double bedrooms on 2 separate lofts + 1 double bedroom on ground floor + kitchen + tv/lounge room + 3 bathrooms + private terrace furnished
The apartment is equipped with a complete, well-equipped kitchen with TV, a sitting / dining room with sofa, TV and the lovely terrace with a spectacular view over the valley to the Mediterranean Sea.
The apartment shares a large SWIMMING POOL of 14x8 meters, delicious in the summer months. The pool is surrounded by Mediterranean vegetation and the Sicilian rolling hills. May be the neighbors horses even come say hello while you're enjoying Sicilian summer at the pool area ...
All the bedrooms are furnished with king size beds and have private entrance. Extra beds available. The rooms, private en suite, are large, comfortable with armchairs, table, LCD TV, satellite. From the room views of the surrounding hillside to the Mediterranean Sea. Cot bed available with pillow and sheets. Towels, bed linen included. All the bathrooms are furnished by luxury mosaic panels and design furniture; they all have shower, bidet and wc.
Further details outdoors: The houses are not fenced as guests are able to walk anywhere as they are on a private estate of 2 hectares border on a public natural site where you can jogging, go mountain biking or simply enjoy nature. The private swimming pool is 8m x 13m. Deep is from 1.20m to 2,50m. A covered gazebo provides shade, sunbeds and deck chairs are provided.

Wonderful place, Beautiful People !
My children and I, came to Sicily from the U.S., we traveled around the whole island, and stayed in various places. Our favourite place was ANTICA MASSERIA TIMPARUCI. It was the first place we stayed that we felt we could just relax, instead of wanting to leave and explore. We felt right at home and we were taken care of by the owners and thier help. We would highly recommend these accommodations and would want to come back to stay for a longer time. The town is famous for it's chocolate, so if you are going to Sicily, this place is a definite place to stop, relax, eat chocolate and see some amazing Churches! We stayed at other B&B's, a hotel and hostel's, this place is a better price for the quality and serinity you will receive.
